My last customer had the kitchen re plastered, Mist coated the walls as usual. 2 coats of brilliant white and i was left with cold patches. When i brought it too the customers attention they then decided to tell me about a leak. They just wanted me to hide it as they was offcourse putting the property on the market.
Would watered down PVA, then filler work as well as the Zinser BIN? Would Zinser BIN 123 work on a larger sections, 2 to 3 feet long? I've cut back as best I can.

I used valspar as the finished coat...and like your situation but a lot worse I noticed hundreds of cracks appearing.Stripped the whole ceiling in the end. Was literally falling clean off. Started from scratch and used Dulux emulsion after mist coating the bare plaster. Never budged after! Nightmare mate. It’s awkward trying to explain it to the customer but luckily they got the jist.
I've had problems in the past of when start painting fresh paint onto a ceiling or wall it pulls the old paint off. I'm guessing its the same problem of the plaster not having a mist coat first?
My gf kitchen has this problem. Calsimine chalk skim coat over plaster. You can’t remove all of it…. I removed about 10 basketball size patches leaving an eighth of an inch deep depression…..removed loose paint…Swept it & wiped it down with lightly damp cloth. Put score marks in depressions with razor….Primed all depressions with “ Benjamin Moore calcimine recoater SPEC 3”…..then painted whole ceiling with another coat of the above listed product. Then patched the depressions with joint compound ( thin skim coat). All new bubbles started to form as wide as a softball……WTF ! Dude at the paint store said once I coat it with the stuff and let it dry 24 hours there will be no moisture penetration---ALL BULLSHIT. If you have this problem don’t waste your time just put up a new ceiling

Yes, got away with it on this ceiling but like you say it's difficult to explain at times.
What is this mist coating you speak of ? Is this so it goes on super light as not to transfer water?
I hate ceilings as I've been caught out without due care and attention and paid the price d'oh! 🙄

Why BIN Primer and not diluted PVA?
Another top top tip, thanks for the video. Can i ask after applying filler did you seal it with BIN or diluted PVA?
With B.I.N because it was easier had it out... also stops any stains thanks

No it's paint that has gone over old chalky paint that has not been sealed. Ceiling is 150 years old

I've got this exact problem in a 1930s house, what is the chalky substance? Is it the old paint or the old lath and plaster?

@@PaintingandDecorating Peelstop better for that particular problem though , well worth keeping a tin , lasts ages as well.
