At first, yes, Dug.... it's OK to have an income while you're learning the real estate business, studying the market, and getting the hang of it. But pretty soon you have to make a leap because to be a successful real estate agent will require your full focus, energy - and time. Hope this helps! :)

Hi Borino,thank you this video is very interesting.Regarding cold prospecting,what would you say is the best - a well written text message or an email or a phone call? I have been pondering about this because although a phone call is probably the best,its very time consuming (I work on a strict "hit rate" so I want to make as many calls a day as possible) and I dont get to it often.With text-ting and email I have found the results to be the same as phoning.A text is short and down to business while with a phone,example if all the calls a prospect gets per day from agents are 5 of his total calls, it can be irritating to prospects.Some prospects find a text to be a lazy action by an agent,but this is in the minority I have seen.Another benefit of texting and emailing is that the delivery is direct,with a voicemail a prospect must go listen to it first (and some people dont even give attention to voicemails).Im an agent in Cape Town South Africa.
Thanks for the nice words, Conrad. Your best approach is to use ALL channels. Some people you'll reach over the phone. Some will respond to text. Some will read your mail. Some will react to your emails. Or videos. Some you have to go see in person. It just depends. The more channels of communication you use the better. It's like fishing. More hooks in the water means more fish.

Oddly, I wouldn’t start planning until I had the perfect planner, and this is it lol. Anyways, strong buyers agent but it’s time to get these listings, I have 3 coming soon and 2 potential, and am panicking cause I don’t even know how to dress this whole situation. I just need to perfect my listing presentations. can you give me the link to your group on face book. also, I need to generate buyer leads and seller leads for cheap, any suggestions on how I can do that. Let me just say, I really like your approach. You're right about these sellers, I had a FSBO say to me, lets just get to it...tell me how much can my condo sell for...(well that was direct) LOL.. I need tons of listings...I'm ready...

I still can not understand what the LEADS mean. Pls explain it in a more simple way.
A lead is a prospect who is considering to move within a specific time frame - like within the next 6 months, for example.
Guy said his biggest problem is he talks too much. You can tell when he's talking to you here lol! I definitely do it too when I'm nervous. Information dumps. Short and sweet and assertive is how it's gotta be

Some don't, T... but many do. Very often it's more about changing: 1. Your beliefs, expectations, and assumptions.... and 2. Changing your approach. Talking to strangers and making them feel comfortable is a SKILL.

Thanks for watching the video, Lanelle. Do I "need" to use profranity? No. But I do want to be me. Authentic. Real. Without an act. And THIS is me. This is how I speak. On camera and stage - and off. I know - it's not for everybody. And that's OK. As they say Like attracts like. :)

If a client uses profanity would you drop their listing? No. No you would not. Learn to accept how people communicate.
