We moved here six months before you made this video and you pretty much nailed it. Affordable, no traffic, amazing location, nice civic infrastructure (you missed out on the lovely library). We love it; it really feels like we hit the jackpot moving here.
Seguin Has grown since this video was made. We are actually getting more shopping stores like. Marshall's, Ross ,and Boot Barn. But still no night life lol. And we have alot of new homes a bunch of housing in all directions . Burnt Bean is still #1 BBQ 😊
Sequin has a unique Public Library 📚 you should add it as a pro!
A pro for me is that outside the downtown area they don't add fluoride to the water supply.

A suburb is an outlying district of a city. Seguin IS a city. It is NOT a suburb of San Antonio. It's over 30 miles from San Antonio! Calling one of the oldest cities in all of Texas a suburb is laughable.
I agree that Seguin is not a suburb. San Antonio isn't sprawling that rapidly on the east side, but it is rapidly growing toward New Braunfels on IH-35.. Seguin and NB will be continuous development, but not on IH-10 toward San Antonio.

@@derrickbernaden1455 Thank you for the comment although its so sad I see this comment a lot when people say they would like to move to Texas . May I ask why is that? My family personally has been thinking ab out the move for a better life for us and our kids. But it makes us a bit worried that we may end up getting there and not being welcome at all. Sad you don't feel any "southern Charm" when mentioning you would like to like out that way.

@@derrickbernaden1455 Thank you for your feed back. I agree the grass is always greener where you water it. We aren't really moving due to high prices . we own our home and both make good money. Its more of the fact that I'm from portland. and it seems no matter what we cant vote anyone good into office here. We keep the democratic side in our office and continue to watch the city and state fall apart. But we will not be able to change that because our state "leaders" give so many hand outs to homeless, people who just want to live off the state and drug addicts why would they vote any other way. We where looking more for a conservative state. But I defiantly see where your coming rom on making it harder on native Texans. thank you for your insight!

I live in seguin and can honestly say there are lot of pros. one of those pros it a little mexican restaurant called casa Maria. there food all make like I am eating home cooked meal. plus the new seguin public library has a great selection for every one taste in literature and just between us there young adult manga section are realy amazing and they make so u can pick a book up and read for hours.although seguin isd has a C rating, it has a lot of after high school programs for example the cosmology program and cna program.on top of that have exceptional njrotc program that i personaly was a part and the teachers actually care about there students and don't get me wrong their are some con about seguin.but honestly seguin is a realy nice place to live,so I recommend moving here. the people here are beyond nice and it just has that all round country small home town vibe .
Seguin is one of our top TX destinations. Originally from Vegas / San Diego, but living in Northern VA for 10 years now. Don’t worry peeps I’m a conservative as I’ve seen VA turn from red to purple. Very expensive to live here but schools are great.
I noticed on US News Report that Seguin high has a 16% Asian student population. Thats extremely high for a small town outside TX. Is there a descent Vietnamese, Chinese, and or Filipino presence there?
Otherwise I like the small town feel, but feeling close to the bigger stores so I don’t feel like I’m in the boonies. I see people say it’s ghetto, but really? I live in Manassas, and Fairfax peeps say it’s ghetto here. While there is a couple shady neighborhoods, and crime has increased slightly it’s far from ghetto. People see the higher hispanic and black population here compared to neighboring counties.
I’ll be visiting friends this summer and drive through the neighborhoods I like in Seguin day and night and see how I like it!

Considering this area. But I would like farm land area and 30 or more acres. I am from Ottawa Ontario. But moved to a small town 5 years ago. At 7700 is about the size of my curent town. So question is how is the well water? In the said area?

There's no cons everything about Seguin Texas is awesome not all towns can say they have great history like Seguin Texas where i was born and raised and plain to back in the nearer future

I could go on and on about this! It has changed quite a bit. Multiple offers on every home in good areas, selling over asking price in most cases, fewer listings than we've ever seen at any given time but more sales than we've ever seen. Builders increasing prices weekly and sometimes even more frequently. BUT do not let this deter you! If you are buying a home here, the median price is still right at $280k and with me, I've been able to help my clients win those multiple offer situations by knowing what the sellers are looking for and communicating with their agents to help give you the best opportunity to win the deal. To be honest; and older home is more pro than con these days. These new constructed homes seem to fall apart faster than older solid constructed homes. Some places older homes are rising in price because people prefer them.
If your in Seguin don't go to park west there are crackheads there and a lot of teen fights there.but they do have a skate park there if you don't mind gangs hanging around you.

I just bought an incredibly beautiful lot in downtown Seguin with a artesian spring on the land. Love it. It's about one block behind Magnolia hotel.
Whats the deal with property tax in tx? 6k a year for a under 200k house? thats crazy sauce. Surely there must be a rebate for that, else how could anyone live there?
Don't know a single area where the property taxes are $6k a year for a home under $200k. That would be a 3% tax rate and the highest I've seen is in very specific neighborhoods with a M.U.D. tax that's around 2.8%. Most hover in the low 2% range and with that, property values are determined by the appraisal district, not what they sell for so the taxes in a lot cases are based off a value lower than what the home sold for. We have property taxes to help support our schools, first responders, and other county and city budgets. With a low sales tax and zero income tax, that money has to come from somewhere and the total amount is still less than the state income tax for most states. I do agree that in some areas, it gets a little ridiculous and I'm all for property tax reform but I understand the need for it. There are a few tax exemptions that provide some relief but not much.
Many are complaining about property taxes , property taxes are unreal ,fighting the high rates are quite difficult process and you property taxes are determined through a 3rd party source which is illegal. My uncle has problems every year because of the high end homes that have been Built and his home is no 1/2 million and up homes living around him in a 50k home built back in the 70s.
That's how Texas pays for stuff, because there is no state income tax.

IHop in Segujn is a joke. It's nasty. And the house prices here have gone insane.
My family and I have lived in South Seguin for 2.5 years. We were honestly just needing a home. For a town that says they're helpful, all about church and say they're friendly......only if you've lived here for 15+ years. These people really oust you and it seems you have to prove yourself for them to accept a newcomer. Southside is unmanaged, trashy, meth and drug area, dogs and cats always on the loose. Northside, yes, it is nice. But it will soon become like a main city.
Public school suck at Seguin for sure.
I lived in Seguin for 3 years and watched someone get stabbed in the neck with a box cutter at a gas station.

Seguin is one of the ugliest towns have ever had the misfortune of living in. But most of those towns around there are. There is absolutely nothing redeeming about that place, except the HEB store there.

That downtown area is too big and history to be ignored for to much longer. All it will take is some nicer restaurants / stores to move in to attract the yuppies.
Lots of new construction. Seguin also slowly experiencing gentrification in older neighborhoods as historic homes are being snapped up and selling for good money, but still affordable compared to San Antonio and New Braunfels.
