Exactly on using your security deposit as your last rent I've been here a while and as soon as you give them a deposit or security deposit that money is spent so make sure you get it writing like Mike says

So if you plan to stay in the Philippines why don't you just buy your own appliances? and take them with you when you move, the rent on an unfurnished place is some cheaper also

Renting is just a sucker bet. It only enriches your landlord. If you are married to a pinay, buy a house, not a condo. Our house in Cebu City suburbs will be worth another $50k after we add another full bathroom, extra bed room, and screened and railed 2nd story porch. Think of a house as an investment in your future, or a legacy to leave your spouse in addition to life insurance. Renting is just throwing your money away to put a roof over your head. You may as well live full time in a hotel while you are herd.

Yep, the writing of 12 checks in advance to pay for a condo rental is still around. I've seen it in condo ads for BGC about a year ago and thought it was odd, especially for that location. More than 1/3 of the condo ads mentioned the post-dated check thing for payment. I can't imagine how long those checks would take to clear from USA. Also, it could be a crime (with prison time) to have a foreign check bounce for payment to a citizen of the Philippines. I'm still shocked when I see that as the "required" payment method for expensive condos in BGC.

I've had jobs where I traveled. One year, I was only in the states for two weeks. I gave my roommates post dated checks to cover my third minus utilities.

I always worry about nightmare neighbors.

Good advice and common sense. And sometimes when we get to a new country we loose our common sense in the excitement of our new adventure and new chapter. Hell, we wouldn't give 12 months advance payments for almost anything we would rent or purchase. Money is and will always be a great tool to leverage your financial position. Buyers beware! Especially when you are in a foreign country.

Great advice! Recently I had an owner ask me to pay 6 months deposit and 2 months security! They also wanted post dated checks! I politely declined...they cam back negotiating but still I think if they are acting this way BEFORE renting I can only imagine how they will be once you become a renter...I will make sure that when I finally find something I will have it written in the lease about repairs...

your right Mike every month here I have fixed something took off rent water leaks,termite damage, water pump system problems in older homes trying to get AC serviced now He didn't want to so says new 2or3 years ago hasn't been used much told him ok but I've noticed some difference lately he had no response anyway good points you make here

In 2018, 19 &2020 , I enjoyed swimming in Persimmons lap pool. Now I swim in some the 10 pools in Estadio Olympic complex in Estadio - Laureles, Medellin, Colombia. At a 3 hours flight from Miami. Likely not use my SRRV PRA visa. Nor, travel the 20 hours flight to recover the $1,500 PRA deposit.

Going to troll here a little. In the last 4 years especially. Us foreigners have flooded over there. We have made prices of rents go up in my opinion double and triple what they were before the pandemic. Yes inflation has played a part too. But jeez. What do you do? It’s not cheap to be in the Philippines anymore. And if we have to compare prices of New York or California to say it’s cheap to live in the Philippines now are we kidding ourselves?

You are absolutely right about the location...it is a very important characteristic taken into consideration to set the price...likewise, the potential tenant should take the central location into account when considering the price...but, it is not the only characteristic...one other very important characteristic is furnishing...and this two apartments, particularly number two, were obviously decorated with left over furniture by someone who ran out of money and now desperately wants to make a profit by overpricing...the furniture makes them look boring, bland, cheap...in fact the building grounds and reception look much better than the apartments...that's the opposite of most other apartments above 45K.....they usually have cool, well coordinated, flowing furniture and decoration to make up for the less than pristine reception and pool areas...also, the fact that this apartments are next to Ayala can be a blessing but it also has its downside...e.g. if you come to live in Cebu and want to date to get married or date to socialize this is the worst location...the Ayala Center is a great place to meet women...the place were you go to meet women should not be the same as the place where you live...
