Lex Vance in your opinion is this the most efficient way to make the unit ready. You start down the right side and make repairs as you go? I usually go room to room kitchen first. But I feel it’s taking too long. Or maybe I’ll do what ever will take the longest ie; Dap, and painting inside of cabinets. I’m struggling on how to do the turn as quickly as possible. Now keep in mind the apartments I deal with were built in the 80’s and have seen a lot of wear and tear. The employee handbook says you have 72 hours but in the busy season we will have one day turns.
Also, my managers expectations are pretty low I’m not gonna lie. But she’s a leasing MACHINE! Just wondering if you have any advice.

Where i work i have to paint, clean, fix, vacuum the building , snow removal and salt, mop the stairs etc... We have no cleaning or painting crew. It's my coworker and myself. And yes it's in the ghetto and most people have drug, mental, alcohol problems. You can imagine how some of these apartments look like after they have been evicted( most get evicted). It's hard work and frustrating at times. We have even found dead people in some apartments and it's not a good experience. But I love what i do.

i have been where your at man and it does suck....i now work for the the state and i am the maintenance director of all the elderly housing in my area..piece of cake...elderly people are great to work with..no drama and bullshit
Yes it can be very frustrating work I work with the maintenance team but my job is groundskeeper..but I help them trash out and make ready and I have seen how bad condition the previous tenants did not take good care of their home.😞
I hope your not on regular maintenance tech salary....doing all of that you should be getting 22 hr...with free on site apartment....I know guys who do all of that and at the same time there using there personal vehicle no free unit...then running between 3 complexes....running themselves crazy for 16 an hour
I do basically everything where I work from paint to snow removal to resurfacing tubs, don't do cleaning or carpet installation, I'm the only maintenance technician for the company that has 200+ units all over the county
I turn units the same way. I use a notepad though and write down everything that needs done and parts I need first, then go to the shop to get parts I need. That way once I start working I don't have to leave for anything. I also write the unit number and date at the top of the page as a record. Having a record of everything I did and date of unit turn has helped out a lot. Now days companies seem like they have their own make ready list though but I don't like using theirs.

I worked apartment maintenance for 10 + years. I always put my initials on the filters and the date I changed it. That saved my tail a couple of time. No one ever believed me that I was there.

I work in a 50 yr old 700 unit complex. We have a crew that I'm on that only turns units (Turn Crew). Did I mention it's in the GHETTO of Jacksonville, FL? We have to completely overhaul nearly every apartment. They destroy the place to say the least and rarely stay for the length of their lease. We turn about 15-20 units a week with 6 people (supervisor, 3 guys, and 2 staff cleaning ladies). It's a helluva job but great training for when I move up to regular maintenance tech. I watched this video when I first started on Turn Crew and it helped me a lot. Thanks, Lex!

Sounds like the buildings I do maintenance at. It looks like a tornado went through the apartment. Some people just leave the apartment full of trash for the maintenance guys to bag up and throw out. By the way we have to do everything from painting, fixing, work orders, clean hallways, mop hallways, rip floors and fix floors. It's overwhelming.
That much work you will be burn out really quick, find another one somewhere else

Hey bro I work at a Goverment Housin here in Canada and I’m a superintendent on a 126 townhouses. Most of the things you do we don’t do it here. We have vendors to do the job for turn over unit.

I've done 34 move ins in my 1yr, and I replace all light bulbs, new tub diverter, showerhead, toilet seat. Recaulk the unit, replace A.c. filter and hood range filters. Remove all outlet covers and install new nylon plates. Change out drip pans n burners. And most important CHANGE THE LOCK. Clean out the tub, sink and kitchen sink....Like my Maintenance director tells me. Turn that unit as if you're moving in.

You’re blessed to run 🏃 updated properties. In the great white Nort! Where I run... we do the same. However... places were built in early 70’s! 😧 therefore. We do the same, but have upgrades as well. Always have surprises! We’re hard core here, and do some amazing 😉 things!

I know... I know you have said you don't want to do a crazy number of AC units as it makes it look like Goodman are all leakers, but the reality is anyone who has hundreds of units with any brands will see the same. Please keep the AC videos coming, too. Also, some pool videos would be great too. I think many techs do NOT know to maintain pools i.e too much stabilizer makes chlorine quit working is the biggest thing they don't understand.

Why couldn't you have been the one to turn my unit. Whoever did mine painted over the dust in the vents and even the carpet along the edges of the wall. No walk-through before signing because of COVID. My fault. Live and learn. The apartment I came from was in topnotch condition no doubt because of dedicated people like yourself. Is the return air for yawls air conditioners depended upon the door being closed to that room it looked to me like the return or for your air-conditioner was being allowed to draw air through vents in that door that was blocked by the other door

I do the exact same process when walking a turn. Except I use the Google Keep app on my phone and make a checklist of every thing in the unit that needs repair, parts etc...Then I got through and fix everything that can be repaired without parts. Then I go pull my parts based on my list. Once something gets completed it gets checked off of the list. When the list is gone, I walk through one more time and double check everything. With the Keep app, everything gets backed up as soon as I make it to the infamous cloud. I still have every punch list I have made since 2013 when I first started using it. If someone comes back later and asks if so and so unit got this and that done, I can pull out the app, scroll to that date and boom, it is either on the list or not.

Right on man! I use contact paper that looks like wood grain. They have a roll of it at Home Depot. Also, HD Supply sells it. It sticks to the cabinet bottom & looks like new wood grain. Takes a little practice but totally worth it. Its like carefully putting a big sticker on a cabinet bottom. I'll do a video on it if it ever comes up at my property. Lex has some amazing videos that teach you must of the stuff in the trade and he is great at responding to his viewers =) The hardest thing i have found so far is dealing with some of the residents haha. most of the work is the same few things but every now and then there is something exciting jobs that pop up. The place i work pays 18/hour and offers a 20% rent discount if you live on site. Living onsite has drawbacks tho, you get the emergency phone alot more it would seem >< hope that helps a bit

Do you not make turn lists? I take my iPad, start at the entry door and go around clockwise checking everything as I go and writing down anything that needs replacing, adjusting, fixing or patching. That way I can go to my shop and pick up everything I need.
I always start with paint prep, drywall repairs and spackling holes, then sweeping trim, doors and occasionally walls, then I caulk any corners, windows and countertops needing done, then on to the maintenance list I made. After that it's wall painting or touch up, then trim, I wipe down/magic erase then paint maris or chips that didn't come off.

Just a quick question sir. I just started doing property maintenance. I found that putting everything i commonly replace on a cart. I think it makes me more efficient. Do you have more ideas to be more efficient?
That's exactly what I do! I fill a 5 gallon bucket with common things I always need in turns. Then, I write a list on things I don't have & need after I make 1 round. I do about 3 full rounds when I turn. Thank you so much for watching thirty fivediesel!

Good tip about the globes in the dishwasher, I always have done them by hand in the kitchen sink.
We provide a washer & dryer if the resident doesn't want to buy or bring their own. They have to pay extra though if we provide. Thank you for watching Dwight!

Because they get all scratched up from residents sliding their metal shower rings back & forth on them for years.

I refuse to turn left, LoL!. The 2 deadbolts are a pain too. One can only be locked from the inside & cant be opened with a key ftom the outside. Thank you for watching Justin!
