    With the increase in AI and layoffs around the world and uncertainty in the IT, I am sure a wise person in their 30s would not take a huge loan and purchase it. It is much easy to be rented and invested in other avenues until they reach 50s. I think the notion of purchasing a home at a prime age and become slave to the financial system in todays age is so dumb idea. Also to be honest, there is no premium/luxury factor in the high rise buildings if we see them practically, on brouchers/animated videos it feels like so.

      Why do you take rental houses for granted?? Look at Bangalore. Once rental crisis arises people start blaming govt ask the rents to be fixed

      Rents are shooting up very fast. Renting is no longer an inexpensive, peace of mind option.

    Even developed countries don't have this kind of pricing. With the infrastructure we have in India its not worth buying in Hyderabad.

      Black money is equitably distributed across all class of population. Market is skewed, it should approach to normal distribution and correction is the process, which big builders are stalling since 2 years.

      Have you see the Rent, its beyond 50k in average Gated community in Hyderabad. Specially in Gachibowli and other western part of Hyderabad

      @@torchbearer6300 Individual decides where 2 liveor not. His budget will decide whether to own or rent a house. Reply with logic and dont insult others. The price of high rise apartment doesn't match the sum of UDS price, Constructiin cost, Amenities cost and builder profit of 5-10%. Any knowledgable buyer will ask these things before buying high rise. This is the major 2 lac high rise apartments are not sold and oversupply. Builders have time for 1 year to reduce the prices a d sell their excess inventory, when the economy downturns from Oct. 2025, then this unsold inventory will be sold in Auction by the banks post 2025 with 50% discount. We have example of China now and India is not far away.

    There are certain phases/concepts in any sector like, All time high, consolidation, down trend, uptrend, Overvalued , undervalued, oversupply, High demand, low demand.
    I think at present Hyderabad RE is at a phase of Overvalued, Oversupply, All time high.
    So a wise decision would be is to not hurry in purchasing, as the next phase would be consolidation/downtrend, at this phase a good bargain can be beneficial to grab the deals

    Salaries increase by 10%, inflation increase by 7%, property rates increase by 30%, how someone can afford anymore. Better to get a small job and do WFH from villages instead....Hyderabad is not livable anymore for a person who even early 100k per month.

    In delhi NCR with 100rs we can reach airport from anywhere...but in hyderabad 1000rs for cab...no metro connectivity and no roads.

    I am a follower of manchi margam chanel , as per him , Kokapet would be ghost town of India, I agree to some extent , How many can afford to buy apartment in neopolis , and how many are available , many premium builders like myhome, prestige are constructing lot of flats at higher cost , I expect occupency rate would be 10 out of 100. Maintainence cost for rest of 90 flats will fall on 10 residents.

    After this builder is charging
    Floor rise
    Aminities
    Corner
    Area premium for some community’s
    Car parking
    Roughy 1000rs/aft they are charging more
    After this again gst + registration + interiors
    For 3bhk nearly 50lakhs more we need to spend
    I have seen people struggling and compromising on interiors after spending 1.5cr on flat.

    If one has to buy affordable flats.Then buy and rent them. And see if you job nearby high cost residential areas ( as explained in the video) then stay as a tenant and enjoy the amenities as long as you are on the job. 😊 Just a common suggestion 😊

    Unless you are rich and you dont depend on salary it is safe. Else it could be the dumbest decision of your life if you are working in IT and trying to buy a flat over 1 CR

    All are inflated prices shown on websites ....u should always see the UDS of the land and approximate per sft construction and later add money depending on amenities ...every flat has
    government value ..that is the original cost...negotiate near to the that....it is risky real estate at this price ...not riskless 🙃

    It's a waste of money buying a flat in the West part of the city. All including comes to 15000 per sft. 9000 minimum is just base price . In Mumbai builders' quote based on carpet here, it's a super built-up area. Hyderabad is overhyped, and the prices will definitely fall by 30/40%

    High rise structure lasts only 30yrs then what is the use of paying 2cr, instead buy any land 1acre and any land with 60k with 120squards , simlex house construction max 30lacs.
    Land is permanent asset but flat has structural life value ...inquire known relative civil engineer structural consultant for more details

    Plz break up thee claculation properly, dont add the sq. Feet price for their calculatiin quiter by builders. UDS price based on market value, construction cost, Amenities cost, builder profit, that will give true price and 5% above or below calculated price.

    Miyapur , kkpb is not equal to nizampet or bachupally. There is sky earth difference... Both are on opposite sides to connect to hi tec.

      Prices will fall more then 50% in Hyd people working in Hyd don’t have any rule work only from Hyd, they will move to better places/ cities, that offers value for money.
