I feel you Simon, however in my experience so far, landlords generally want to know more about who you are, about your income, who is going to stay before they agree on a viewing, at this point you either tell them or sign post them to your website if you have one.
And then they don't come back to you or respond, this normally happens when I start to built rapport with them.
If I don't say anything I get the viewing but sometimes the landlord turns up or someone else and if its the landlord and then you tell them about R2R they feel you have been dishonest.
Its difficult to find the balance.
Id not thought of management coming to do the viewing. Interesting
Tough balance for sure! Remember rent to rent is not for everyone so focus on finding the right people who can see the value in what you do!! Never be dishonest. Just don’t ask them to marry you on the first date…

You are right Simon, most of the stuff we were taught at these training where they make us run to the back are surface. After you've paid, you realise you still don't know jack. The people that succeed ultimately, actually have it in them, not really because of the training. Probably only 5% of people that fork out thousands for courses eventually make anything out of property, but these trainers have made their money anyway. But the same can be said of our education system - how much of your training do you eventually use?

I've watched a few of your videos now and they're great Simon, i do however have 1 question as I'm new to all of this. I live in the back of beyond and the closest city (and its not even a major city) is 1hr 20 away unfortunately, so without squashing as many viewings into 1 day as possible, by which, some of the properties have gone before my viewing day, I'm left with calling them and just saying its for a company let....asking them to marry me! 😬

Hi Simon, great video and plenty of value! You say In tip number 5 to plant the seed and say “we can help you let’s meet for a coffee and view the property” but you are already at the viewing talking to them at the property.. or is this over the phone before even viewing it? Thanks
Yes, exactly this would be on the phone or viewing! Anything to build with them
Is this entire process over the phone. Also, in your examples, are we presenting ourselves are a tenant or as a R2R person/company? Seems if we are calling as a renter, then posing all these questions, it'll set off alarms in the owners/landlords head saying, "this is not a typical conversation/what is this person up to?" Thoughts?
