I'm glad to know I'm not the only one going into this information while doing a buyer's presentation. I've talked to many buyers that say their agent only told them to get pre-approved and never had a meeting with them.

this was really sincere and helpful its crazy how we make it through all the licensing and affiliating and still really have no idea what being a Realtor entails! this is what they need to show us ! step by step what to expect so people like me who like to be 2 steps ahead can know where they are heading!

Very good. I like the way you conveyed and educated your prospect that any $ questions need to go to the lender; and at the end, where you said are you ready to get started? He says yes; and you reply, we just have to go through some paperwork ( and prep him to sign your buyer agreement).

I know it was just an example, but I got so happy when it got the end, and he becomes the owner of his home. That is such an accomplishment for the first time home buyer. It is grandiose and satisfying. It makes me happy.

Awesome video! One thing that I noticed throughout the video is that you constantly referred the money related questions and inspection related questions to the appropriate party. I think too many realtors feel like they have to know all that information in detail when in fact it’s actually the appropriate thing to do to referred out to the people that know what they’re talking about. I also think that a lot of realtors will end up acting like they know more than they do and giving miss info, which can taint the buyers perspective/experience
Exactly. I call that "digging a hole". You dig yourself deeper and deeper and the clients start asking questions about things that were probably not important to them and then you don't know the answer. You can lose the client doing that.

Yep, keeping it in line with their motivation.
Great info. I was wondering, while studying for RE exam, they advice to always give the client 3 options for everything, in this case for lender they can go to, then they can pick from it since it is illegal to just give them one option. Is that what happens? I remember the RE agent I hired one time just gave me a lender he works with and that is it LOL I think that was not the proper way according to the book but I want to see your input. Maybe there is a way to give your lender without getting in trouble.

I always second guess myself with lender questions. Great to say its the lenders job and he is an expert on that. Phew.

Hi Chastin, I love your channel. I just obtain my license about 2 weeks ago. I am actually working on my Buyer's Presentation. This is sooo helpful. You said that you send your clients videos for every step of the process. Are these videos you made or you outsourced?
No they're simple videos that I made, I just recorded them in my office.
Honestly just call the lead. Introduce yourself and transfer them to the lender. Find a lender that’ll qualify them. Send them a list of houses. Schedule and boom submit an offer. There isn’t a super need for all this unless your lead is in the red and they don’t trust you . Then that’s when you set up an appointment at a coffee shop
Can you do a video on getting buyers online. I get most of my leads online and they dont want to speak on the phone or let alone meet. How do you secure the buyer from online messaging.
