Is Ireland Still the WORST place to be a Landlord?
It was reported this week on RTE that the number of landlords and private tenancies is increasing in Ireland.
Are all the reports from industry experts that landlords selling not true?
Talk to anyone in the industry, and they will tell you landlords are selling in their 1000s, reports from all the major property consultancies will report the same data that lettings are down and sales of rental properties are up. Nearly 50% of all the second-hand stock in 2022 was landlord leaving the market.
So many people might have been a bit confused by recent reports from the RTB that the number of landlords and tenancies are up. So what is actually happening,
Lets take a quick look at that report. And you can make up your own mind if landlord are leaving or not.
230,000 private tenancies. Up 8% over 9 months. A question would have to be asked does take account the fact that approved housing bodies now have to register and didnt before 2022, and that approx 45,000 of the recent registrations have been approved housing bodies.
The report only looks at the last 9 months, if you go back to 2016 and look at the RTB reports, there was 325,000 private tenancies, that is nearly a 100,000 drop in the last 8 years.
Landlords are up to 103,000 or a 7% increase in the last 9 months. This doent take into account the RTB system breaking down in 2022 and a huge amount of landlords not being able to register and the system is only catching up.
If one was to looking at the RTB report in 2016, where landlords stood at 175,000, thats a huge drop in landlords over a 8 year period.

    Do you know that when big landlords leave that leaves room for smaller landlords? If landlords are leaving yet private tenancies are increasing that means more small landlords are buying up homes. Which is a good thing, obviously.

    landlordism. the most beautiful economic system we inherited from our previous rulers. house prices increase every year, rents increase every year, tenants have no rights to security on leases beyond 1 year and can be evicted on spurious grounds protected by a constitution written by land owners. But really landlords are suffering and we should support them now in there hour of need because if we don't have greedy landlords where will everyone live.       Well tenants have rights to 6 years, can only be terminated for a few reasons, much the given a long notice period, very time consuming to evict a tenant. If there are less landlord there are less places to rent, which push up prices, hurting tenants.

    most small legit landlords are leaving over hassle with tenants regulations RTB/management charges and then hammered with tax prsi usc. charge property tax and repairs. They should be a tax free allowance the same as rent a room for one property to make it worth while

    I am a foreigner living in Ireland city of Dublin, and on my point of view many landlords are making lots of money renting properties by adding 3, 4 or more beds inside a single bedroom for students and not students too because I am here working and I have a worker visa and I am living in a “student” accommodation because the prices to have a minimum a single room are from 800 to 1200 euro per month and the average salary is 30k pear year I see so many people struggling to have the minimum “ a toilet/shower, kitchen and private bedroom ” the prices of rent don't match with the average of salary paid pear year here , I saw on the last months many foreigners and Europeans leaving Ireland because of this situation that because if is to live like a rat colony is better to move back to their own country's because the rent here is consuming more than 2/3 of the salary of a normal worker and also Irish are in the same situation, the prices should follow the average of the salaries I am talking here about the big majority of population who have a minimum wage and not that ones who work into the trend jobs like IT and etc. and sorry about my English i still learning the language. I know I am not from here and also about living we have different points of view because the difference of cultures too maybe and I m not a specialist but the government should be more open for new models of construction like I told you people need at minimum shower , kitchen and bedroom and they could permit to construct more house using this model and promote some kind of program of investments to incentive the construction in the city and all Ireland .

    I am sorry but i can't feel sorry for landlords. Them and vulture funds are ripping everyone off. Also everyone knows that alot of td s are landlords who have stopped building social housing and created legislation to absolve responsibility of the public sector. This country has too many greedy people selfishly voting in the people who have destroyed this company. It seems people only care about the policy when their wealth is effected.

    Why would a property investor purchase a BTL for €450K? I'm Ni based, and I buy 3 bed freehold properties for £80K each. (See property pal). 75% LTV on each; interest only and make £300 profit on each at around 5%. I don't understand why anyone with their own free will would purchase a BTL for €450K?

So i am questing I would be classed as a non resident .I have been offered a property at €16000 looking at 20k renovation end value 250k what would be my realistic take home with the tax etc if just sold it on ? Or if I rented it out €1400 a month €16800 annually how much tax’s and reductions would I have to pay roughy ??

    Good insight, thank you. I think that the RTB numbers are dubious, at best. My own experience as a landlord is that de-registrations are not always recorded correctly by the RTB for tenancy agreements that naturally expire.... these still show as active.

    I am selling my property and am hoping my tenant will buy the house. She has lived there for 10 years so its is her home for a long time.       I don’t actually know the answer. I have no expertise in cost rental for one property. There is other new start up that buy properties and allow tenants to buy them over time. They are only getting started but might be an option for your tenant

    I dont beleive a word of that Rte report, I know laods of landlords whohave left the market and unless the goverment do more to help landlords there is a massive time bomb awaiting this country, I myslf have 2 properties which i used tolet out myself but becauseof the RTB and goverments use of property as apolitical football and the massve red tape and inspectionsgoing on i ihave handed my properties over to a letting agent ..........more cost i cant beleive with the cost of housing and all the red tape involed withrenting at the moment its worth anyones while becoming a landlord i bought my properties years ago.

      If you can't make money while charging the kind of money landlords expect these days maybe you need to put your money into something else. Or was it that in the past your property's were so rundown you got away with not paying for maintenance. Anyway look on the bright side at least your not renting. Plus hap can get you most of the money. If you kept these clowns in government you only have yourself to blame.       It’s about votes. Tax breaks have worked well in ireland in the past but voters don’t like them and can’t see the benefits. But agree they are needed to get the rental market sorted

    We are in a 'never-seen-type' of bubble. The housing demand far outstrips the supply and I don't see a burst on the horizon as buyers continue to outbid themselves in a bidding war. Houses are now selling between 7 - 20% above asking prices.

      It depends on the level of lay off. Lots of tech companies over hired and need to slim down. But I still think supply is a major issue that prices are unlikely to fall.

    The realtors are time wasters. There's zero transparency in the bidding process. Their latest ploy recently is to list houses at bait prices. The psychology is that humans when trapped in a bidding war are more likely to bid a price they would have rejected as listing price. The system is broken and annoying.

    It is inevitable that the commercial property sector will crash when loans need to be renegotiated. They are in a similar situation to the sub prime residential 2008 market in the US. So when it crashes and it will crash then we will see the impact affect the Irish market as these companies are made up of the same ones that we call ‘vulture’ funds that have bought up huge numbers of residential properties in Ireland. So expect another crash over the next 12-24 months. Ireland will follow after the US have had theirs.

    I live in donegal. It is supposed to be the poorest county in the Republic of Ireland, lowest median income, impoverished and rural areas. There are 770 houses for sale, compared to Monaghan at about 100. Yet, the prices are just continually rising, even houses that have been listed for months, refusing to lower. The estate agents should be held accountable for falsely manipulating the market. Additionally, many agents are knowingly trying to sell mica homes. The whole market is a joke.

    I put an offer on a property above asking price in order to try avoid a bidding war. Then when bidding on it some cunt kept bidding 5k more than me everyone below me pulled out, so I eventually pulled my bid being second highest then the highest bid pulled out then property went for less than my original offer.

    Housing markets are a bit like diamond markets thers a lot of stock but availability is slowed to a trickle to keep prices and mortgage rates where the banks like them.

    The Irish housing market is a law unto itself. Normal rules do not apply. Too much demand, not enough supply. All because of manufactured scarcity.

    A recession will translate into mortgage arrears of 15-20% of the market in about 18 months. A deep recession will see house prices drop 15 - 40% over the period 2025 - 2028. We should see plenty of political turmoil, social unrest, more tech layoffs and lower wages in the next 12 - 24 months starting already in the UK, the contagion is spreading. Happy recession times. Inflation in the UK pushed about 4 million working class to within a paycheck from food poverty over the last 24 months. Europe next, Ireland riding a wave of budget surpluses allowing Govt to give free electricity making it less obvious will come to an end in 25/26. Interesting times ahead. AI progress overhyped so no economic boom it seems.
