We are back to our favourite property type, but with a different twist. Nara is the first completed stratafied project of Eco Ardence and it's really impressive. Well it feels really familiar as every design detail are similar with the rest of the project from the group.
The entrance statement, guard house, architecture, landscape design, facilities and etc are just well thought through since they have done this so many times. But yet, the team still manage to innovate the products.
However, not everyone agrees to these creative measures. Some buyers might argue why waste space as voids within the built area? Why so much garden space across the development? Why equip every phase with their own facilities?
Well it's just personal preferences as there are just a lot of conventional terrace house around the area.
It's a lovely home Sean. But Eco Ardence is just too far away. The NKVE gets very jammed, and if there is any accident or flooding you're looking at a 2.5 hour commute from KL. The same issues affect Setia Alam and Bukit Jelutong. It completely violates the rule of living near your work/business. Just my 2 cents. Thanks for the video!
Well that's assuming everyone works in KL. All the neighbours that came over and said hi to me during the shoot were all working 10 mins from this location. And who was comparing this to Damansara Jaya?
@@iherng Sorry, I conflated some other video with yours. You did not compare to LDP. If you work in the adjacent area with Top Glove, Kossan, Notion Vtec etc, this should be fine.
I know someone in Setia Damai U13, that drives to Maxis Tower daily. He is one of many, that experiences the bottleneck along Persiaran Setia Alam and at Plaza Toll Setia Alam each morning/evening.
now got DASH highway...actually not bad...i stay in setia alam and work in KLCC
@@santisisma83 If quality of life means paying to live (rent/mortgage) in Setia Alam (which is quite expensive) and driving 1.5 hrs/day (8hr/week) plus fuel and toll - then good for you. Do what makes you happy.
@@jacko9294 is ok, is company car. and i wake up early at 530am, reach gym at KL at 630am. finish gym at 8am. 9am at work...matter of discipline instead of whining.
I was considering this few years back as well. Things I don’t like are, it’s kind of above of the price I think it’s worth, and lack of tree treatments of the design language, it somehow fees empty and artificial. And also the jam is terrible since I’m working in kl, like you said, no other way to access to Kl. Too bad the LRT3 station was ripped out from Setia alam.
Hi Sean, I really love your explainiation and eleboration on all the small detail that sometime we all didnt even notice. Is there any chance of you reviewing Eco forest Hazelton as well? really want to have you opinion on their garden home type c :) Hazelton will be ready around March next year.
Let me try to arrange yea Razi. Thanks for watching!!
@@iherng Thank you so much Sean. Looking forward to it! 🙏
There need to be a small part just to tell whether if it is flood-danger area or not. Especially since Eco kajang also flooded
Yupe. You're right since that just happened. Well it's beyond their project also lah. That entire area all flooded just like my house in Taman Sri Muda=(
Thanks for sharing!!
Why put the mural on the wall for a landed property ? 😅
Hey Sean, I've been following you for awhile. Definitely awesome reviews and info you have there in your channel actually for me to plan through my property purchase. Keep up the good work, loved it!
Btw is there any chance for you to review The ERA@Duta North? Would love to see your input.
I don't understand why Malaysia has taken the same road what USA took 40-50 years ago. This neighbourhoods looks awful and boring and are accessible at all. I'm sure in 20-30 years lot of people will regret buying house in these developments.
It suburban sprawl. People spend most of their life commuting - like in Los Angeles. The developers make their money and jetset to properties on Bondi beach, AUS and Waiheke Island, NZ.
@@jacko9294 Exactly. This I don't understand. Already now there is congestion on roads in Malaysia and big highways are built and more lanes added. Exactly what has happened in USA and Australia as well. Why not follow more European style for example. More liveable size cities where you don't need car for everything.
This location of Setia Alam is where people made lots of money flipping 10-15 years ago. Also just interested to know which neighbourhood in your opinion is exciting and accessible within the RM 1mil price range?
@@iherng The criticism was not for this particular project but in whole Malaysian real estate, building regulations and mostly city planning. This type of "satellite cities" are awful in so many respect. 1) All building look same. It's so boring looking. Why not at least use multiple colours 2) These neighbourhoods are not accessible and you need car to go shop etc. 3) As these neighbourhoods are so big, but people are still working in city center / CBDs, you need car to go to work which cause traffic, pollution and mental health problems. These are 3 points but there would be many more why these neighbourhood shouldn't exist at all.
Valid point, they call it cookie cutter homes. But I guess it's because of several factors such as cost, efficiency, and capitalism generally. However, I think you're watching another channel about town planning, which often times the video compares US/Canada with European countries. Do you prefer staying near or within the city, but cramped in a small flat? Or you prefer to enjoy space and quality, but in expense of travelling time?
I also don't like the intricate pattern tiles on the bathroom feature wall.
Thanks for sharing your taste JY.
15:31 small “window” 😅
Another nice video Sean. The bathroom tiles really make me dizzy. The master bedroom bathroom black tiles still acceptable. Haha
Thanks for sharing your preference BearBear=)
Courtyard house not bad
Yupe. I like it too:)
the thing is , the quality of space isnt good as well , the kitchen space is so small as if this is an 1400sqft apartment,
But if it's extended all the way, the kitchen will be big but the kitchen will be dark. Well this is from a person who's not a fan of cooking lah hahahhaa. I guess you're right. Thanks for sharing!!
I just get my corner 22x75 now terrace house is 1.2-1.3m already
Master bathroom looks uninviting. Hence it could actually be extended to add more space. I would do that if it was my hse! & add a Jacuzzi tubb in addition to sky showers
Any concerns on the multiple condo/apartment coming up in the close proximity? Looks like this area will get crowded with new apartments.
Dear Fortuneteller Sean, I just had a fall due to missteps at the gap at the clubhouse😅 causing abrasion wound on the knee. 😂can't forget you words😂
Owh no!!!! Safe recovery yea...
One thing that I don't like about ecoworld product, where is the trees? There's no tree planted along the inner road, it's going to be scorching hot. Mature township usually defined by the matured trees, this won't have it.
yea eco projects would be perfect if it had.... TREES and better gyms. Still need to drive out for better equipped gyms even tho paying for monthly maintenance. Gym is the main reason I will never consider eco projects for now.
Congratulations sir, awesome looking piece of property
Yea I think so too. Thanks for watching Caleb:)
Hi Sean! I've seen you reviewing a few Eco World projects. Any chance of you reviewing Eco Botanic as well? ;)
Unfortunately I only went to their commercial area haha. Let me try my best to arrange. Thanks for watching.
Hi, could you review Lake City, Kepong please, tqvm
I will try yea Alex. Thanks for watching!!
Just wondering, if owner didnt taking care the incourt yard e.g very tall grass, do they get a fine?
As this is not common area, it is inside the boundary of the unit, do JMB still have a power?
Neighbour can complain when it's becoming a problem maybe there might be snake or rats hiding within.
Bro, what happen if people actually painted their house purple without management approval?
They will be requested to paint back the original wall colour.
What happened to all the mansions?
Huh? I think you're referring to Setia Ecopark?
@@iherng what happened to all the mansion reviews? 😆
Today Eco Majestic Semenyih flood, what is your opinion?
Well it just tells us about the effect of irregular weather that might be due to global warming, also we need to mindful when we pick a property as our home. It's easy to look back and judge the consultant team now but when it was designed, the water level and irrigation weren't this bad.
This totally bring me back to my own house in Taman Sri Muda which went through twice. Of course no one would ever want it to happen but the solution have to come from the infrastructure improvement, which is under the local government.
@@iherng is over development la....
ecoworld landed looks very nice. always leasehold though. idk i'm still not sure yet when i think about it not being freehold.
It’s freehold in Iskandar Puteri.
Well this is Freehold too in Eco Ardence.
@@iherng Is this place better than Setia Ecohill and Eco Majestic? Btw, I'm WFH so it won't affect me much but I prefer a greener environment, nearby amenities eg school, shop lot, shopping mall etc, less jam, and crowded. Thanks for your sharing.
@@wendywan118 Eco Ardence is one of the top high end residential projects in Eco World. Nearer to KL compared to Eco Majestic.
@@mahaidinsakau Really? But I check the address not near KL also😅. It's near to Klang, PJ, Setia Alam and Subang la. Just Eco Ardence is near the North highway but Eco Majestic is near the South highway.
How come u dont review sunsuria property one
Well no opportunities yet ;(
@@iherng in others words they dont want to let u in la 😂
dont you worry is the area has RISK of flood ?
Well yes I’m worried hence I bought the upper floor of their Co-home:)
@@iherng hahahah, OMG .... you make me laugh.

@iherng Hi Sean! . I enjoy watching all your videos! I even bought my new house in Eco Botanic 2 :Tha Tate after i watched all your videos!
I chose really carefully and i followed most of the guides from your review. .With not so high budget, I have considered the location, layout, developer, future developments . The unit also chosen aftermany2 consideration in comparison to nearby developers with similar price and built area...i started to look on details. For now im satisfied of what ive chosen. Not a luxury but good for living hopefully! I will be sohappyif u can make a review once completed end of the year. Yet to see the final product but whatever will be, will be since bought already hahahah. Hope to hear good news from you soon! Still watching ur videos. Super duper informative for buyer like us! Thank you!
