Almost 100% of agents know what company lets are and they are told to say no. So yeah u can go and view the property but they will stay say no 100% of the time.

Hey Jeff what a great video. I"m looking to start same but wondered within your portfolio do you rent property to set up HMO from scratch. If the answers yes I was wondering how you approach vendor/owner about who pays for licensing and how that plays out in discussions and have you had to decline property because of for example fire door and emergency lighting compliance adding to setup fees?

Hey Simon I dropped you an email over the weekend and today, not sure if you've seen it?

And what happens if one or two of the long term tenants stop paying you? As this does happen, especially if rents are unrealistically high!! What about maintenance costs and taxes!! So you basically manipulated the figures to make the deal look better 🤔🤔🤔 and Airbnb can be unpredictable as I have found out in the past, 85% occupancy is pretty high all year round!

Funny I don't agree with #8. From my experience of doing SA since 2012, the referred guests via word of mouth are the worst. One turned up and said he didn't like my place and was gone. You'll make enemies if you ask for deposit and don't return it if they change their mind. The best guests are via social media or SA sites. Besides, you'll be lucky if you have up to 5% guests via word of mouth.
