I believe nobody gets to $900 utility bills without something odd going on. A house with poor air sealing (insulation almost useless for a leaky house), or constant water leak, or something like that.

Warning: Southern Texas drought happening & they are at a level 4. Summers are 5 mos out of the year & have pizza oven temperatures. Skin cancer hours are from 10am to 4pm. If you love sitting in traffic due to road construction, this area is for you. Hill Country has no soil, just rock, desert like. Deer eat everything & breed like rats. Houses come in brown, tan, beige & blah. Crime is up due to influx of illegals, beware.

The ironic thing about texas is how big it is, but how little access there is to all this largeness. Most me, mine, minded state of the union.

THE BEST IN THE REAL ESTATE GAME

I've been going to New Braunfels since I was a young boy in '75. Some of my best childhood memories are from summer trips there. I've passed that love on to my son and he goes with his friends now. I was in town in June and passed that housing development being built on River Road between 337 and River Road Ice House. Very disappointed.

I love it out here, use to live in Stone Oak and the crime has increased, Stone Oak was considered a better part of San Antonio. I haven't experienced any of that in New Braunfels. I am on my second summer here and my bills have never been that high. In every city you can get a evaluation done on your electric usage, irrigation system and water. The company will send somebody out to do it. Tip: Unplug all the electronics at night, cut off lights, use black out curtains for windows, to block the light and heat for the summer. I am from up north, so this traffic is nothing and you can go back roads to get from here to San Antonio and Austin. It is very peaceful here. San Antonio is the wild wild west, NB is cool especially for this city girl/ army vet.

I am from Dallas and have lived in Boerne for the past 6 years and in that short period of time it changed drastically. My family and I just moved to the Marble Falls area and absolutely love it. My takeaway from living in Boerne was that Kendall County is conservative and people don't like paying the taxes of San Antonio, also with all do respect San Antonio is a dump. It seems like nobody respects where they are from and take no pride and keeping it clean, hell you can't even go to the rim without worrying about your truck getting stolen.

Hello there, I appreciate this video. I'm a native Texan, born and raised here in San Antonio. The saddest thing for me as a mom of 2, is how bad the crime is here now. It worries me everyday. The fact that my home city is getting to the point of being unrecognizable makes my heart sad. It is getting far too big.

I've been visiting Boerne since the late 90's and yeah, it's completely blown out of proportion since then. I've given guided motorcycle tours of the Texas Hill Country and Boerne was often in there as a stop. My wife loves it but the traffic has blown it for us in the last few visits just last year. We live in Mineral Wells, so we understand water issues and the big city trying to move to the suburbs. The Mc Mansions really blow it for me! It's losing it's small town Texas appeal. It's now a city. I'm not saying that growth is a bad thing and I'm happy that the county has a much larger tax base than it did 26 years ago, but for those of us who remember a quiet little down town area, a quiet walk by the river watching the ducks swim by, shopping in a little hometown grocery store, and getting tacos from a little Mexican cafe, the picture in our minds is now ruined. Now that we're retired, we're looking for a town that is not going to grow up, but can maintain. Even Kerrville is growing at an alarming rate.

Born in New Braunfels. Still have family there. Was 25000 when I visited there as a youngster. It’s not the same town I remember but I still love visiting there.

I think growth is gonna stretch all the way to Comfort and Kerrville.

Mostly everything in Texas is expensive. Property values are too high and wages not to good. I moved down to Texas from Arizona. It is a big difference. Arizona wages are really good and property value are decent and affordable.

Great video brother, my only critique is regarding traffic and the infrastructure. I believe NBTX is doing a great job getting ahead of the growth. You mentioned traffic is horrible, but 46 east of 35 is literally the only traffic in the city. LOL. It is a mood killer though, that's why I stay west of 35! LOL!!!

I can verify traffic can be brutal there into Austin.

A real big stereotype that comes up for those who live around Boerne is that it’s basically Trumpville. Definitely true, not a stereotype. Yes there’s all types of folks living in the area but this town is super right wing so if your hard left just know what to expect when entering the town.

Born and raised here in San Antonio...I'll be 40 later this year...and we're so ready to move outside of San Antonio. There are way too many people here and it doesn't feel like home anymore. Boerne isn't an attractive place to relocate either because of the number of people that are moving there as well...Texas is so large, yet so overcrowded.

The city has outgrown itself. The city was built to hold between 500 and 800 thousand people. It currently sits just shy of 2.5M people. Almost 3 times what the population should be. The city and state have tried to expand to keep up but they're decades behind in progress. San Antonio has tried too hard to be the next Miami or Los Angeles that it's lost its "big city with a small town" feel it once had.

I actually lived in San Anton throughout my life as my family had roots there for 4-5 generations. I was ready for a slower pace and less population and more defined seasons like winter and spring etc. We built a house in a suburb of Oklahoma City. So it’s out away from craziness and traffic but all the parks and museums are within 20 miles. The tornados and storms are really something but there’s no competition for parking at stores and restaurants. It’s more affordable in every way but more expensive than it used to be like the rest of world. I miss the charm and history of San Antonio but will drive down to visit in the future. I’m sure nobody cares that I left Texas but that’s my story for now. Thanks for sharing these in depth informational aspects of that part of the state!

I absolutely 💯 love Boerne and a lot of the towns like it down in these areas. The problem i have is there is no work in south texas that pays no where even the same as north texas doe's. So to sell house that high is absolutely absurd and makes no sense. Everything he mentioned and i its a matter of time before it all Implodes peroid.

My favorite place to eat in Boerne is the Cypress grill. We start going during the beginning of fall. We live in San Antonio & own a ranch close to Boerne too. Best of both worlds. It’s so nice going to Boerne because of the small town feel. Christmas is also the best time to go.

Moved here to TX and to Boerne from VA not even a year ago. I absolutely love it here. The one thing it took me a while to get used to was restaurants being open "weird" days/hours. Coming from VA Beach the water issues here have taken some time to get used to. Both the water restrictions and also hard water, that has been a completely new one for me.

Anyone saying traffic is bad in NB must be from small towns. Anyone who spent anytime in a major city like Houston would not consider NB traffic jams to be real traffic. I vacationed with my girlfriend’s family there about a week ago and NB “traffic” is an absolute joke compared to Houston traffic..Come to Houston during rush hour and you will miss your NB “traffic”.
