[00:00:00] I've got a goodie for you today. This is U.S. 68, which is the Route 66 of Kentucky. It goes diagonally across the whole state. And it's also a scenic byway. Here's the property. So the property actually starts here on the corner and it's 12 hundred feet of frontage down along Route 68 and ShowTime. So really at this point, you're within like ten, twelve miles of three Wal-Mart super centers. So this way right into Perryville and then Harrodsburg or Danville and this way into Lebanon. Lots of jobs. Places like that. But I'll show you the neighbors here, the neighbors. It's soybean fields. I know quite a bit about this area because I live here. I live about three, four miles down the road. They say this. This is the neighbors. Isn't it beautiful here? Lots and lots of green. Those are what we affectionately call the nobs. You just have him plenty distant away. Right. So twelve hundred feet a reference, by the way, if you like to look at properties, click right there and subscribe to our channel. That's the CZcams channel. Do we have new properties coming all the time? 14+ acres, barn, pond, creek, Sustainable Farm For Sale in Kentucky:
[00:02:40] My people are gonna know about this before it ever hits the MLS. I call it Twin Oak Farm. It's got two of the prettiest little oak trees, maybe 12 inches or more at the base.
[00:04:03] Maybe it's because we got wide open spaces and people are all trapped in a, you know, like in a cage. That's why they're mean. Maybe we're our expenses are low. So people are thinking, well, I got extra money for stuff. You know, I can get a new car. It's not going to kill me.
[00:12:02] You know, horses. You get the door out back. Rock and roll. It's coming up to rain in on me. So as you can see, there's a little rain cloud there. I'm just gonna finish up here in the back. But you've got plenty privacy in the back. And again, if you want access to these properties before they hit the market like this one and you don't mind me, stand out here in the rain talking to you and sign up right here. 14+ acres, barn, pond, creek, Sustainable Farm For Sale in Kentucky:

Look, if you're going through all the trouble to make these videos, just list the price as well so people can make up their minds early if they can afford it or not or make arrangements to travel to see the property.
Hi Lynk Paul, it’s mentioned in these comments at least several dozen times. Prices change so when this video was taken I believe they wanted 300,000. And then the price came down and it finally sold for $225,000. So this would be a disservice to everyone for us to mention $300,000 because then you wouldn’t look at it - if it was out of your budget as an example... when the seller would have taken $225,000. I know it’s hard for you to understand but that’s the way we feel about it and we certainly want to make sure that if you are very interested in the property to begin with that you should just come right on over and make an offer. Ken is the realtor In our company and he makes offers all the time for people on properties. We don’t wanna tell you the wrong price either if the seller lowers. If you’re interested pick up the phone and he will tell you immediately on the phone and not bug you that’s all you Gotta do just pick up the phone and you’ll get the most up-to-date price. I hope that helps and I certainly didn’t mean to tick anybody off :-) you should know me better than that if you’ve been following any more videos. I love my clients I love the sellers I love my job
@@BradSimmons .. I feel you. Excellent point from an excellent realtor..☺☺☺☺
@Brad Simmons thanks for your videos - I LOVE THEM.... ILL be buying from you within a year - I'm sure of it!!
And if I need a price, I'll give you a call Lord Have Mercy! :-) thanks Brad
👍🏻
I agree we are going to find out the price anyway so he might as well tell us up front. People want to know the price right away!
@@BradSimmons No it's ok to tell us whether it goes up or down because at least we have some idea. $300,000 or 222.000 is a difference but it's still a ballpark range and that tells us if we can afford it or not. It may be in the low 100s, 200s or 300s but that tells us whether we can afford it or not. I like your vids, I"m from Owensboro Ky. and I live in Florida now. Your Ky vids of Ky. are so beautiful, I miss Ky. but I can't stand the winters there but I miss the beauty of Ky. I subscribed.
My family farm/relatives are from just down the road a-bit. This video is making me terribly homesick. I was a career military brat and lived everywhere but this is what I called home during the summers. You can live at some of the most interesting places on Earth, but there always seems to be a yearning to go home, specially when from a place like this.
Aww lovely
Refreshing!
Back in Chicago, but brother & I shared his house in Kentucky some time ago! I got "lost" there a couple of times, but I don't think it was about getting lost as getting familiar!
Ever recall a house built in 1952, for sale?!
Great "tour guide" are you!
If in THE WILL I would so be thankful forever to relocate to HomeStead there!
Perfect PEACE!
Omlordy, if I had the funds, I'd be there in a heartbeat. That has me all over it. I'm such a huge farmsteader. Wow, thanks! Beautiful!!! Dreaming!!!!!
I live in the Dominican Repúblic and I did Just that, quit the city and my designer job, got a loan 7 years ago and bought an abbandoned Coffee plantation, this year 2019 it is finally producing clean revenue, it has been Hard, in 2016 I almost lost everything because of not been a le to pay the bank, made it barely, but it has been worthy.
Basically, until this year, my wife's salary had to pay for our expenses (two Kids), finally in this harvest we made this year farm maintenance money and extra as clean cash (well, after taxes).
@@aminrodriguez4707 good for you, I'd like to do something similar but no wife to help and getting older....
Good for you glad you made it
I want it. This place is just stunning. Perfect for me, my dream home. And I have always wanted to live in Kentucky, really keen on Harrodsburg since my maiden name was Harrod. This is a winner.

Great channel. I like the way you guys put up these videos, direct, straight to the point. I subbed. While most of your properties are out of my range I still like to look. We have our own little farm here in Ohio but we did take a look at KY some years ago. We looked at a lot of Amish farms, they were affordable because most had no utilities. But it's nice to look at other properties and see what's out there, thanks.

so peaceful I love it. how cold it gets in the winter?
I like the outside but id need a lot of security. The entire property surrounded with cement wall or moat like thing. Gated n high security. Lighting on Paved entry. Road Attached garage. Remodel to clean up inside to little more modern. Then id love this place. My dogs could bark all the time

Just what we are looking for! Unfortunately, the US does not have Universal health care.
Hi Bill Whitis, sort of yes, sort of no. If you are in trouble, you go to a hospital, they will take care of you and not turn you away. Now, if the govt won't pay your bill - they expect you to. But many don't. Our system is broken yes. Our system needs to improve - dramatically yes. But if you are having a serious thing - you will be taken care of regardless. Great - Three things I ask - if I may:
1 - Do business with us - we have been in the real estate business since 1981, we have massive experience to help you with pretty much any real estate scenario - plus we appreciate you -- and you already know us :-) call or text 859-379-5263
2 - Make an appointment to see us - at least 2 weeks ahead. We LOVE our clients, but I am still surprised at how many people just pop in from MI, FL, CA, HI. Several a month. Which we LOVE - but more often than not, we are booked days ahead.
We want to have properties sorted out and a Top Agent lined up to help you navigate the area and all the legal nuances that come up.
3 - We are handling clients' needs as efficiently as possible - please be patient and its ok to call the Agent on the video directly - or retext to ping us. We are processing 70 leads per day on average.
Our #1 Goal = We want to help you. 859=379-5263 call or text.
The place is comfy and at the same time convenient because the owner can work outside and still have a home business. Brad you are a relieable seller. The part wherein you describe the place is outstanding.
This is a great property.
However, I never understood why builders put a laundry room so I would have to drag my dirty clothes through the place where I prepare my food. I know houses have been designed like this for a century mainly because of the convenience of plumbing. But it seems to me someone could plan it better than that.
I'm with you. It is great property but I agree on the laundry room not being anywhere near a kitchen and I find many are built too small and are too cramped once a washer and dryer is installed. My dream of a laundry room is ample cabinets, a washer and dryer, a folding table, and a commercial-type clothes basket/clothes rack on caster wheels.
Hi R, I agree - and I assume it was to save money on plumbing... silly today to do that for sure -- and it is still done.
love it
Very nice home
That's beautiful👏🤓

I love your videos, but I have to ask; what is the deal with fiberglass showers and tubs in all the houses? I noticed it looking at homes in Georgia and NC too. Don't builders like to use cultured marble up there?
Yes and No- Yes when Tobacco had Gov. support. No since the war on Tobacco ended Gov. supports. The land is often unfit for cash crops, very hilly with heavy clay soil and rocky (dig a hole and half of what you remove is rock). Cost of fertilizer alone almost makes it un-profitable.
I have very specific needs and availabilities as no gravel or single lane roads into property. Do you have references for top quality paving companies and concrete contractors i.e. metal building erection companies for a 200,000 square foot building to house a automobile and motorcycle collection plus a possible landing strip?
Anyone ever read "One Second After? Looks like what I imagine the main home in that book would be. Still, too close to a major road.

Im from Argentina and this is my dream's house.. but in my country this doesnt exist, the construction here is ugly and poor, and it costs millions of dollars to build a tiny house, I cant imagine what this kind of house would cost in my country, maybe 100 millions of dollars, if it was possible, but its impossible :/ you are so lucky to be born in USA :/

Gorgeous!!!
Interesting set-up. The pond is about 40 feet inside of Marion County while the house and garage are about 100 feet inside of Boyd County. I love the property - I'm just wondering which county gets the property taxes, or are they split?
+Dave - this happens more often than you might imagine. The bulk of your taxes are usually the house - then in these parts 10 acres signifies agricultural tax structure. So the barns and farm land - the PVA (tax assessor here) gives farm a big break. That all said - even if the property wasn't in two counties, it would be similarly taxed. But i would guess yes, you probaby would get two tax bills - totally the same as if it were one.
@@BradSimmons in other words you pay taxes in both counties.

After this nice video and all his talking the number one thing people want to know is how much! If you're a realtor I cannot believe that you did not offer one. This is the reason people don't stop at car dealerships anymore no price on the cars. Not to mention cars cost more than this house did when it was built.
