Planning on buying in the fall/winter and absolutely want to avoid master planned communities and pointless HOAs. Are there any newish builds that aren’t part of these master plans?

I kept asking this for Solterra in Mesquite and couldnt ever get a straight answer on the amenities. I just wasn't seeing much work done outside of the streets and houses and wanted to know the bigger picture for the community.
