Now here's an interesting tax-saving idea - that might have 'you' written all over it...
I've got a close friend who pays an ungodly amount of taxes (several 6 figures) - yes, he's a high income earner, but he gives almost half of that hard-earned money away every year to the Govt - who steals his money and spends it on inefficient things. No political statement here - just the facts. Am I wrong?...
I tell him all the time - we have real estate to shelter some of those taxes... why don't you? Well, one excuse after another and I don't have to tell you how the story ends - he still focuses on making more money, which makes him spend more on taxes - and I spend more time trying to figure out tax loopholes to spend less on taxes. Think four wheelers and side x sides and pick up trucks and chainsaws and tractors as a tax deduction.
Land is one of those double benefits - you get to save on your taxes - AND you get to enjoy the land. And for me, not only do you get to spend quality time and connect with your family - hiking, trail rides, cutting wood, cleaning up branches, hunting - whatever floats your boat. There are many financial benefits to owning land...
I call real estate an IDEAL investment:
I - Income - rent out your fields, sell firewood, lease hunting rights, grow Timber (super tax shelter in a Tree Farm - look that one up).
D - depreciation - even though you can't depreciate land, you can everything else - barns, equipment (check out Sec 179 accelerated depreciation - equipment can be depreciated100% in one year - how bout them apples?) Pick up truck, side by sides, on and on.
E - Equity - every month (if you are making payments, you are building equity - and every year land goes up - sometime a little, sometimes a lot - and anything you do to your land (cut in trails, plant special trees (like walnuts), on and on - all builds equity.
A - appreciation - year after year, decade after decade, land goes up in value and timber has always been a good investment over the years - not to mention unlimited losses for decades.
L - Leverage - you know if you buy stocks, it takes $100,000 to buy $100,000 worth of stocks. But real estate you can almost always leverage - 10% down, 25% down, heck there have been many dozens of properties Cindy and I have bought and still have them - that were nothing down 0 - (even I had that much once). :-D

Loads of things I'd do...first of all find the perfect spot for a home, barns/ stables, fencing.......perfect for horses but allows for wildlife to roam as well. Sorry but I'd be posting no hunting signs everywhere. I want enough property so that I can adopt rescued horses. Kentucky is gorgeous!!!!

I like the land shots with the drone and I like knowing the price ranges so I can get a better idea of what my money can get me. agape1823 I second that. I find it EXTREMELY ODD, that NONE of the structures were video'd in this "PRESENTATION". I found it EQUALLY ODD that these "folks" leave it up to us "city fools" and otherwise 'ignint' folk to make 'a' offa. They must think we're crazy to do sumpin' like 'at'. First thing I would do is grab a'hold of a real-live land surveyor/ property assessor to determine the value of "SAID" parcel of land. I Like this one a lot I honestly wish you did a trail ride on some of the trails on the land to offer a better view of the woods. Yes a true log home on the top of the hill would be the best A lot of open fields I have little if any interest but I love deep wooded land much much more.

What is the tax rate on retired income? What airport is nearby? What elevation is this property? I live on "Wrong" Island, NY. My great Grandmother was Irene Boone, so it explains why I've always been an outdoors kinds a guy. Kentucky is in my blood! Give me a pole barn some toys and a big ole Chevy pickup and I'm in heaven. I feel like a fish out of water up here!! Got a few more years to go but the cost of living in the state of NY is starting to hurt! 8% state income tax and very high property taxes. What would the approximate property tax be on the 150 acres and a 3,000 sq foot house?

That would give me about 50 acres of treed land and open area for about 20 head of Scottish Highlanders and some sheep and maybe some alpacas, rabbits and chickens. Build two houses one for me and one for my son and his wife. I live on 40 acres of land now in Northeastern Arizona in the White Mountains. But yet this land has been sold already, but still nice to dream.

Great job at marketing. Using the bird sounds as background to replace the sound of the car engine, genius. The presentation sells the property.
One recommendation that I would make is to overlay the property boundary lines on the drone footage. That would give someone an idea of the extent of the property and what is adjacent to it.
