It's going to have trouble selling because it's too specialized and with all that reinforced concrete will be expensive to even demo prior to redeveloping the site. Whatever the land itself is worth, subtract the demolition costs and then you've got an idea of what the place would sell for. If it's too remote or if land without such complications is available inexpensively then it could essentially have negative-worth.

I saw the thumbnail and I said "it resembles the hotel we went in 2013" and ta da, it really is. Probably we are one of the last group of customers.
Firstly, it looks pretty decayed and moldy but still I can sense the cool and fresh air. Me and my family rested in the green resort side (upper side) which was cheaper but even those times, rest of the facility beyond our rooms was nearly closed or abandoned. We were using the rail system to go to our rooms because the pools, restaurants and everything was open down below. (Animal shaped trains on the hike rail system lacks the trains now) Some of the wooden houses were being used by hotel crew because they were far away and was not open for rent. I remember my father saying "the upper side pool is much calm and clean" because nobody was going there but my father :) Even those days, we talked with each other about how big and how hard to operate this place is. They were obviously in debt but the hotel is built in an amazing way with nature so may be a little care and lots of money would save it. But the owner was seeking for poor Turkish and Russian tourists so thats why it ended up this way. I'd like to see this place when it was fully operated but obviously, I won't.
