    We went from 2 housing developments to 50 housing developments in 2 years. It's pretty much common sense we are exploding. This started before the pandemic but ramped up to what it is now. We have the most manufacturing facilities per capita in Texas. This video should have been made years ago.

      Of course it’s common sense to those that can see it in person but not for those that are not here and seeing it in person. Realistically, it’s been way longer than 2 years that this process has been put in motion essentially beginning with Caterpillar coming to town. Doesn’t negate the fact that from right now, we’ll be able to look one, two, five years into the future and not even recognize Seguin. Thanks for the comment! Have a wonderful day!

    Well the real reason why the folks been reluctant to change is, it typically comes with a price. You got 3 and 4 generation families living in Seguin, which is predominantly hispanic. Folks are established with their education and economic level. If you start to build new homes , it will bring in folks that live on a different financial bracket. Thus causing the lifestyles there to unbalance. I work in Seguin, and I being a blue collar guy, would not live in Seguin. I was born and raised in Austin , and I seen first hand, the damages that gentrification can do to a town. The difference between Austin and Seguin is huge. Austin being a large city, was able to absorb the impact of gentrification. In layman's term, when you bring in people with higher incomes, it will drive up the cost of living , hence hurting the vast majority of the population.

      Not disagreeing with that statement at all but most of the building is outside the city towards New Braunfels. It’s always been only a matter of time until NB grows to Seguin so I think this is the major culprit. The homes that are being built are all below the median price point for the area so in my experience, it’s been more of the working class moving to those new neighborhoods.

    Alternative to Seguin public schools there are private school options St James Catholic School PreK3 thru 8th grade, Southwest Prep School (i think they are a charter school) goes PreK4 thru 12th grade , Seguin Christian Academy4k thru 6th grade..yet I hear Seguin HS is improving...but if it is a consideration NB has JPII Highschool 30 min away and yes there is Navarro ISD they say is really good for public schools
    All great reviews and alternatives

      I know people who went to each of those private schools and had great experiences. Lifegate Christian School is another one!

    Seguin is my parents hometown and my grandparents. The summer time we will go there and spend some fun time together. I wanted to ask is Seguin building a new shopping center like the one in San Marcos?

    Had to move to TX for husband's job in 2015. We moved as far out from SA as we could without too long a drive to work in SA for him. Our address in Seguin but we are really kind of in New Braunfels. So much building and soooo many people just since we came here....too many people, too much traffic and I don't go to Seguin too much...most if it looks trashy. I don't like it at all . Can't wait to go back to Missouri in a couple years when he retires. I will probably go back home sooner. We are with Lake Mcqueeny. Would be nice if they had a big dock but they don't. Too many people. If you have kids to send to high school then send to John Paul II High School... Real Estate taxes are ridiculous here...homes they are building are slapped up quick... I wouldn't buy a house in Seguin if it was a 100 grand. Lots of illegal aliens and you have to keep your doors locked. A lot of cars and trucks broken into and stolen around here. I felt much safer at home and never locked my doors to house or cars and people in Midwest are nicer.

    Looking at homes for sale around San Antonio and noticed hardly any homes in Seguin have pools, whats up with that?

      Not sure the exact reason but I have noticed that as well. Looking at places like San Antonio and New Braunfels you’ll likely see more homes with pools just because of more homes being on the market. La Vernia is the only place I’ve noticed that truly has a very high density of homes with pools.       Being a seguin Native, I believe it has a lot to do with the frequent flooding plus we are having an influx in "pop-up" housing devs and typically these developments don't include pools and or don't allow in ground pools to be built per HOA's ordinances. Hope this helps provide some insight

      None of these HOA’s have restrictions against installing pools. They only have building setback lines that in a lot of cases will make it hard if not impossible to install one but that is in very few cases.

      Putting in a pool is expensive depending on type...if tour get your fiberglass pool depending on size could be 20-25 maybe 30k....a cement saltwater pool could be 50 to 100k....we live in country 10 to Seguin downtown we bought during covid....and pool cost $$...we used New Braunfels Pool and Spa they were great at getting the materials befire costs went up during Covid...they were cheaper than Zars Pools out of San Antonio

    My question is as an out of state investor looking for duplexes and triplexes which area I. San Antonio would you recommend?

      Really depends on whether your looking for newer or older properties. New Braunfels and Seguin both have some duplexes being built. In town around Olmos Park and Terrell Hills can get you some nice older properties for a little higher budget and around Lackland AFB is a great area to look as well.

      Thank you. My only real criteria would be that it would have to cash flow enough to pay the mortgage and expenses and be expected to increase in value over the next few years.

      Sorry you feel that way but I already own property in San Marcos and am moving there after retirement.
      The whole plan is to purchase investment properties in the surrounding area and use their income to supplement my retirement as well as having a portfolio of real estate assets to leave my family when I die as my pension will die with me.

      @alexbanks7115 And my opinion is that’s what everyone should do if they can. The idea that landlords are money hungry or greedy is ridiculous. If people like you didn’t have properties for others to rent when they can’t afford their own property, where would they live? In a run down apartment somewhere? Good landlords give people a good place to live when they couldn’t otherwise.

      If the San Antonio River in San Antonio has alligators, it might be one or two here and there. Down a couple hours south in Choke Canyon is a different story though. Seguin’s lakes and rivers aren’t known for having any. I’ve heard of one time over the last 10+ years where one was spotted in the river but I’m not sure if that was even confirmed or not. Definitely not something you would have to have any major concerns about!

    Hello! Do you have a recommended town around San Antonio that is not going to blow up too quickly (if an area of that description exists, haha)? My partner and I are in the research phase & hoping to relocate to an area near San Antonio that has more of a small town vibe, but still has a nice bustle about it.

      ​@@LifeinSATXmove as far out as you can... don't move to Seguin or New Braunfels, actually all the way to Austin in growing too much. They keep building these house right up against each other and no land. I absolutely hate it here.

      Exactly right. You can possibly get away with a cheaper fiberglass pool but you get what you pay for…

      ​@LifeinSATX Yep and a lot of folks don't want to deal with the maintenance of a pool and keeping those pumps running in winter....but for us it was worth it with family and the heat!!!
