Yes! We’re so grateful the owners let us come through. We don’t often get to contract a project to the end but hope to show a lot more finished stuff this year.

I also have the Navien COmbo boiler. I've had it for 8 years. I do annual flushes of the domestic water side with dilute acid per recommendations.

I do have to say one thing about in floor heat. I notice you have mention it too in your builds. I have lived in Alaska with in floor heat. It was amazing. My in floor was attached to OSB flooring with carpet on top. over a 4.5' crawl space with just rock floor and it heat that and up to my house. My house up there was amazing -55 outside and 72 on the inside over 100 degree difference it never got more than a degree difference. It never couldn't keep up. I didn't need supplemental heat. build it right with the right parts and it can heat your home and is better than forced air...

This is extremely close to the floorplan I drew up for the house i want to build....like 99% the same. Mine was smaller at 1611 sq ft. I'm going to check out your site.

This is a very nice plan. Couple of questions, is there floored attic space? We would need to add storage in the attic as well as another bedroom we would use as a craft room. Could the front porch be made to wrap around the side? Otherwise it works well for us.

What was the cost of this build?
What is the name of this design on your website? Because I have searched your website and I do not see anything callef the Remington.
Do the patio post bases ever get their permanent bolts?
The wet set brackets secure them to the footing and the porch is poured around them. They’re permanent from that perspective do you mean something else?
There appear to be large empty bolt holes in each bracket meant for through bolts at the bottom of each post.
OK, I think I see what you're saying. We used grey / dark colored lags in the large holes of the porch post brackets. It looks like nothing is in them since they show up dark, but there are lags. I didn't use bolts because I and customer didn't like the look of the silver. Plus the structural lags work just fine for those porch posts.

I really like this floor layout, no hallways. Hallways are a throwback to the 1800's, but in this day and age totally useless.
I live in a 1950's standard plan and there is this waste of space from the great room (a previous owner tore out the kitchen, dining room and living room walls).
When you put the great room in the middle there are no hallways.
Why pay for square footage that is useless?
We’ve found that’s a lot of personal preference. Hallways help some people feel like there’s more privacy, etc.
love the landscaping just kidding nice looking build would like to see one that is dressed outside though.
Took us a couple years to actually get landscaping too… one of those things that usually doesn’t have to be budgeted right away so that part comes in stages.
Your information is great, however I couldn't watch it because you have your hand and finger in the way. Just say it you don't have to point everything out.
Too bad you had your hands and fingers on the keyboard. Just saying, we could have did with out it.
