Overflow running from F and E tank in loft

  • Small drip running from the tank on the loft. Changed the valve but still leaking, how is that.

    My small tank does this, it fills up and I go into loft say once a month and empty some water out into a bucket, otherwise it would fill up and overflow to the out side.
    This has been going on for ages, but after watching this video I now know why, looks like I also need a new tank, saying that the tank is only about 5yrs old.
    Wouldn't go down the road of raising the tank, as this come with problems, i.e extending pipework, and space is very tight in the loft, not ideal for a big chap like myself.
    If not too bad, just empty some water out every so often until you can afford to fix.
    Video very helpful, like the drawings.

    Amazing I understood your doggy drawings ha ha but that was a great help so many thanks for that Question at night only, why would the heating system start making banging noises?

      Without taking a look at your system I can only guess at floorboard creek.

    Thanks for video. I have learnt so much from you. My overflow only drips when central heating is on. What could it be? It’s the same system as you describe

      Check the valve in the tank and lower the water level.

      @@dereton33 thanks, I didn’t know we had another tank on top of F&E it was boxed up. It was the top tank that was leaking. The ball had come off the end of the arm. I’ve replaced and all working thanks again. Your diagram helped a lot.

    Brilliant video!Could you tell me on the system you just described, can I just select hot water on my programmer and heating to off to drain down my system to do some pipe work, bearing in mind that the duration could be up to a month by the time I get to put the radiator back.Any advice would be much appreciated, thankyou.

      No afraid not. Best to plug up your rad pipes and refill the system.

    Hi Al,brilliant video. My F&E is overflowing through overflow pipe but float valve is fine. Is a pinhole in the hot water cylinder coil the only answer (other than a float valve issue)? My hot water cylinder is 20 yrs old. Thanks

      Just to make sure hold the valve arm up and see if it lets by, if it does not then it is the cylinder.

      Yes it will, but by a miniscule amount.

    can you do a vid on why the large tank may be over flowing when it's not the ball valve. I had a recent interesting experience with a mixer tap that had a mains cold feed

    Great video! I have this issue of the F&E overflowing. Changed the ball valve and still have the issue. I actually changed the hot water tank about 12 years ago for the same reason, so guess the water is acidic, it's certainly very hard (last tank was full of scale). I understand the idea of water always finding it's level so I wondering could I just bend the ball valve arm down in the main water tank so it's at same level as the F&E water level? I want to avoid changing the water tank in the short term as I might update the whole system to a combi. Thanks.

      Yes that would work however you may find you keep getting airlocks as the main tank water level is so low.

    Great video , I have similar problem , the water doesn't drip but gushes out may be half or a pint of water at a time, straight onto roof light on a new extension , hence I get a birds eye view .does that sound like leak in coil ? Anyway to check this out turning hot water on ? My two tanks look on a level but will check , raising the smaller one could fix it short term.

      If it is gushing out like that then I would suspect the expansion venting into the tank, due to some black sludge in your system.

      I had a chat with my plumber today about your video and I think he came to the same conclusion as you .I'll video all the various values and set up and leave it to my expert .on inspection there is probably a foot difference between the two water levels in both tanks . On a separate issue I ve a few old 70 or 80's rads need bleeding will wd 40 help loosen as key won't budge .or tap with screw driver head .bit concerned if I leaver it , i may shear off the nipple.

    Hi mate great video.
    Quick question I’m sure you can easily answer for me……. We had a wet room when we first moved into our house, as the previous owner was disabled, we wanted a bath with shower screen etc, so we can do both. Now my question is, can we go ahead and use the shower trap to connect the small waste hose from the bath? Is that the proper way of doing it, or should we have a completely different waste pipe for the bath, and not use the old shower trap for it?Thanks

      It should have a separate one, especially a bath trap.

      @@dereton33 is there a difference then between a shower trap and a bath trap? Is the shower trap not suitable to connect the bath waste to?
      Or would you advise us to get a plumber to fit a new waste pipe/trap for the bath?

      @@jonnygti a shower trap is more compact than a bath trap and is designed to fit in much smaller spaces under the shower tray, it will not be able to take the waste from the bathtub when it's being drained in one go. If you're having a combined bathtub/shower, I'm afraid you'll probably have to rip up the shower tray to connect a single bath trap to the waste pipe that is currently there. Most likely a job for a plumber as the waste pipe will probably need to be raised up from the floor slightly and shower trays can be a pain to get up.

      @@nauticalmandems hi mate, thanks for replying. There isn’t a shower tray luckily, it’s like a walk in wet room, just a screen which can be screwed off, and there literally just the shower trap/drain in the floor.

    Hi, noticed our overflow running outside. Been into the loft and found that when i put the HW on, my small F and E tank is filling up with hot water from the vent pipe. its a constant flow of water coming through and happens as soon as the boiler kicks in. Does this sound like sludge in the system? or something more sinister. Thanks in advance

    thank you. i have this overflow issue only when i turn on the central heating. and now 2nd problem started with it, boiler while heating the water (no central heating on) on timer will not turn off randomly by its due time. do you please onow what could be the reason.

      You system is blocked with black sludge.

    SHOULD THE WATER LEVEL IN THE F&E TANK BE AS HIGH AS THE OVERFLOW HOLE - OR A COUPLE INCHES LOWER THAN THE OVERFLOW HOLE???

    Hi Al, when my heating is on i notice the small F+E thank has water dripping in to it from the expansion pipe overhanging, this in turn causes the small level of water in the tank to feel warm. Is this normal? when the heating is off every thing is cold again

    Mine over flows most when heating or hot water is on. However, it still drips (at a slower rate) when they are off, but not all the time! Does this sound like a leak in the cylinder, or does it sound more like a ball cock problem?

      @@dereton33 ..the big tank is much higher(sitting on a wooden structure) than the small tank(that sits on the floor)...wouldn't be that?

    So I think I might have this problem, our heating and hot water isn't working and the header / expansion tank for the CH in the loft is constantly filling up and draining out if I hold the float up, BUT I cant identify where the water is going! Cant get an engineer for 3 days as if I don't use the one the insurance send, I have to pay. Any thoughts of where the water could be going? There's no obvious leaks and if it was internal, Id expect to see massive puddles somewhere!

      Inner coil of the hot water cylinder will keep filling the F and E tank.

      @@loriAlessiroberts118 ours was an under floor pipe that had burst, but the water just went into the ground and so didn’t give any clues

      Thank you I think I could have the same as I can hear a faint ringing sound in all rooms with boiler switched off as though the water is just running through the Ch pipes. Time to call the gas engineer! You've been a great help👍

      In that case if you have an overflow it will be the ballvalve.

      Expanded water has been gong in via the vent pipe it is quite normal.

      Any reason why you wouldn’t just isolate the coil ? (I assume she has an electric immersion) One system leaking into the other is not good, plus if the two systems are perfectly balanced then when the pump comes on it all goes out of whack surely. I really would like to be brushing my teeth with water from a radiator!
