All this info from these videos are so valuable I have been to so many seminars in the past and they make it so easy and even when you break down into groups and ask questions they either don't answer them completely or you don't know what to ask until you're done the course and would have to pay a boat load of mo ey for one on one mentoring to show you step by step and walk you through issues ...but some of your issues like the LLC funds needed in buisness account at a startup
Would not be tought or know or they do say put each property as a LLC but they don't cover the cost or it has to be set up prior

Great video. So the hard money is only used for construction/rehab. You used your own cash for purchase the property and closing cost ?
This is excellent! I’ve been in real estate since 2017, but I’ve always been intimidated by the idea of using hard money so I have paid cash for everything out of pocket. I’ve never lost money doing it this way but it’s tied up a lot of funds which could have made me more money elsewhere. I could definitely see me changing my approach going forward thanks to your videos!

what do you pay the interest payments for the loan with ? (newbie)
We did our first plip full gut we ended up spending $52 per sf and we did the demo and all from the inside … it is a lot of hard work and a lot of 4 hr trips I will rather pay someone to do the work … but now we know …. I wonder if we can get a DsCR loan with high DTI to rehab a property we own in West Texas …
