As usual, this developer has reached that stage of superb certainty before the actual unit is even completed. The entire experience from township design, entrance, common areas, and etc are all within expectation. Just that for this type of Cluster Semi D, the kitchen design is slightly awkward.
What was surprising to me would be the fast clearance of corner units due to the foreigner restriction. Relatively this phase is priced higher compared to the surrounding due to them being the last landed product within Eco Ardence. That brings the next concern of having more and more high rise buildings coming next due to the maturity of the township.
Anyway, it's great to have a glimpse of my potential future home. Looking at the community, it's rather heartwarming;)
I purchased a semi d house 4400 square feet in Sibu, Sarawak(highly sought after area ) last year during covid time for RM 600k. Now it's Rm850-900k after 1 year. I'm a medical doctor originally from KL, I'm glad I'm married to a Sibu wife, thanks God for the arrangement. I can't afford a semi D in KL. It's depressing to pay house mortgage RM 6k per month if you are just working as a government doctor and just stay in a double story house in KL. KL landed house price is ridiculous for middle income professional earners to stay comfortably.
Everything looks good. The only problem is that I can’t afford 🤣

the empty plot of land next to ember will be high rise by rsku. The unit balcony doesnt directly face to ember.
The build of property width is 32 ft is including the garden area. The interior build up is only 21ft 4:10 😊
yes i realized the same thing... actually 6700 mm is equal to almost 22 ft.
Next to Ember is Encorp Cahaya Alam consist of Superlinks houses! They are also in their last phase right now, with corner unit with swimming pool!! You maybe can do a review of the township and developer!

My unit is one of the cheapest unit with the landed products in the township hahaha. Well we have different goals, their goal (other rich CZcamsrs) is to build a home that has lots of “attention” value as it’ll help their brand.
I was a property investor prior to all these attentions hahahahaa. Until now I’m still learning how to navigate to provide more value to everyone:)

The layout quite similar with Eco Sanctuary Bohemia tho. It cost around 1.3-1.5m leasehold.

Love the township, just that prices maybe a little over-budget for me 😅 Perhaps you could do a review of Hazelton or Birchpark at Eco Forest as it is more affordable for me and I’m quite interested in those developments. Specifically, the Garden Homes series in Hazelton and Birchpark. Looking forward to that review being done 😍
Was very interested in the house but when I visited it is much smaller than I thought. The built up is actually about the size of a standard terrace. And the garden makes it similar to a corner unit terrace. Really love the facade and landscaping. Really luxury and I guess you don't just pay for the house but those as well. But seems like I can't justify it.
Yea you’re absolutely right. Instead of opening at the front and back, these offers openings at the front and the side profile. That will give a very different living experience as it connects to the outdoor space better. But that reflects in the selling price also hahaha😅

the buildup macam isn’t 32ft wide. that’s inclusive of the side land. it’s around 22ft wide?

Very nice properties, but you can get an equivalent house in much wealthier countries such as France or Sweden for less, so i think the price is a bit steep!

@@iherng yes of course, the big difference is the facilities and security, in Europe, we wouldn't have that, just the house itself, so that of course adds value to the property, but still, 2.3 million :o!

9.6k, assuming it's 30% of net take home pay, then net take home pay needs to be 32k, assuming epf and income tax is 35%, the gross salary needs to be 50k ... correct ah?
Well that’s correct. But at this level not everyone will take 90% loan. And most people at this income level are operating their own business.

Staying in landed house is like becoming slave to the house if you like the house to be clean everyday and you don’t have cleaners to do it. Housekeeping in condo is much simpler.

No lah. It’s still a great project. Lots of value for money, just that the location is not for everyone. I would seriously consider that site if I don’t need to travel to KL that often:)

recently they also just handover the Hazelton precinct but I was abit disappointed as almost 90% of their boundary across the precinct used Anticlimb fencing instead of the familiar Ecoworld design “Emblem fence”….it’s seem like no longer consistent design with other Eco World projects😅

Impossible lah. This is one of the highest on demand landed housing development in Klang Valley. That’s why the NKVE junction connected to this township always jam although with 4 lanes.
