Thank you so so much for the channel to achieve this milestone again. This has greatly opened up more door to different projects and insights within the industry.
And in this episode, I'm gonna share with you guys about the latest project I've recently just purchased. Well not so much about the product, but the thought process of how I came to the decision to buy this=)

Previously, I had the experience of taking care my bed-ridden dad and need to climb up and down the stairs is very challenging.

Congrats on your purchase! I have stayed in eco park for 8 years now, seeing so much has change in terms of population and so much choices of food( i know convenience of food accessibility is very important to you) now.
The down side of setia alam is....I take it , you dont commute within 630am to 930am on weekdays oh? if not , the NKVE traffic is a nightmare..........and weekends 11pm onwards...setia alam highway notorious with hundreds of mat rempits racing there. So avoid those times , they are crazy shit ass no good trash flying across the highway.
A proper G&G, is a huge plus point for young family especially during the MCO. One thing to note for gateless houses, the man door must find those Chain locks to prevent the child unlock themself and going out. Cars in the neighbourhood do speed, showing off their super bikes and super cars...why people want to speed in the neighborhood is beyond me. i have made several complains...!! so becareful when your kids playing outdoor, although is safer but there are still idiots.

Personally also bought a unit at Eco Ardence's Huni (1000 sq ft high rise, but bought ground floor). Think our situation is very similar!
I am currently working in KL and rent a room in KL for work commuting purposes. Due to budget constraint, I couldn't buy any units in KL or PJ area, hence I bought the Eco Ardence unit "planned" for future own stay, and also it's near to my family who stay in Klang.
However in the future if I need to commute to KL everyday for work purposes, then I will have to consider whether to
a) stay in Eco Ardence and drive to KL for 30in - 1hr, or
b) rent the Eco Ardence unit out and rent a unit nearer to workplace in KL instead.
Still no decision yet, Huni is expected to be completed in Q4 2023, so will decide when the time comes. Once again, congratz on your 60K and happy to have you onboard to the Eco Ardence community!

Anyway, I think that depends on the work arrangement of the future too where maybe we don't have to travel as often anymore.

It's thanks to your teachings that I finally went and bought a unit at Huni, and just as you said, for the price of what I've gotten , I could go for any other location or RSKU for more quantity of space, but the quality of space you get at Eco Ardence is just something else 👍

Congrats!!! Ideally I also preferred Setia Alam however decided to go with Nadira in Bandar Bukit Raja 2 instead as it's the best bang for my buck, being 10 mins away through decent connectivity to Setia Alam at a lower price. There's a decent plot of land designated for commercial as well on the left of Meru road northbound which is yet to be developed by Sime Darby, hopefully they would develop something to further bloom up the area. I could make an informed decision all thanks to your content so let's shoot for the stars, 60k is underrated! Here's a quote from The Dark Knight Rises to commemorate your purchase: "you either die buying condos or live long enough to see yourself buying a landed" 🤣
P.S: Don't mind me using your Eco Ardence road to hit NKVE next time yea 🤭

Congratulations on your purchase for the family. ~RM760psf for Setia Alam is expensive. But I understand your decision. Strata eliminates a lot of problems with individual title landed property, at a cost.
What're the advantages of having strata over individual title?
Aiya. I thought we could be Tropika neighbor. Will be cool to exchange some investment ideas. But good for you, Setia Alam is a nice place. Was really a "kampung" area 8-9 years ago, but it has come a long way since then.

Within Setia Alarm is good, however access roads from both Klang-Shah Alarm are flood prone & jam, even for tolled highways

I'm also in the dilemma now of getting another property for myself (own stay purpose).
I'm currently staying in a condo near to Jalan Ipoh. But the experience is just so bad, terrible sound proof due to super noisy neighbors staying above, can't even sleep soundly at night, ended up needs to wear earplugs. Not to mention taking lifts, walking all the way from parking to my unit and etc..
Therefore really wanted to move to landed for peace of life 😂. Co home at eco grandeur really good too and can go to PJ with the new dash highway quite fast in near future!
Dilemma now, considering the market is bad, inflation, recession.. aihhhhh .. 😭

I don't expect loss, just that it's harder for landed properties to be cashflow positive for rental. But it's within calculation, that's also why I parked more money into the loan too:)

I live in a bungalow which is individual title and it’s not gated but have never been robed I think safety depends on the neighborhood itself yes bungalow or u can call it mansion have a high maintenance cost but it has the benefit of entertaining business person and having pets wouldn’t disturb neighbors but congrats on your new home as inflation now is quite high
@Khai Ridzwan you can actually choose to buy your own land and build your own mansion or bungalow if you have the time going thru all the process of doing si, earth work , topography , then all the exterior interior design and stuff but for 7 million you’ll probably need to buy somewhere a little further from kl or if maybe land abit smaller can buy at country heights or Damansara I just bought a new piece of land of 17000 square feet at Sabah and build my new mansion . It’s better if you got the connection with property agents , valuer and bankers to get you the best deals for land because most of the time . Off listing land is cheaper and is in better locations. I got my land from a off listing and it’s 50 percent below market value so yea . Or you can just buy a mansion in another location but for those houses you can’t customize to your own liking so it’s not that ideal
@Khai Ridzwan well I actually bought my land at February . Since it’s located in a hill and has trees all around it I had to cut down all the true do the si and etc . Now currently at September im planning for submission and can begin soon but that’s also because I have connections with some of the bomba and stuff so it was quicker for you I don’t know maybe it’ll take one year for everything to be completed before you can start constructing your new house as for customizing your own house I recommend watching CZcams videos of house from USA like from Beverly Hills bel air and etc go get new ideas . Malaysia houses nowadays have ugly designs for the money and once you get the concept you want . You can talk with you exterior interior designers, engineers and stuff whether or not the design you want can be executed

Well I don't think so because there are existing landed housing right next to the project. Maybe they apply to the entire Setia Alam?
Am keen to get a unit but I saw there is a box marked PE on the site plan at the end of the garden area, wonder how big will that be and should we be concerned abt that? Saw some in eco Grandeur and it was extremely big.

For landed houses, I wish there was a way to get to know our neighbors before committing lol. One of the cons for landed (to me) is shit neighbors. It's a 35 years commitment to live with said neighbors and it's a gamble, no way to actually dictate who we want to live close to. You're kinda forced to see each other's faces every day. Hence why condominium projects have more privacy and make much more sense to me.
p/s: If i were you I'd choose top floor as well, I don't want to hear my upstairs neighbor's car every time they're going out and coming back.
Dont be so happy first and below RM1 M house you would still seeing inconsidered neighbor like the one is having a dog barking the whole days for years!! You can keep complaining...
