    Never ever recommend pre-launches, a lot of people are already suffering due to greedy builders. Even if you trust someone, pre-launches are like a dream, if something happens with land, partners, liquidity, your dreams will come crashing down and become a nightmare.
    Always buy properties in RERA approved projects.

      Dont buy in prelaunch already it was taken as a loop hole and builders are doing fraud in this

    The logical flaw is that not every builder is "acquiring land" at this kind of a cost. Those who have bought land parcels when Kollur was not know would be able to play at a much smaller cost factor to realize quick sales.... no?

      Yeah most of builders had land parcels acquired long ago but by the time they start the project and finish they would be selling considering the market price of land at the time of sale

      @@hyderabadrealtrends9758 i am thinking they would do it because they can realize higher and faster profits than the new builders by realizing quicker sales because of low price quoted. But I am not a property expert... so you tell

      @@shaman8295 How will they realise higher profit if they sell for less ?
      Every business decision maker analyses the opportunity cost of their investment. All landowners weigh the cost-benefit of selling their lands outright at existing market price VS making further investments of capital and time on it to develop a project.
      If a builder already has a land parcel and they decide to make further investments on it, they would want to ensure that they gain something more than an outright sale at market price.

    In my opinion, no builder acquires a land at current market price and build villas immediately, they aquire it strategically many years back.
    Next point, since the builder constructs villas in bulk on large land parcel in multiple acres, they get huge construction cost benefits unlike an independent house owner.
    Next, most of the villa layouts see more number of villas accommodated like row houses in a given land parcel and every villas is charged the same amenities charges, when infact the amenities cost should proportionately go down.

    Even those who are earning 5 lakh a month are middle class.
    Then we must be below poverty.
    Those who earn 5 lpn will have to pay around 1 lakh income tax also.

    Excellent Details explained but the builder is always in profitable side as per your calculations . In 1 Acres --> 14 plots of 200 SqYds --> 40% profit around 60L *14 = 84,000,000 🙂

      @@vikhcu seems like you have misunderstood,Message is not mentioned about anything is crime however it has a given a chance to understand about Realestate business and new entrepreneurs can think about it and start as well . All these days people were on misconceptions about being a Realtor as they were told it’s not a profitable business. Hope this clarifies 👍

    We buy villa for good community. Remaining all are secondary. When we buy at high prices, good, hard working and well cultivated people will join the community. What is the need of buying a villa at 7 crore where your neighbours build their parking rack to the road (like in Hyderabad streets ) blocking your passage. Keeping songs at high volume disturbing your sleep (like temples, mosques and churches). Littering on roads. Blocking roads for their parties. Always peeking into your house etc

    Repsectfully disagree. No builder invests in land. They only invest in construction, marketing and permissions costs. Land owner gets 40-50% of the houses (/Flats).
    Marketing team keeps increasing the price to create FOMO. The only person who actually pays the cost of land is the end user.
    Having said that 2-2.5 Cr for a 300 sq yd vila is totally fine. I dont think it can vost below that.

      Absolutely, my family has built apartments and villas in Hyderabad and Vizag and we dont have any ground reality knowledge. We are fools building these apartments and villas.
      On the other side you are getting 25k salary selling stories and dreams to people and since you dont have much work now they have hired to comment on youtube videos. You seem to be very connected to ground reality. All the best!

      Even if you get land on joint development the costing for the builder does not change drastically. Since you claim to have business experience I hope you know.

    Excellent sir...I have taken land near shadnagar..410 sq yards..cost me around 50 lakhs..now I will build villa for 50 lakhs..cost me 1 cr...

      Peoples mindset..
      They will go by bus but not buy nano..
      Similarly people will stay on rent but not buy 1bhk.. This may change if more peoples mindset changes

    there are 150 sq yards individual community houses/ villas near beeramguda and ameenpur which are in the city ranging from 90l to 1.3 cr. so why to spend abt 2.5cr to 3cr for just 50 sq yards more bigger villa mentioned in this video which is outside the city which really seems unworthy ?

      That is because those who have 3 Cr to spend on a house don’t want to live in Beeramguda in an independent house. They want to live in well developed exclusive gated communities with good amenities. They want to be surrounded by people of a certain social class.

    Now, Hyderabad tier 1 and 2 builder should build smaller 2 bhk flat around 1000 square feet to make it affordable atleast 😊

      They are available. You can search in Kokapet area you’ll find 2BHK 1100-1300 SFT.

    Make sense! Apartment it self is 80 lakhs, getting a villa for 2.5 cr is best choice!

    Very useful information. Really difficult to get properties based on these calculations. I see many quoting 20-30% more than these calculation. Simply sellers are not willing to sell as per these calculations.

    I see some comments saying velimela per sq rate is 40-45k which only is in dukes county plotting venture....but most villas r close to exit 2 where per yard rate is 50-60k

    Villa prices in velimela and pati are starting at 13.5k per sft as base price. That is no where near your analyzed price of 9500 per sft. Looks like builders are looting consumers.

      Please understand that the word loot is not appropriate here. They are pricing their products based on what they think is it’s market value. There is no compulsion that you have to buy it if you don’t find it worthwhile.
