    I need this man as my mentor! Confident and professional. He’s right, DONT be too too friendly bubbly bubbly. 2020- being suppppper friendly, over selling. What we should be doing is provide a positive experience but still control the situation.

    He's not being a bully. People give respect to someone who commands respect by showing you are confident and professional. No need to be intimidated or scared to annoy them. They can smell that too. I'm sure he is teaching this because he's getting results. Nothing to lose. Rather this than a bunch of fake contacts and wasting 3hrs of work for "nothing".

    I have had 100% participation in signing in just by giving them a miniclip board with an individual registration card and inviting them to make comments and observations for the seller. Placing my table near the door, they often go there automatically. If they don't I'll meet them where I have house information (usually the kitchen) and my business cards and hand it to them asking for their feedback as I give them stuff. We are talking the whole time. I'm learning how soon, how serious or timelines etc. I write what I've learned after they hand back the clipboards.

    I also use a tablet with an open house app. That eliminates the illegible problem.

      Great idea! Just heads up -Couple of my students had their ipads gone "missing" when their open house got busy.

      Just wonderful, I have been researching "find the right realtor" for a while now, and I think this has helped. Have you ever come across - Siyamilla Financial Bigshot - (just google it ) ? Ive heard some awesome things about it and my mate got excellent success with it.

    Someone told me once "real estate agents are a breed of their own" This person had bought and sold multiple houses. Seeing this video I understand why one usually feels like some kind of mark. I wonder also if agents size up potential customers by looks. If they do it's a very stupid thing to do. I had a very negative experience being asked at an open house if I could afford the place. I could have. I just walked out.

    This guys got it right you’re either a consultant or a sales person. This lady is positioning herself as the milk toast Chamber of Commerce to a potential clientele not as a dynamic, real estate professional who gets things done.

    What I've done is say "Come on in! And don't forget to sign in here." Motioning with my hand where to sign in. Then immediately start talking about the number of beds, baths, square footage, price, and a fun fact about the property. As soon as i start talking about the house they kind of unconsciously just sign in while listening to me. If I don't say anything immediately afterwards, their resistance is higher and the probability of them signing goes down. If they don't sign in, I proceed to build report and get their number later. Sometimes I get it, but sometimes no. If you can't get their number, get their first and last name. Then you can look up their number later.
    This video seems to be getting some hate in the comments. It is a valid strategy. It isn't unethical to set rules for your own open house. As the seller of the house though, I would want as many people to see the inside as possible so it isn't what I would want an agent hosting my open house to do. At the end of the day though, more numbers equals more money.
    I've been in the industry for a little over 3 months. Most of my open house leads don't pick up their phone, but I do have one who may list after the new year. There are others too, but I haven't had any closed deals yet.

      @@justauser I quit real estate since then. I was losing a lot of money and constantly unhappy. Life got significantly better after I quit. I was able to sell one house before covid-19 hit. I decided to pick up a night time job while doing real estate in the day time. I was able to scoop up insane amounts of overtime at the job and eventually discovered it was much better to just work that job and ditch real estate.

      @@justauser The house I was selling was at the ending stages when COVID hit. Fortunately the deal went through and everyone was happy. I was practicing real estate for about a year, then I got the other job and neglected the business. I didn't fully pull the plug until some time around October of the next year, because a part of me didn't want to give it up.
      I built a pretty sweet CRM and data tracking sheet in Excel. The numbers don't lie. It shows that I didn't get as many contacts as I initially thought.
      I had 7 categories for leads:
      1) Expired Listings
      2) FSBOs
      3) MMMs
      4) Open Houses
      5) Personal Circle
      6) Cold Calling
      7) Door Knocking
      My numbers were the highest for 1, 2, & 6. I later had started counting dials as well as contacts so I could figure out contact ratio to dials for best times of the day to call people on the phone. My numbers were embarrassingly low. I probably spent too much time vetting leads and trying to plan out how not to sound like an idiot to people I was following up with. Either way my journey through real estate was grim and I had a constant feeling of being a failure pretty much every minute of every day.
      I volunteered to take quite a bit of open houses. Those leads are the most comfortable to work with, but it is time consuming going to open houses and a lot of them already have an agent. The top agents try and get other agents to do their open houses for them, because their time is better spent doing other things. If an open house was dead, sometimes I would make some of my calls from the house to better utilize my time.

      Very good point. I think it's because some agents don't have enough confidence to lead and control the situation. Yes, you can be friendly and polite, but YOU are still in charge. Some find that uncomfortable.

    Are these advice people are considering taking seriously? Wow. As an agent, if you choose to treat potential clients this way, I'd never choose to have you represent me. There are plenty of great, confident agents out there that treat people like people and still get the job done right. The poor lady on the other line was uncomfortable the whole phone call; she should have just hung up on him.

      It was clear she sounded enlightened and grateful. When you get outside your comfort zone that's when you start to grow. He opened her mind to a new way of carrying herself.

    I fill it out myself... meeting them at the door. Its harder for people to lie and you can normally read your own hand writing.... we should be greeting everyone so if there are several people that come in the door... you still greet them... and I hold the flyers with my clipboard.

    I'm sorry but I disagree. They dont NEED to fill out the paper to see the property. They came to see the property, Not another realtor..

      Nah, sorry but let's not miss the point(s). First, the realtor is also protecting the owner because these are strangers; all the people I've had understood. they're getting free access to someone's privacy, the owner is my argument, needs peace of mind. It's has to be a give and take. Second, what's the point of the realtor spending hours waiting for people and letting them leave with no information received in return. Total waste of time then.

    Ok, I am willing to bet that he has a misconception about being arrogant and being confident; and there is a fine line. He uses- control, confidence a lot. Calls clients idiots, useless and such. His body language and the tone he uses explains the pushy and "full of me" attitude. I really recommended REALTORS out there to not really follow this step. Be you, be ethical, be knowledgeable and confidence comes when you know what you are talking about; without being controlling.

    In a day an age of privacy concerns, people are less likely to give you their real information. I am not sure the way you are approaching this would work with most people. It just feels very aggressive

      When you make a reservation to have a dinner at your local restaurant you have to give them your name and your phone number. Just to have dinner at a public place! It's perfectly normal to ask for someone's information when they're entering a PRIVATE residence. Especially these days. Remember, it comes down to intent. My intention is to help these folks. They WANT my help (in most cases). BUT in order to help them I have to follow up with them. And to do that, I need their contact information. I don't have a problem to ask with confidence (because I know it will benefit them) - so they don't have a problem to give it to me. Simple as that. 👍

      When you enter someone's home who is making themselves vulnerable to you, you lose the right to total privacy. You've got to disclose. They usually understand.

    Borino, you have a sign in sheet like every single agent that hosts an open house since 1980. I don't have sign in sheets at my Open Houses. They're useless.

      There is a difference between PUSHY and CONFIDENT, John. And if they are 'looking for a friend' (which I haven't seen happen EVER, not even once) but fine, if they are, then I can have a comfortable easy conversation to find out. No big deal. But only ONE person can be in control. And if it's my open house, then I am in control. Simple as that.

      @@BorinoB You are so right I have done open houses where people give me a big sigh like I am asking them to give me 20 bucks or something and I have had people sign in with a bogus telephone and email so now I write it in and that is why they sigh!! lol . People who come into an open house 94% will not buy that exact house! That's a real stat and if these people cannot come in an follow the rules by signing in, then they should not be there in the first place. We don't get paid to sit at the home for 3-4 hrs. This is how some people make a living! people who come into these open houses are not always honest and all Borino is saying is you control it, follow the rules or get out. Sorry, but we have to be this aggressive. I love the idea of a sign-in station and I am going to start doing the same thing. Most likely I will have my own laptop or Ipad but It will be connected the station, that should prevent it from being stolen. Borino B you rock!
