    Toll taxes are no joke. Up and down per day will atleast cost RS 150, monthly Rs3000. Not to mention the ridiculous cost of fuel.

    I really appreciate his logic to get land there but the real truth is that you will get nothing in return for next 20 years... I invested in 2 plots worth 2.6lakh in 2014 but value of it in today's market is less than 5 lakh... I am really finding hard to sell for good price...

    14 kms in 12 mins on an uncontrolled highway unlike ORR is not possible. Professionals in Pragati nagar can reach in any mode by 2 wheeler or 4 wheeler but this one is only by 4 wheeler.

      So you mean on a 6 lane highway and expanding to 12 lane later we can't even drive at 75 to 80 kms per hour speed?

    Sir we made banglore highway 12 years back
    It will take not more than 18months to do expansion work for every 40 to 60 kms one contactor do the job like that 10 contractors work parallay
    Per day we can complete 8 kms averrage now new equipments contractors are professional now system changed you can see in 2 years new 12 lane highway will be ready

    One suggestion to everyone.. nothing will change interms of real estate because of this 12 lanes. Above 4lane everything is same for real estate. Moreover this work will take minimum 10 years..

      @@amarnaamtohsunahoga Prices are already reached 15 to 20k in that area and no scope for huge appreciation. Ask people who invested in that area around 2006 and 2007. They struggled to sell their plots for 15 years. This is another such situation who will purchase greater than 15k.

      @@PSKR36 dont know which area you talk many hmda plots are selling at 50k to 60 at airport and many times it is bought and sold
      Appreciation started in 2022 because other areas of Hyderabad is already expensive all middle class now coming this side

    People in pragathi nagar can feel like they live in Hyderabad City and feasible to travel anywhere in Hyderabad in minimal time, but living in kothur feels like living in another village, that's the major difference

    Interesting and the fact behind is cities will expand/grow once infrastructure develops just imagine what is Gachibowli or Miyapur and patancheruvu 15 to 20 years back , people say it was too long and they are out of the city but with hi tech city and ORR and better infrastructure now they are hot locations to stay

    So up and down 80km, in car the fuel cost and toll cost will be 600, so stay in kothur and spend 12-15k a month just for communiting and 1.5 hours of time on a daily basis.
    Now coming to ameneties, where are schools, colleges, hospitals, shopping areas?

      @@vijay3444 with the Era of electric cars coming which are slowly becoming affordable too, i don't think fuel cost would be a great concern and however if u can build a big house in less than 1CR paying 5k extra per month wouldn't be so painful ;) People are living in Tukkuguda Maheshwaram Adibatla already

      Also dont forget the cost of buying an electric car.
      Distance will matter. Just drive after 6 PM from Gachibowli to Airport on week days. Volume of cars and vehicles have grown exponentially. Now imagine some one driving in traffic for 80 km daily.
      Kothur or Shadnagar will grow depending on the locals in that place. It cannot be home to IT employees.

    would they have exits at required places for cars to get on and get off? since its 12 lane expressway, dont think many entry points/exit points will be present since it will slow down vehicles. i think only few points on that expressway will develop leaving rest.

    Minimum 15 yrs, land availibilty in south bangalore is more, may not get 1% appreciation for new buyers, people already purchased in last 2 yrs will know the actual appreciation when they try to resale😂
