- Where do I start? This Palace is over 100 Years Old and it looks completely different from any other NYC apartment you can get. I think the layout is great - theres lots of light, and the kitchen has that classic feel you only experience when watching old movies about New York City.

Oh my goodness, l can’t believe you’re on the street l grew up on! You’re on Prospect Park West a.k.a. 9th Ave. You’re at 135 PPW on the corner of 5th St. and l live at 289 PPW & 18th St... My parent’s rent in 1961 was $57.00 per month and when they move in 1975 it was $106.00! I can’t believe that asking price, you’re definitely paying for the “LOCATION”! I’ve always loved the outside of that building!
For any Film/Movie Buffs “Dog Day Afternoon” 1975 staring Al Pacino, John Cazale was filmed at 285 PPW. Originally a warehouse of some sort that was converted into the “Bank” the Pacino and Cazale were attempting to rob.

I really like this building and vintage character. Especially across from the park.
If I remember correctly this apartment building is also close to the Brooklyn Museum and Botanical Gardens. Then Prospect Pk, then down to the library. We used to go that route almost every evening and then chill out in the library before walking all the way up hill to go home. I have so many memories of that area!
You are correct! It's super close to all the of the Brooklyn gems! The Grand Army Plaza is only 15 min walk away. And it's a 12 minute train ride to BAM
@@asliceofbigapple What is BAM? We left the area in 1967, the only BAM we knew was coming from guns. Lots going on then. I remember going to Prospect Pk and watching Beat - Nicks singing and dancing, Twiggy having a photo shoot… Barbra S. walking her dog..you were able to get an eyeful of the beat of Brooklyn.
LOL , my hubby will buy flower arrangements twice month. One is done on my birthday day number each month. We do both love flowers. So , he will never missed my birthday. If he does remember my birthday, he will get my favorite flowers/bushes/tree for pots or planting in yard , special sentimental gifts and special dinner. If he does forget , he does make up the next day after our son give him nudge in right direction by giving me birthday gifts and birthday card from himself since I will not say anything nor be hinting. He is busy man who will just forget dates when he is working 6 to 7 days a week depending on driver shortage as newspaper delivery driver who will either do two or three routes everyday. He had technically remembered my birthday this year yet he had seriously thought it was two days later than I was actually born. 🤣😘

What is this special thing about 100 years old? I am 70% there and no one thinks I am special, oh yeah, except my wife. And I am very fortunate there.
100 year old buildings are usually not built with paper-thin walls. I just moved from a 120 year-old building to one that was built 4 years ago and I'm ready to move back. Though my new place is very modern and have central heat/air & in-unit laundry, I swear I can hear all of my neighbors breathing in the new place. My old place, my neighbors could have loud house parties and I would barely hear a thing.

Lovely apartment, great light, looks to be quiet/doesn't face a busy street, has character, great location, in a neat old and well maintained building. Still NYC is crazy expensive, this is pretty dang small, not much of a view and still over half a million bucks.

As someone with mobility and fatigue issues I'm all for random benches. Never pass up on chance to take a seat for minute or two.
The building is close to the subway and the park, and it has a lot of retro charm. Laundry in the building and an elevator are unexpected pluses for the price. The place is cozy - best for a single - but with room for the necessities. The mortgage for $545,000 plus the monthly fee just under $600 plus utilities isn't cheap, but after 30 years it's yours! And unlike rent, the mortgage payment is stable.
I wouldn't call mortgage stable because it does get re-done every 5-6 years and interest rates change in that time. Far more predictable than rent, though, for sure! You know for sure what your monthly will be for half a decade at a time instead of yearly.
However, the monthly maintenance fee isn't!
But is there is a good bagel shop next to it?

$½ Million for a 1-bedroom with no closet? Seriously? And HOA fees almost $600??? Wages must be REALLY inflated in NYC!!
Perfect for hobbit living. I’m on the small side but no room in the apartment is bigger than another and if you like living in s fishbowl, this place is right up your alley!
$600 is very cheap for maintenance fees. Co-ops don't have what you call HOA fees. The maintenance fees run the whole building and pay salaries for the employees, pay for building repairs, taxes and more. I have never seen a $500,000 co-op with such reasonable maintenance fee.
Thats why never buy a condo. Stupid have to pay 600 bucks basically rent

Lol wages are the only thing not inflated, I never understood the co-op thing, I'm assuming your paying more then If you just rented a place. Between the mortgage, maintenance fees, property taxes, and if you want to do anything you have to get approval from the board and follow rules....

Being a native to NYC, born and raised but living the past decade in a different state on 6 acres, as much as I don’t miss NYC, on very rare occasions I do. I purchased a 4 bedroom home on a 6 acre lot, have a hobby farm with chickens and will never go back to city living.
And yet you watch. To say how much you don't miss the place, except on rare occasions? That doesn't make sense unless you are trying to persuade yourself you don't want it.

I love to see the older, historic buildings that haven't been turned into cookie cutter modern.
The older buildings had large, spacious rooms - so u don't get claustrophobic. Once the furniture is in this mini-apt, there's no room to walk. Especially if there's 2 people. This is an upscale area - a lot safer.

The building has a lot of character and the location is awesome ! I can't say this unit is over priced and the monthly maintenance fees are doable ! The apartment itself is very , very nice !
Remember monthly fees on top of your mortgage unless you pay the full amount outright.
@@queens6583 : I remember condo fees , taxes and maintenance fees were all paid in one lump sum to the management office . But I guess depends on your condominium act and board of directors . If you have well paying job and no dependents, it should work out for even a working couple , making 50 to 75 , 000 each per year . It really looks like a nice neighborhood and very clean building .

Beautiful building, location, and apartment! I loved the character of both interiors. Also, it's hard to go wrong with a black & white motif! Hmm... $545K? I guess that's fair. But, what made my eye skew a bit was the monthly fee. The Realtor said under $600/month. $599 is under $600...
Makes you wonder what you're getting for that $600.
I live in California, in a Townhouse complex, and we pay nearly six hundred and that takes care of exterior maintenance, yard work, pool, driveways, etc.
Still, if I was single, wanted to live in New York, I'd like this place. the character of the place was very enticing. And those floors. Really like those floors.
And no central ac.

Here in Glasgow Scotland my total monthly rent and fees are less than $600 combined for a 2 bedroom apartment!

Park Slope is the place to be now that a certain nice little family have moved there. I love this apartment and think that it is well priced for the size and area. I'd be happy living there as the building is beautiful and Prospect Park in just across the road.

News flash. 100 years ago they probably didn't have an elevator. So they needed benches for people to sit, recover, and continue the climb upstairs.
I think most agree this one is pretty nice.
I do not get the couch and entertainment center things. Too many things for a small space. Put in a Murphy bed and side cabinets so the BR can function as an alternate sitting room. Use your phone or table as a personal entertainment system, making no sound beyond your own earbuds.
If you like minimalism, it could work for you. Most people would find it intolerably cramped. Not worth the price if your sanity is at issue.

I vote for making the table in the kitchen lower. In that way, the chair would be perfect. Suggestion: Saw off the table legs. What is up with chairs on stilts these days? Ridiculous!

That's the coolest place I've seen on the channel all things considered. It's clean, well maintained, adorable decor, looks safe and quiet. An excellent price and neighborhood. That's really not much of a bathtub but rig a curtain for a generous shower!
