    They literally did the same things when I worked at a national grocery store except they would have a sale on soda etc for about three months or so and then the “normal” price would be permanently raised to about 15 cents higher etc.

    Found a new listing on Zillow from DR Horton, Denison, TX. Brand new, As-is, MODEL home for $170/sq ft. Not our style or location we like but very nice ammunition for negotiating with the other builders in the area, IMO.

      That is soooo hard to find! You have to look in custom build neighborhoods that are built lot by lot.

    Thank you so much for video, I signed a contact for a home in this community for 190sq/ft I still feel bad didn’t negotiate much with builder on price and other options you listed on videos, this is really informative.
    Couple of questions I have are-
    What do you think about Wylie for rental ?
    And what are your thought on prices in Dallas will it continue to grow ?

      You are welcome! If you mean buying a home in Wylie to make it a rental I see a pro and a con. First, Wylie has excellent schools. We’re talking on par with Prosper isd. The con is that it needs better highway access. That may hurt rental desirability a bit.
      Dallas is stable at 7+% interest rates. Over the course of the year we followed seasonal patterns of increases in the summer, declines in the summer, and overall ending slightly up. Higher interest rates look good on Dallas. They keep it trending slightly upward at a healthy pace. If rates retreat we will see a faster (and in my opinion unhealthy) level of appreciation.

    Hey Wendy, Great Video. I am interesested in buying 2906 Woodland ct in same community by Megatel. They just raised it from 596K to $614K. One realtor reached out to me with 2.5 rebate If I already know what I want to buy? what is the risk in buying with these guys with 15K rebate on a 600k house?

      The risks that come to mind are you don't know what the home is worth. You need a market analysis. You don't know what prices the builder has been accepting and how exposed they are. You need to review every line item of the contract to see your risks there as well. That step alone usually takes us over two hours to do with our buyers. Builder contracts are so predatory. You need someone to review the loan estimate with you to see if you're being taken advantage of. If the home is overpriced and you have to bring an extra 30k to the table to cover an appraisal shortage that 15k stops being helpful real fast. If the lender is overcharging fees and discount points that 15k stops being helpful too. Sheesh what a lazy Realtor offering zero services and trying to pick up a quick buck. They give the whole profession a bad name.
