    Villa prices in velimela and pati are starting at 13.5k per sft as base price. That is no where near your analyzed price of 9500 per sft. Looks like builders are looting consumers.

      Please understand that the word loot is not appropriate here. They are pricing their products based on what they think is it’s market value. There is no compulsion that you have to buy it if you don’t find it worthwhile.

    FSI is the reason for High Land Prices look like then based on this. Also FSi is also reason for City to Develop Vertically rather than Horizontally (horizontal growth is good as new up coming areas will develop as one area gets saturated with land availablility)

    there are 150 sq yards individual community houses/ villas near beeramguda and ameenpur which are in the city ranging from 90l to 1.3 cr. so why to spend abt 2.5cr to 3cr for just 50 sq yards more bigger villa mentioned in this video which is outside the city which really seems unworthy ?

      That is because those who have 3 Cr to spend on a house don’t want to live in Beeramguda in an independent house. They want to live in well developed exclusive gated communities with good amenities. They want to be surrounded by people of a certain social class.

    Repsectfully disagree. No builder invests in land. They only invest in construction, marketing and permissions costs. Land owner gets 40-50% of the houses (/Flats). Marketing team keeps increasing the price to create FOMO. The only person who actually pays the cost of land is the end user. Having said that 2-2.5 Cr for a 300 sq yd vila is totally fine. I dont think it can vost below that.

      Absolutely, my family has built apartments and villas in Hyderabad and Vizag and we dont have any ground reality knowledge. We are fools building these apartments and villas. On the other side you are getting 25k salary selling stories and dreams to people and since you dont have much work now they have hired to comment on youtube videos. You seem to be very connected to ground reality. All the best!

    The logical flaw is that not every builder is "acquiring land" at this kind of a cost. Those who have bought land parcels when Kollur was not know would be able to play at a much smaller cost factor to realize quick sales.... no?

      @@shaman8295 How will they realise higher profit if they sell for less ? Every business decision maker analyses the opportunity cost of their investment. All landowners weigh the cost-benefit of selling their lands outright at existing market price VS making further investments of capital and time on it to develop a project. If a builder already has a land parcel and they decide to make further investments on it, they would want to ensure that they gain something more than an outright sale at market price.

    Never ever recommend pre-launches, a lot of people are already suffering due to greedy builders. Even if you trust someone, pre-launches are like a dream, if something happens with land, partners, liquidity, your dreams will come crashing down and become a nightmare. Always buy properties in RERA approved projects.

    would they have exits at required places for cars to get on and get off? since its 12 lane expressway, dont think many entry points/exit points will be present since it will slow down vehicles. i think only few points on that expressway will develop leaving rest.

    So up and down 80km, in car the fuel cost and toll cost will be 600, so stay in kothur and spend 12-15k a month just for communiting and 1.5 hours of time on a daily basis. Now coming to ameneties, where are schools, colleges, hospitals, shopping areas?

      @@vijay3444 with the Era of electric cars coming which are slowly becoming affordable too, i don't think fuel cost would be a great concern and however if u can build a big house in less than 1CR paying 5k extra per month wouldn't be so painful ;) People are living in Tukkuguda Maheshwaram Adibatla already

      Also dont forget the cost of buying an electric car. Distance will matter. Just drive after 6 PM from Gachibowli to Airport on week days. Volume of cars and vehicles have grown exponentially. Now imagine some one driving in traffic for 80 km daily. Kothur or Shadnagar will grow depending on the locals in that place. It cannot be home to IT employees.

      @@amarnaamtohsunahoga Prices are already reached 15 to 20k in that area and no scope for huge appreciation. Ask people who invested in that area around 2006 and 2007. They struggled to sell their plots for 15 years. This is another such situation who will purchase greater than 15k.

      @@PSKR36 dont know which area you talk many hmda plots are selling at 50k to 60 at airport and many times it is bought and sold Appreciation started in 2022 because other areas of Hyderabad is already expensive all middle class now coming this side
