I LOVE not living in an HOA. If I had my choice I would never live in a house with an HOA again. HOA's SUCK!
There are definitely pros and cons to it and probably a whole lot more cons than there are pros!

Wylie has some of the best school ratings in the state. It is much higher than even your popular districts like Prosper isd. What hurts Wylie is its highway access. If that is not an issue then it’s a great place to live!
Wow! Just checked out a new construction in the middle of older homes closer to the city, I really like it. I would like to buy it if it wasn’t expensive. I don’t want to drive long distance…
Agreed! That is one of the draws. It’s a tough decision.
We are considering buying a home this year somewhere in DFW metroplex and scouting NON HOA neighborhoods first. Ive owned 6 homes in two states all except 1 in an HOA neighborhood. The 1 we owned in a non HOA was a much nicer, better kept neighborhood than the newer and more expensive homes i owned in HOA neighborhoods. In the HOA neighborhoods, it was the city we had to call to correct issues like toilets and mattresses, tires, abandoned junk vehicles and other refuse lingering on sidewalk 1+ week(s) when people moved out because the HOA refused to act. Price point in these 'hoods? $340K-$700K.
However, in the well kept non HOA neighborhood, (price point less than $200K, 25 minutes north of Dallas) we didn't have any of these issues.
I sometimes regret selling that house, in the non HOA neighborhood even though it was unavoidable, at that time, because we had to move out of state.
Also, we were in the market for new construction back in 2020-2022 and decided against buying when we saw the absolute junk houses builders were slapping together. Foundations with deep cracks, wiring improperly placed, warped and moldy framing, lumber pieces slapped(glued and stapled) together every 6" to form one long piece of lumber😱( because of a "lumber shortage") warped drywall, cracked brick(s)and disjointed framing around sills, improper cement consistency and pour on driveways, the issues went on and on. Some of these weren't "cheap builders" either. We walked into homes builds going for $500K on up. I absolutely couldn't believe that builders, some of which had stellar reputations for decades would risk their reputation by building junk, in the "rush" to build and sell more homes.
Needless to say we will definitely not be buying a house built between 2020 and 2022....at all.
What a frustrating experience! There are plenty of non HOA neighborhoods out there if you're okay considering an older home. New construction in a non HOA neighborhood is much more difficult. For many of our buyers who hate HOAs we scouted out the no amenity neighborhoods, read the bylaws and went for the least restrictive HOAs possible. That way they got new construction but at least with far less restrictions. It's a tough thing to find for sure!
What is your view on Royse City, TX as an investment property ?
There is a lot of inventory to choose from which will give you plenty of leverage for negotiating. It has decently rated schools which is a plus. One hesitation I would have though, is how far it is from major business hubs.
What are you opinions of buying new builds in Forney
There is a lot to choose from and you can get a fabulous deal. There is a lot of low end new construction so I wouldn’t necessarily buy any expensive new construction there. In the 350k range you’ll find a lot to choose from!
What’s your assessment of Parkvue in Denton?
There is some real flexibility in price going on there but the google reviews are not so great!

Well…if the price was 390, then they raised it to 448 and now they’re saying 400, then no. 😅 I’m just saying that to show you how misleading these price drops can be. I’d have to look at sold homes by the same builder within that subdivision.
These house 09/09/2021 was selling $385k 😀! Im living this community, a lot house built and available for sale! Now they offered $400k :) Realtor said good time to buy, rate stop increasing, next week house price will up $5000 😄
Spring and Summer are the worst time to buy because house prices are listed at higher price points. All those "reduced" prices will be pushed up in the spring and summer.

I have lived in neighborhoods where an old home was bought just to tear it down and build a new house on the lot. It still depends on supply and demand. Now I see homes built on a few unoccupied terrible lots. Yes they were all sold. They all had steep driveways. I can't believe the owners can even get a car in the garage!! You are talking about slums.
