Looks like you've got a great crew there. He's happy to help you work through issues to get you that extra inch, he doesn't want to take a break and ruin his rhythm, he works till dark, and looks to be doing a good job.
First mistake was moving into an HOA area and building a house there they’re gonna control every aspect of your life. I will never live in the HOA area.

Not all HOA communities are awful. It really depends. A majority here in NC are shit because the retired northerners don’t have anything else to do anymore so they try to control your lives

I just finished a 3100 sqf custom home in Florida as an owner builder. It was rough, I finished most of the inside myself but hired contractors for the exterior part. It was super hard to find decent people that did a good job. In my experience people dont want to work for you, they rather just work for general contractors where they get return business. If they worked for me, they would charge extra. Im not sure where you are building, but is this your experience too? Maybe its just my area where so much building is going on. Anyway, got my CO 1 month ago, big relief. You are doing a fantastic job coordinating all of this, its very time consuming and stressful.
I can tell Manuel likes to stay focused on the job mentally with few interruptions. Just people taking care of each other.

That KB Home framing labor prices! 😅 custom home per square foot pricing in Austin is $15/SF but they do the siding, sheathing, windows and trim.

Hi Case, did you use 2x4s or 2x6s for your wall framing? Great job by the way!
How are you running your HVAC?
are you installing mini split through out the house?
electrical and water lines are going to go through 2x6 and 2x8 on the roof?
You said you went with guniye because it’s more customizable but out of all your options which is more cost effective?
Have you installed the fire stops for the framing or it'll be done in the next vdo?
Wood i joists should not be expensive. A lot of the time they are cheaper than web trusses. Saves a lot of space in comparison to web trusses too. Maybe different since dimensional lumber prices are low?

So here's my thing with this so do you simply obtain the loan and just subcontract out each phase? Seems risky if something goes way over the budget, but it's probably saving you hundreds of thousands of dollars compared to having a builder build it out.

I'm curious what the final cost per sq ft is! I know what costs are here and that would be 1.5 mil for 5000 sq ft
WTF???!!! $3.50/ft??? Ive been building for over 20 years, i have never seen /ft price this low. In 2004 we were at $7/ft. My cost per ft to frame a custom now is ~$10-$11/ft. Sheeting is included. We are in California, where are you?
Texas Baby!!! Honestly though ever since these California's been moving over here everything has been going up. They get here and see our prices and don't mind paying more especially when buying houses, that right there alone is really screwing our market up.
Almost as if every state has their own price depending on annual income. Cali hourly pay is x2-3 higher than in Texas.

Framing 2 days after concrete pour? Im pretty sure you suppose to wait atleast 7 days for the concrete to cure 70%, 28 days to fully cure.

Nobody builds like that in residential. Just reference the joist over the top of the walls on the first floor framing.
Did you consider doing zip system on exterior ?
Here's the honest answer. I reached out to them for a sponsorship and they denied the opportunity. So the first reason I decided not to purchase the zip is because they denied the collaboration. Next is the zip system is estimated around 50% more expensive. I realistically think I will live in this house for 4-8 years, therefore I decided that I will not make those kind of upgrades on the home when I personally will not reap the benefits...
What do you think?

3.50 a sqft! Dang that’s cheap. Their must be a lot of framers in that area. Also you must not mind HOA’S because unrestricted land would have given you endless possibilities.

I’m a custom builder and remodeler for 17 years now. This project is headed for disaster. The tail is wagging the dog.
Curious if you can elaborate on why you think that’s the case? I’m seeing a lot of cost cutting here but what are the grave mistakes you notice?
@@speaker54312 He doesn’t comprehend any part of the building process beyond next week, whereas a successful construction project requires you to conceptualize every last detail from the finished product, backwards to the beginning of the project.
The framing crew is running all over him. They steer him towards whatever details are faster for them to build and he doesn’t know enough to challenge them on their suggestions.
Building a custom home successfully takes well over a decade of industry experience to be able to pull off. It requires everything from leadership skills, to managerial discipline, to building and material sciences knowledge, to longstanding relationships with reputable trade partners.
This guy lacks nearly all of these skills and has enough hubris to not see it.
this kinda house building is old style. very old style. nobody wants a massive big house anymore. jt takes too much to maintain and the per montly payments. for this kinda house the heating bill is 1000$ per month. property tax per year 5000$. electricity is another 500 per month. too much too maintain. and no matter the exterior wall you put on its nothing new. stucco , masonry, maybe some vinyl or hardwood. the whole house layout is old. the garage is attached to the house. 😢 there are very modern house out there and sufficient in electricity and water usage. buildiny smaller houses and modern ones is better than this tradittional ones. this house will sell for maybe 1.5 mill or more. i would not buy it. people want modern houses like having a a table on a roof to have breakfast. this house is inside a city suburbs area. any ways best luck with the project
