My contractor drywalled the LVL and I had to get a structural engineer to approve it before they passed me. The contractor didn't do the permitting as he should. I'm a new flipper as well and have learned a lot.

Cost of tuition, thanks for sharing. I do a lot of diy work and hate dealing with inspectors. I'm in SLC and there was someone in the news recently who started demoing an old church with no permit. Now the city is making them repair it. So costly.

actually a great lessoned learned and the city has been great helping me. im learning as i go and it will hold me back possibly a few weeks but save me many weeks/months in the future on other projects as now I will know what to do!
Who pays for the material of a house flip like kitchen cabinet, hardwood and tile etc? If the contractor pays do you send them the material you would like or does the contractor pay for certain things like wood,drywall or nails etc and you pay for the cosmetics?
It depends on what your WRITTEN CONTRACT with that contractor says. One way to deal with it is that the contractor uses their preferred materials for the unseen components and you buy and deliver the visible bits like tile, flooring and faucets.
Hey what do you think about buying houses at auctions ?
sooo ive heard it can be decent but its usually competitve. you also have to write a check for it that day so have to have the funds ready. my opinion would to be to go to a few of them and just watch what happens each time and the prices they go etc. you will learn a ton and meet people as well

Everything needs a permit in CA. EVERYTHING.
Call your city or county ... but probably you did, especially if you alter the exit. It's a fire safety thing.

@@survivingthetimes No. Projects that DO NOT need a building permit are simple surface (cosmetic) projects; minor repairs and replacements; and minor site improvements or small structures. You can change old vanities, lighting fixtures, flooring, plumbing fixtures, etc. for new ones.
Projects that change the CONFIGURATION of walls, pipes, wiring, roofs, or major appliances typically DO require at least one type of building permit. Don't mess with what's inside the walls and floors without permits.
@@lazygardens , thx for info . It was an office door / door leading outside a room . I don’t like it , cause if safety/breakin issues .. but , guess I can have someone put the door back like it was before .

ROFLMAO! Before you start "flipping", make sure you know what YOUR city wants you to do and what you can do while waiting for the permits. Go TALK TO THEM!!! This guy could have saved himself a huge panic if he had done that.
Usually you can remove cabinets and trim, bath fixtures, and drywall as "cosmetic" ... DO NOT TOUCH studs, pipes or wires
I'll take the banter doesnt bother me because I know im helping people! I'm new to this and its "gurus" like you that tear people down when trying something new that keeps us all scared to try. I thought we could sneak one without permits and we got caught and I am honest about it all and showing it, now 100's maybe 1,000's of other people can learn from my mistake. I also was kind to the inspector and he is helping me with the whole thing and may waive my permit fees still. if he doesnt, I will pay them and it is a cost to learn this business. sorry i dont know it all!

we tried to just get it done asap to not have to pull any to be honest but "I" had no idea you needed them for electrical plumbing etc. but thats why im putting it out there
