Rent to BUY New Option In Ireland - Dwellr New Hope ?!

  • In this video the pros and cons of rent to buy and the new players in the market and the risks and potential opportunities for both the operators and potential buyers.
    I have been asked in the past to make a video about rent-to-buy options in Ireland. It wasn't a topic I was overly interested in as rent to buy was not a major thing in the Irish market and their were only a few small operations. But that changed a few weeks ago when I saw an article about Dwellr a new rent-to-buy operator that has raised €440 million from wealthy Irish families to create a portal to help people get on the property ladder.

    Market declines, soaring inflation, a significant increase in interest rates by the Fed, and rising Treasury yields all point to additional losses for portfolios this quarter. How can I profit from the present market turbulence? I'm still debating whether to sell my $125k ETF/Growth Stock portfolio..........

      Focus on these two primary goals. First, protect yourself by being aware of when to sell stocks to minimise losses and optimise gains. Second, position yourself to gain from shifts in the market. I suggest seeking guidance from a coach or other expert.

      Asking a consultant or investment coach for advice or help is the best line of action if you are not knowledgeable about the market. Although this may sound cliched or apparent, talking with a consultant has helped me remain afloat in the market and increase my portfolio to about 65% since January. That, in my opinion, is now the most successful strategy for breaking into the market.

      ““Jenny Pamogas Canaya ” is the advisor that oversees my portfolio. She's been able to gain some reputation and online recognition with over two decades in service, so it shouldn't be a hassle to find basic info.

    Shane well done on immediately making your research on this topic and making a content about this!! This sounds like an excellent idea in the property market and hope it gets approved and ready to go, because it’s some sort of solution that potentially will allow potential home owner buy a house faster.

    So ive applied to both homely and dwellr and am awaiting more info .. i have lots of queations for them. Im in 2 minds about these companies. Whos funding them, like who owns your house? Is the funding from say politicians, companies and gangsters? Or from somewhere else. Also the CEO of B.O.S whos head of Dwellr has a very shady past from the crash in 2007... Google him. I remember him from when i worked in B.O.S at that time. In one way its good to get people on the ladder, in another its wrong that multi million euro companies are basically cash buyers monopolising and controlling thousands of homes making it almost impossible then for average people to get a look in. We just wont be able to compete. It will be even harder than it already is with next to no houses within budget being snapped up by these funds. Theres 2 sides to this. They will keep house prices high by being corporate cash buyers.

    Shane do you think vacant bedroom tax will be brought in? Their was a new question in census last year asking how many rooms in your home plus their will be a Right to housing referendum soon i think which will give the state the right to sequester your property

      The state having a right to take your property is a very slippery slope and bad for everyone. I would hope there is no bedroom tax. People should be able to use their property as they see fit. And not made victims because they have a spare room.

    I wouldnt call it a scam but.... Of course there is but. Since its funded project of course there is need for profit. Nobody will invest without getting profit. On paper it looks like a great thing. What I understand you can apply for house you like but rent it for few years and then buy it. In real estate market that was last decade that brilliant for buyers. You apply for a house today that worth lets say €250k. By the time you actually go ahead with mortgage value of house is already much higher but with current spikes in prices and increase of construction of buildings lately I can hardly believe in much of market growth in the future. Also looking at politics and last election results coming elections will be quite interesting and I dont see FF or FG staying in power unless they do something about housing. I think real estate market can only stall or crash. In every industry where loads of speculations is involved after every spike comes crash and there is loads of speculations in real estate market. Im on the road every day and there are buildings coming up every day. There is no part of Dublin where there isnt some kind of new construction in place. With Brexit loads of people that used to go to UK are coming to Ireland now. Looking at PPS statistics in last few years will confirm that. At the same time loads of people are leaving Ireland. So we can still see some growth in immigration but only for another few years because most of people that are coming now will be here just until they get citizenship and move to UK since with Irish citizenship they dont need visa anymore. Hopefully Im wrong but Im afraid Im right. Time will tell. There are loads more factors but comment would end up like a book so Ill skip some of them. Thanks for the video. Im still keeping an eye on the market even that most of people I know gave up on owing a house and are already looking to relocate somewhere else.

    Real estate investors losing money is music to my ears. They are a major reason why the real estate market is the way that it is now.

      Actually, you can blame the Fed for manipulating the market by keeping interest rates artificially low for the last decade. They created this mess and now there's no way to fix it without completely crashing the market. And I'm OK with that.

      You can also blame the Fed but most of it goes to those investors that have made life difficult for the 61% of people that are living paycheck to paycheck and can’t afford to buy a home because of these investors that gobble up the properties and jacking up the rent and buying price for a home. That’s BS.

      He's mainly talking about CA real estate in the Bay Area for this video. Many real estate investors in other parts of CA, and even other states, are still doing well. In CA, I'm sure the lack of supply to meet demand, rising construction costs, extremely long process to approve housing projects, and high property taxes are just a few things causing high housing prices in the state. It's bias to just use real estate investors as the scapegoat to "a major reason why the real estate market is the way that it is now".

      The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment.
