In today's episode, we are going to cover how to host an open house for another agent.
This is a source that has generated me hundreds of leads! Whether you are just getting started in the business or are a veteran, open houses provide a consistent stream of fresh leads for next to nothing on the cost side.
Also, when done properly, you'll increase your brand and improve market share in your niche area.
Many real estate agents are under the impression that open houses are only for buyer leads. This couldn't be further from the truth! I've procured many sellers and seller leads from hosting consistent open houses.
The other misconception is that you can only do an open house on your own listing. If this were the case, I probably would have never made it in real estate. 90% of my open houses that I've hosted have been on another agents listing.

Hi Kyle, great info tonight. Do you put your presentations in a folder to hand out or just staple them. I’ve done a few open houses and got trapped into doing one that was over 60 days for an agent and as a result very low turn out. So thank you for the tip on 7 days or less for better results. Thank you. Exp Realty’s the best. So much info and training from all you great experienced agents.

Super helpful video!!! Had no idea how to ask other agents to host open house, this is awesome. One comment/suggestion - is there a set way you give feedback to the agent that owns the listing?
I typically call them after the open house is over and let them know the results and any feedback I received verbally. I don't have a set way necessarily where I forward anything over to them. This is typically more than satisfactory for the listing agent.
Does the agent have to be from the same broker office or just in the niche?

Hey Kyle love your content but I was wondering if you have anything on following up with leads from open houses through Kvcore I have all of my leads in database Im new to the software so it gets kind of overwhelming at times
I don't have anything about that specifically, however, I'd recommend setting all leads from your open house on a saved search alert for prorperties similar to the open house you did. Also, call all visitors the very next day just to follow up. Anyone you don't get ahold of call again the day after. Continue as much phone followup as possible.

How does this work as far as compensation? Is it that if someone wants to put a contract on the home that commission goes to the listing agent. If visitors are not interested in this particular property and arent represented by another agent these are now your leads?
If whoever walks into the open house is unrepresented, you can represent them and make an offer on the open house or any other and receive compensation.
What do I put on the open house signs if the listing isn’t mine nor within my brokerage?
Awesome video Kyle. Super helpful. I just took a page of notes. I'm interested to see how agents react to this request. I immediately think: why would another agent trust someone (possibly even outside of their brokerage) who they have never met with their listing? However, It seems like it worked for you though so I'll give it a go. I modified your template to add an offer to buy the listing agent coffee to have a more formal introduction. I'm hoping it helps gain the listing agent's trust and confidence in me.
You’d be surprised. Obviously once you can articulate that you’ve done many of these in the past with success it helps to ease the minds of the respective listing agent. But in the beginning, share what your plan is and exactly what you’ll do so they know you’re not just wasting their clients time.

I wouldn’t specifically say I’m new. If it comes up don’t lie but just let them know what you’re looking to do.
My license was active Tuesday of this week and I jumped on hosting an open house for another agent already.

You can use your branded open house signs. Just be sure that when you received permission to host the open house for the listing agent you received written permission to host and market the property. Then you’re covered.

Yes. But you must have written permission from the listing broker.

Hey Joey, typically i'll just look up the agent online and find an email address for them. But yes, you could also call/text them with this same script.
Will you reach out to other brokers to hold an open house at their listing from other brokerages? Or just from your own brokerage?
Now just agents within my brokerage. Alot of things have changed since this video and many brokerages only allow agents to host open houses on in-office listings (for liability purposes).
Question: If you're looking in MLS for listings to do an open house for, does it have to be a listing where the agent is part of your specific office?
My guess is no. I’ve hosted outside of my brokerage before with some success.
No. You just need written permission to host for another agent (whether at your brokerage or not).

Great question Seletute! That would depend on your state and broker's requirements. Check both with the listing broker and your broker before handing out marketing on that property.

Hey April. Yes you get paid a commission if you end up representing the buyer that makes an offer on the open house you're hosting for the listing agent.
