Honestly, developers in Ghana are hyping their rental/land prices. How many people in that area can actually afford $2000 a month? You would think after the struggles abroad, some of these developers would actually do something to help the locals. All the same, great video Dela :)

Honestly it's becoming something else, and a little bit greedy cos at the end of the day we won't be able to afford to move back home or even afford a decent holiday but be forced to go Europe for holidays cos its cheaper than Ghana. Sad

2000 dollars a month in Akuse? You can get much beautiful two bedrooms apartment to rent for less that 600 dollars in Tema/Accra and much convenient!!

I lived in Akosombo for 11 years, so I know Akuse very well, as Akuse is next to Akosombo. Actually, I have a friend who is currently building in Akuse. This part of Ghana is very quiet and rural, which is "my cup of tea".

Buying these types of properties is not a problem but when you don't like it and feel you have to move on. You might not get a buyer the prices are above the roof. How many people in the advanced world makes that money not talking about corrupt money but legitimate

It seems many of these builders lived in England at some point. And $2000/month (~ £1500.00) isn't that bad here in London. I'm paying more than that for a 4-bed, 3.5 bath house on ¼ acre that was built 5 years ago. An acre of land around here costs ~ £200,000.00 (thats ~ $270k...!!!). Which is why Im leaving here in the next few months. Been here almost 3 years, but I gotta go...
He got his breakthrough from a connection in Nigeria. The guy has done well. You see Nigerians and Ghanaians are brothers and Nigerians are generous.

Lots and lots of space. There's so much optimism in Ghana. In an era of global depression this is heart warming.
The land is wooded grassland which is different from a tropical rainforest.
Ambitious but LOL i'm not paying $2k/month for the apt. Maybe leave the high prices for Accra and allow people to enjoy a bit ah.

$2,000 a month in Akuse? I know the area. My son’s wedding was in Asutsuare. This is so far from Accra, Tema 25, Prampram and Aflao. I’m not sure why anyone would pay that much to be so remote.
Remote=peace. I prefer this than Trassaco or E. Legon. I just can’t afford it ...but I would prefer it.

I lived in Akosombo for 11 years, so I know Akuse very well. I totally agree with your assertion. These prices, regardless of the tiered system, are damn right outrageous relative to the location.

@@wahalawahala5258 my brand new house here in USA is less than $2,000 a month. 5 bedrooms and 3 bathrooms and not in a rural area. Compare other part of USA that is reasonable . Not just New York and LA. In 2021, some of Rental Property in NY and LA are vacant now. Prices are going down

Sister Dela you lucky so and so. You love our homes in Accra and they are so beautiful. Forty one years ago I lived in Accra where the bedrooms had bathrooms combined plus a garage, a dinning room and a lounge.

$2000 for an apartment in a rural area in Ghana, dude u gotta be kidding me. I live in a big city in Holland and my apartment is less than a £1000 we are making livelihood unbearable for ourselves and later we blame the government.

Greetings family. Listen carefully. Not all products are priced for all people. Some products are priced for people who we may consider wealthy by most people's standards such as these properties. The same developer may have similar properties priced for people on a smaller budget or simply target the rich. Both concepts make sense. No we won't. There are many other African countries we can relocate to. Tanzania, Senegal, Gambia, Rwanda and Uganda are popular destinations now. There are others, so I hope the government doesn't allow those developers to chase people from Ghana.

It's understandable because of many factors but to take that price to Africa is just absurd. Great works dear..keep giving us the content..we are learning and appreciate. Just as well stay in the usa or build your own for this price..
The market will determine whether or not he keeps this price, raises it, or lowers it. If no one is moving in he will have to lower the price to a point people can afford. If he keeps them full with and has a waiting wait he'll probably raise the price. Time will tell. I've been to Ghana five times and they do have some wealthy people there. But time will tell.

Our properties and land in Accra is superb but so bloody expensive though.
I wouldn’t mind getting a piece of the land but from what I’m hearing about how people are scammers in Ghana with this land they really need to find a way to tighten it up and lock it down where that would not go on

The greed in Africa is alarming.
A lot of these homes are built to target expats and Ghanaians retiring to Ghana from abroad. I agree the prices are too high but that's the price the two aforementioned groups have to pay to enjoy some level of comfort comparable to what is the West. However, you get more for your money for a similar priced property here in the West if you have a family. You get excellent public schools and infrastructure and security. These are mostly heavily subsidized by our taxes and good local government management policies. Obviously the developers of this project know who their clientele is and it's their business risk to make not ours. It takes a lot of investment in $$$ or 💷 to undertake such investments. Plus there is a lot of economic instability with such investments due to the volatility of the local currency, lack of an identity tracking system, and reliable litigation system for business disputes.
I look forward though to the day when the needs of the government (state/local) in Ghana will meet the needs of the average citizen regarding infrastructure and security at an affordable cost.

Within some few yrs if is rented out u cash out ur cost ,and, the subsequent rentals is for maintenance, taxes and profit so we don't build to make a loss. is just that we are the ones that are killing ourselves

For those complaining the land is expensive, you should come to Jamaica 🇯🇲. Can't even get land in a cow pen for USD$5000 here. My house is on less than 2000 square feet land. In 2004 when I bought it, it was USD$8000. So do the math what the cost of that land is now and it's not prime land or nature land... pure damn concrete jungle. 1 acre of land in Kingston in a decent area is USD$170,000. Damn I'll gladly buy 1 acre of land in Ghana for USD $20,000.
You all looking at the price of the land but you not looking at the cost he has incurred putting in the infrastructure. As a developer myself I can tell you infrastructure is not cheap.

We are not just paying for the shelter but also the area. So basically $2000 gets you a place to sleep n bathe and that's all.

I'm in the U.S. I'm sick of Our folk asking the Black Entrepreneurs for "Your Lowest Price" & "Family discounts" upfront!!! How can we get ahead and stabilize operating on discount??? You will be surprised what people are willing to pay these days. However, that wasn’t the purpose of this video. The video was to show you lands in the area and how much they go for. You’re a realtor in the A so I hope you appreciate the fact that there are so many variables that are considered prior to giving you an actual figure. As a realtor I would assume you know to ask questions when you see or hear prices you have a genuine concern about. Unfortunately, that’s isn’t what you did here. You just jumped into conclusions bashing the price tag. When you mention search Texas new homes, again you made a generalized comment- in Texas and any other place in the US or world for that matter, location, school districts, crime, proximity to certain amenities, etc all play a role in home prices. As a realtor and and experienced one at that , you could have asked questions rather than jump into conclusions and making such remarks.
