    Your video hit it right on the head I bought a grand home in monterra 4k Square foot. On my rowl is all grand home 3.5 to 4.5k Square foot and right infront of my house is a 2.3k foot khavanna. I am so upset I even payed premium for my lot if I knew that would be the case, I would'nt buy in that community. Why would grand homes do this.

    Great info! Do builders remove or revise some of the predatory clauses? And can this be done by the buyers agent or does it require buyer hiring a lawer? Also do the home builders pay a commission to a buyers agent? Or are buyers paying their agents directly?

      Excellent questions! I have never known a builder to revise any of the boilerplate parts of their contracts (where all the predatory clauses are).
      Home builders in Dallas are paying commissions to a buyer’s agent but the amount varies. With the amount of inventory building up in Dallas I would be surprised if that ever changed!

      @@WendyPannell i ask about who pays the buyers agent when buying from builders and if that new RE commission rule where sellers may not have to pay out the buyer agent commissions as buyers may need to pay thier own agents either with a commission or some fixed rate.

      @@samuellee6275 Great questions! It's awesome that you're already so aware of what's going on. I actually just finished my research on a video I'm putting out on the proposed NAR settlement. It'll go step by step through every line of the practice changes in the settlement. In answer to your question, it depends on the representation agreement you have with your Realtor. For example, the verbiage in our agreement states any payment from the seller will be considered payment in full. That is a permissible verbiage, pre-settlement. Once the practice changes are in full effect we will no longer be able to use that phrasing, the new rules don't allow it. But in any event, the answer comes down to the representation agreement you with your buyer's agent.
