    Tip:
Carry a hand full of wooden golf tees for when the door hinge screws strip out, just add a dab of wood glue. I believe there's a thick and a thin size tees, both sizes come in super handy in a pich! Whatever is left over of the tee can be used again in a bigger hole, you can even use multiple golf tees to plug a huge hole.

I always make it a habit of installing & removing wires in sequence. I remove hot first, than neutral finally ground. Than install ground, white & hot. Good electrical habits I use.

They have certificate programs at community college in apartment maintenance, but they have the students training on new equipment. Then when they get on the job and have to deal with older plumbing or electricity that’s been messed with by many different people in the past, they get frustrated and quit. You have to have flexibility and problem-solving skills to deal with real-world situations.

Those little orange rings are not approved for that application. You need a box extender. Also, you have two hot lines there, so one of them should be your load, not both attached to line.

Try the Bemis Sta-Tite toilet seats. If you have an HD Supply account you can get them in wood or plastic and when you change them again you don’t have to change the bolts. They press on and you turn the cap to lock it in place.
I’m lucky like you in charge of myself. Glad I no longer have guys under me that’s a job in itself.

I have a ton of Milwaukee M12 tools including the circular saw. It’s definitely one of my favorites! Not sure why more people aren’t in the 12v systems they’re so much lighter and easier for home gamers and maintenance types. If you’re moving around quite a bit the 12 volts are the way to go.

I’m a handyman / caretaker for a complex in Vancouver Canada. I love my job to, lots of perks, like; suite included ( in suite laundry, dishwasher, gas fireplace), iPhone, free wifi , electricity & parking, pets allowed. Three weeks paid vacation. Great Christmas Bonus, plus residents give Christmas Bonuses as well.
I don’t have to do in suite repairs, as it’s a Strata property ( I will do repairs, depending on what it is, if an owner asks, and they usually reimburse me for it).
I’ve dealt with the door issues countless times, sometimes you can adjust the door jam.
One issue that I’ve come across is, a resident has a problem like the toilet bolt , you go in to fix it , and their toilet is dirty, ( they’re semi hoarders and pigs, and think it’s just fine for you to work on). I don’t touch it, I walk away, make a report, and carry on).
Done a lot of refurbishment projects , (taking older worn stuff and fixing, repainting ,etc). As the cosmetics of a property is everything.
If an older property looks good and is well maintained, you won’t have a problem bringing in new residents.

If I see something that needs to be done, I usually take a picture, or voice memo.
Also, before and after pics. Eventually the shit hits the fan with managers ,etc about something stupid, so that helps cover your ass.
It also lets them know just how many $ they’re saving by having you around, ( imagine their cost if they had to call in a plumber, electrician, appliance repair tech, etc ,etc for everything).
My employer , we’re buds,,,,calculated approximately how much I saved the complex last year. It was about three times my salary, which in turn , led to a pretty hefty raise.
