As a Florida pool owner I say automated, also a variable pool pump is the way to go because it will save a lot in electricity bills in the long run with an up front cost which is worth the money.

Learned it's wise to test where the wind typically blows to avoid buildup of surface junk away from the skimmer when its stormy...the skimmer is useless if not placed where its optimal.

We bought a serious custom-made pool cover ($4,200), which really cuts down on pool maintenance costs for the season we do not use the pool. So you might plan on needing one. ALSO, I'd ditch the flame bowls and just go with a couple of falling water fountains. I doubt you'll ever use the flames.

Just remember it wont be as deep as you think as you were standing on dirt not on the finished level

You forget you can refinance the house or get a loan against it rather selling. Using that none taxable amount to purchase more homes and do the same over and over. Rather than paying Uncle Sam. You can explain the sale steps and getting taxed but it does not help on retention.

Best way around that is to get as close to 100% cltv as possible before selling that way you just payoff all outstanding loans on the property. No capital gains on that.
