Just dont expect a quality floor plan from kb homes. Make sure your house is humaine. Atleast have soft carpet and smooth hard flooring.

One thing about these standard contracts is you’ll find nothing governs the purchase outside of the contract be it written, verbal or anything else. They can promise you the moon in text or an email but it’s worthless if it isn’t in the contract and be sure, it won’t be.
That is absolutely correct! Nothing the sales consultant tells you is enforceable. You have to spend hours reading over those contracts, especially with a new build.
@@WendyPannell Exactly. If you want a new build, it is their way or the highway. They will not change anything at all in the contract. Theyll tell you buy from someone else. They aren’t hungry to sell houses, in my experience. Nothing absolutely terrible in the contract that I’ve found, but still nothing that really protects the buyer much, either.
Im a landlord with a lawyer approved legal rental contract that says .... Renter or Landlord can END rental contract anytime. With a problem renter i decide to END my rental contract with my renter .. After COVID and the courts Just clause .... This message to people says contracts words are meaningless

My husband and I are considering Perry Hones in Celina. Are they good builders?
Thanks! All of our buyers who have chosen Perry have been happy with their homes. 👏🏻👏🏻There are two things to be especially mindful of: the first is the nonrefundability aspect of their deposits. It is severe. The second is what is standard and what is not. Perry builds an upper level home, typically 700k+ and yet CARPET is standard in the downstairs living area. To me that is ridiculous. A buyer shouldn’t have to upgrade in order to not have living room carpet in a 700k home.
@@WendyPannell I appreciate your reply, Wendy! I heard you mention the Mosaic Community in Celina. It is one of the communities that my husband and I are looking at. We also like The Parks at Wilson Creek. Which is a better community? (one that is worth every penny. lol!)

They're beautiful! Though I like the ones on larger lots much better than the ones on the teeny tiny lots!
Do you have any insight about affordable new home communities for a single parent with good schools, especially STEM focused.
You’ve made a good point - it can be tough to find A rated schools in an affordable price range. It shouldn’t be and yet here we are. 😑 It depends on what you mean by affordable and what age of homes you are considering. The Hurst Euless Bedford area has some nicely rated schools if you don’t mind older homes.

@@nursete Communities that come to mind are in Rockwall ISD. It has highly rated schools and homes in that price range. I would especially look in Fate in the Rockwall ISD side (the west side). Hope that helps!

Hi Eduardo, absolutely. We’ve helped several buyers get settled there. People appreciate the lower property taxes you’ll have in Lewisville plus it has plenty of affordable options. You won’t find much in the way of new construction there. Great access to the lake! 🤩🚤
Doesn’t a VA loan require seller to pay closing costs?
Good question! There are limitations on va closing costs but that doesn’t mean sellers have to pay all of a buyer’s costs.
I went with highland homes, hopefully none of these lies were present 😢
Highland homes are beautiful! One trend we’ve seen with Highland is they up-price their homes then do massive discounts. You walk in the door and they offer a 60k discount which sounds amazing but actually isn’t because the inventory home has carpet in the living room 😳 They have a great variety of floorplans and selection which is awesome! With Highland you can’t let a price reduction create fomo until you know if it’s really a price reduction. You’re only going to know that based on past sales data that you get from a Realtor or from ordering an independent appraisal.

I walked in for the new build process and they offered 24k in design incentives( basically making lvp standard across major house areas except bedrooms, gourmet kitchen I think call kitchen 3, extended out door, drop in tub, front door upgrade 8’, open railing for stairs and farm sink) , and then 15k off house price, and lastly 15k for 2-1 buy down. So we are basically headed into design center still at base price of home. Do you think this is a good deal?

Every new construction builder we work with we highlight their contracts and save them to review with future buyers. We haven't gotten to First Texas yet!
