Found a similar apartment in North london zone 4 with 16 min walk to underground & thinking not to take but focus on 3bed houses with parling instead.

You should’ve put in a 3 months break clause to limit your losses
I had 2 months termination clause mate - Break Clause isn't the correct clause btw. A break clause is mutual at set points in the contract. Termination clause can be triggered at anytime based on set parameters .
Maybe £1000 guaranteed rent was too high
Essentially but the figures in principle worked hence I took it on. I reckon it may have worked at 800 but that wouldn’t have worked for landlord so stale mate
