I got really curious after the Se.duduk D' Kajang visit and immediately I requested for an early access to check the real thing and Huni D' Eco Ardence was the earliest product of the duduk series. When it was introduced, it got sold out quickly at a price from RM393k*. After the visit, the experience was way beyond my expectation, especially the stigma that comes after understanding the price.
As this is situated within the Eco Ardence township, the experience back home will be pleasant. The overall theme is all also adopted within the project as they are reflected within the guard house, lobby entrance, facilities area, wayfinding and etc. I'm amazed by the design strategies adopted in order to achieve that 'best' form of unit layout within 1,000 sqft*.
To achieve the price target, they increased the density. They separated the residential tower with the elevated car park to save on structural cost. They went with standard finishes within the common corridor and standard sizes for the facade windows. But at a price slightly above the government compliant product, the facilities provided are simply amazing. My favourite space would be the multi-purpose hall, which was transformed into a co-working space, which I think is a very practical move.
The fact that this unit layout is constantly being in progress also excites me because the 4.4m* width within the unit is such a luxury. Every square inch of the unit is maximised as no spaces are wasted on circulation. Plus, there will be Huni Square, which is a commercial space right in front of the project and that's going to provide convenience to all residents.
My concern is that the customers’ expectations for this product might be mismatched as the product might be associated with the surrounding luxury landed homes.
The fully furnish package actually looks pretty good. Very practical layout, no unnecessary bells and whistles 👍🏼

Buy if you are working around Setia Alam, Shah Alam, Klang, Meru or Kapar. Not working in KL, PJ or Damansara. The highway is jam during peak hours and during unexpected normal hours. This area is full of factories and commercial development, if you can tolerate with lorries, trailers.. Please consider to buy. Please also check the air quality from time to time. The area is not far from port. I remember, when my kids in Tenby few years ago, during the bad haze hits Selangor, this area was bad polutted. School closed many days. Those days 😅 Maybe now better. Good luck! Anyway, I'm an ex Setia Alam resident for 10years back in 2015.

Good advice. I’m looking to relocate to Malaysia soon. Where would you recommend to be to get to Klcc in good time via driving or the metro that has 2 bedroom units for less than 2000ringgit per month. Thanks

Hey Sean, the multipurpose hall is ONLY for house party bookings. Residents are not allowed to use it to seat down and do work. So it really is useless unless you want to host people with a deposit of RM500 and fee of RM200 for half a day.
I have a unit in a similar development, what you said is right, some owners paid a few hundred Ks to buy the unit but they have a CB pattern like they're living in a million dollar property. Puiiii

Main causes for concern in low to mid-cost high density apartments / condos, given the weak governing by-laws for high rise residences and our general poor maintenance and civic culture unlike in SG or Japan, such properties will face a challenging time retaining it's new lustre and facilities once management is handed over to the ROA and when monthly $$ collection becomes an issue, not to mention issues with cases of mismanagement of funds

I went and checked it out, allnost bought it. The unit itself comes partial furnish only. Washerdryer, aircond and 1 removable wardrobe thats it. And its priced at 400k for the unit i pick. I guess they change the wardrobe and add on something else while building it.

May I ask why residential tower isolated from carpark is more cost effective? Isn't elevated from it is more space efficient and can build more residential units? Thanks for great video!
I think in one of the videos he mentioned before. It has something to do with being able to efficiently design, construct and maximise the space of the residential units. If the residential units were built on top of the carpark, it would be greatly constrained. The per sqft is fully maximised and utilised :)

Just wondering, when you walk from the parking to tower, only two bridges available, so everyone will use that two level to go up to their own level, so the two level with direct attached to bridge is very kesian la, have to wait lift for longer time for sure and many people walk there / pass by, it is very disturbing. And also the low level of unit which facing the parking lot level, if open balcony sliding door, car in and out, damn annoying too 😢 the cement corridor walkway, will be very dusty and lubang2 after some years, and the layout where toilet facing living room 😢 well, at this price, shouldn’t request more.

Buy but be careful what you’re getting into!, take a look closely at their total offerings.. the common corridor is only cement rendered, the roof of the car park in again cement rendered. You can imagine your unit facing the car park roof, and every time walking to your unit …. It’s an awful sight, quite horrific…. Each unit is around 400k+, it’s affordable but walking to your unit feels like walking to your low cost unit!… I always had high regards on products from EW, but with this I guess would be my last!.
For info, the project sold out yea. And cement rendered is not the worst thing or ‘horrific’ as described. We have number of lifts against the number of units per floor plate, the maintenance of facilities, the carpark experience, the connection to the commercial area and so much more to think about.
Thanks for your comments, just that walking to the unit is just a bad experience/sight … makes the whole project seem cheap! … maybe I have too high expectations from EW..… thanks for this video anyway.

Cement screeding corridor wont last long. Why? Those who moved in with heavy furniture or drops heavy will make the cement break off or cement chipping. Just have a look at those low cost flat corridor u will get what i mean

@@iherng maybe developer objective is to bring in more crowd or residence into the neighbourhood to boost their commercial activities. So cut their project profit margin. Win win for both buyers and developers

Because they are water retention structures, means it captures water from the surrounding especially rain water from the surface runoff. So if it rains a lot, or there are earthworks ongoing the water will be muddy.

Buyers of this property thought they had pay 600k 😅. Complains are good for improvement, but please give constructive comments. You pay what you get and this property is already good or even exceed than what you suppose to get 😅

Yea. That was something very different, perhaps the only weird thing.
The developer was trying to save costs in many components of the project, which I wonder whether a high density RM400k unit is hard to cover the costs of the developer. These can be seen in low ceiling height, cheap and small tiles size in the toilet, and cement screeded corridor!!! Cement screeded corridor is commonly found back then in most of the flats. Not only that it is hard to clean the stains and dirt but it makes the entire project look like an medium cost affordable apartment, if that is what it tries to position itself.
I doubt there are any comparable apartment projects at that size, number of rooms along with facilities within that budget.
Within the budget of 400k plus the facilities and design effort , this is consider really good already even thou with that corridor with only cements. You may need to see overall prospect plus this is a “branded” property instead of name that a developer than you never heard of, combining them it’s really worth the price

Actually these Huni apartment is to block the high tension cable view from the more expensive Eco World's landed properties there.

The management is not formed yet, so I'm not sure because it's entirely up to the residents. But looking at the intent, most of the buyers will be living in lah.
