  • Complete tour and interview with the home owners who GC'd / DIY'd the completion of their barndominium. This is a 3,000 square foot 2-story post frame construction home (48’x40′) and garage (40’x32′) with a front and back porch. It has a main floor master with a total of 4 bedrooms, with an optional 5th or an office and 2 1/2 bathrooms.

    Loved your clients! People like that tend to win more often than lose in life. On your list of construction do's and don'ts; that finalized design being well thought out and inclusive, needing as few changes from start to finish will finish more often on time, and budget. At best, shrinking the flor plan after the foundation is in only saves the completion- the sunk cost of the foundation is already gone. Building in versatility- adding a wider or additional purlin for a porch overhang at a later date costs the few boards and will save lots of rework later. Paul, Em, Happy New Year- you closed '23 with a lot of well earned success in both of your partnerships. Bravo!

    I would have put a skyway above that huge open Great room and had a 13x40 open area up there. (Walled?) The overehang over the great room would make it more intimate like a patio interior roof. But with and land & time lots of choice, but the big room????

    Great work! How do you get to a R-60 insulation on the walls and ceiling with post frame construction. It doesnt seem viable unless you put insulation on the outside of the structure. I'm zone-5 a R-60 doesnt seem possible with post frame construction. Any insight?

      R21 in walls and R60 in ceiling. 3” of spray foam and then we blow-in insulation in the attic/ceiling.

    Looks good I like it and I guess everyone has their design they want. But I think it is just a lot of waisted space with high ceilings in living room and in garage. I would think you could get a whole other family/ living room up there and over the garage area master bed room and master bathroom. Maybe at least 2 more bedrooms over garage area and laundry as well. Not sure if it is possible but that would be my ideal set I would like. Cause I know I always don’t want to watch what she’s watching and she probably don’t wanna always watch if im watching the game,boxing etc

      No the client used a sealer on them which is much more cost effective than polishing

    This might be a dumb question but is there an alternative to a slab floor in a barndo? Or would that just drive up the cost too much?

      we're doing a slab but putting flooring over it to avoid the concrete look

    what do you guys do with the slab, my buddy's a builder and said doing just footings the slab will hike and mess up the radiant heat. I'm looking to build in Pennsylvania

      I did a stem wall/footing and am doing a slab w/radiant as well. Using 2" rigid foam around the perimeter for a thermal break keeps the slab "floating"

    the amount of sweat equity here is crazy. That has to apraise in 600 range.

      Barndo's don't appraise as high as traditional construction homes.

    If when you are building you use Zip sheathing and zip tape you wont have that moisture and condensation issue you were talking about.

      We don’t have moisture and condensation because we use 3” of closed cell spray foam.

    So realistically, They'd be looking at 425-450k if they didn't do any of the work themselves. Still not bad at all for what they've got now.

    These Barndo's are fantastic, but people are getting totally ripped off because of the popularity! They are the most simple (Cheapest) way to build any home. No hips, no valley's, a rectangle and minimal material and labor used to construct.
    A typical home build would take approximately 6 months and use many laborers to construct. A "Barndo" can be under roof with 2 men in less than two weeks!
    Nice looking build for sure. Prices need to come down to realistic cost's though..

      The main structure can be a cost savings + very low maintenance, etc. once you get inside though you still need all of the same elements as any other house so you’re not going to find drastic price differences when looking at total cost to build.

    Can you get away with just the in floor radiant heat for heating and not include hvac if a home like this is only single story? Thanks.

    Beautiful house. About those who asking about how someone so young can afford this, they either had money from family, saved money for a large down payment with not other debt, or like many Americans who live in debt and paycheck to paycheck. If they are living paycheck to paycheck and they loose their job, they are in trouble of loosing everything. Hopefully they had money or were disciplined to save a big down payment and not have credit cards, and vehicles and other dumb debt.

    The echo would drive me nuts especially with kids and animals. They did a great job but the cost is still way too high for me.

    360k for a very simple building and you did a lot of the work yourself.. that's NOT amazing lol, that's super high. over $100/sq ft is twice the cost of most barndos..

      Thinking the same thing. lol. But I guess we forget about how much that land cost for the size of it. That’s what I’m thinking is the deal breaker for being so high

    These high ceilings and open floor plan designs remove all sense of coziness from the home and turn it into an echo chamber. It's a beautiful home, but I'll pass.

    I would like to know how such a young couple can afford $360k plus the land cost. Sorry I just dont get it half a million dollars doesnt buy you much now days i guess. too me its not worth it.

      Dual income, both RNs and only 1 Car loan for debt. We can’t afford this, especially if plus land lol. I’m curious to know the actual breakdown as well of that 360k, plus how much land was etc.

      Nothing against them I'm so glad they built a nice house my beef is with the cost of housing. Do you think it's really worth half a million dollars

      You're assuming they paid a lot for land. I assume they are in Iowa as that's where this channel is based out of. They very well could have paid for the land outright or paid it off before building. 360k isn't far fetched with dual income with good jobs.

      Try looking for a house on Long Island NY for less than 750k on only quarter to half acre

      Affordability is super difficult but the market will likely loosen up soon. If possible, buy a house further away from a city. Typically they're way more affordable. Also watch real estate videos. There's plenty of ways to still get a house. FHA only requires 3% down. Just find something small and fix it up so you're not house poor.

    Almost every barndo I've seen has looked so sterile inside. Are the people who buy these things totally against artwork, pictures or adequate amounts of furniture? It almost looks like these people can barely afford to live there based on how sparse it is in there. Like they're squatting or something.

      They are probably exhausted and broke for a while after going through this. I remember just being happy my project was over from the mental stress of it all (permits, financing, cost overruns, etc over the course of almost 5 years from the time I bought property) and just having my day job to deal with. I built a small house 14 yrs ago on property and did so much myself while working full time, (grading, septic, power, foundation, permits, inspections, re-roofing). I pretty much gave it six years until another major project (shop). My family has now outgrown the house we built (now have six kids) and not sure what to do about expanding due to crazy cost and i'm now in my mid 40's and no longer have the energy I did 10 yrs ago. We are also in California which adds insane permitting costs and high school fees before anything is done ($20-30k in permits/fees).

      agree. the mirrors look cheap just a slab on retention clips. awful. plus the bath fixtures look like flipper grade.

    You build this huge house for people who have no imagination for design and you get boring a$$ looking living space. I don't like it. It may as well be a builder grade apartment.
