    There are many ways to do it and many tools and things you can use.
    This video is a basic explanation of the how to run a perfect buyer consultation appointment. I am not your licensed managing broker. This is just an example.
    All of the answers to all of those questions are in this short video. These are my simple best practices and recommendations for making initial contact, helping a buyer feel comfortable, building rapport, getting them to sign a buyer’s rep, laid out in a simple, easy to understand format.

    How does a Real Estate salesperson represent the buyers best interests?

      Hi @jvolstad. Thanks for watching and for your question. There are a lot of different directions to go with this answer here. I'll give you my way to think about it and then recommend a few other resources you should use to help give yourself more clarity around that topic.
      1. My way to think about how to represent the buyer's best interests: In order to understand the "buyer's best interests" you must find out as much as you can about their: home search, purchase goals, financial status and continuously communicate with them about these subjects and once you know information about these areas, you must always place the interests of your buyer above any interests you may have related to helping them purchase a home. What that means in plain English is: Don't try and "Sell them" on any home. Help them "win" the offer once you find a home that they know and you know works for them and meets their goals. Do this with honesty, transparency, clear communication and do the best job of utilizing your resources possible and you are always representing their best interests.
      2. Read the National Association of Realtors (NAR) Code of ethics here: www.nar.realtor/about-nar/governing-documents/code-of-ethics/2019-code-of-ethics-standards-of-practice#DutiestoCandC
      3. Obtain a copy of the Buyer's Representation Agreement or Buyer Broker Agreement from your State Real Estate Commission or State Board of Realtors, and read through it. It will lay out in plain language the commitments that you are making when you enter into an agency agreement with a buyer.
