Your main problem is buying low income housing! You have to think of who your buyers are. Low income borrowers are not buying right now because they can not qualify... Also drop the GC's; you need to learn all the actual costs! I have a new channel as well and I'm an open book, good and bad! Hang in there!

You're doing a great job. The idea of using Alibaba to import from China is good but to save money you need to fill one or at least half container. You'll need a cargo consolidator to get the materials to the port and coordinate inspection in China, you have to get cargo insurance or use the one from the cargo company. Maybe you can import and resell to other investors. If you have questions, I'm happy to help. I used to import my merchandise from China for my Amazon store.

I use Kiavi. They just go off your credit score (min 640) had to use my wife's LLC because my credit score was low but it's rolling through now

What I’m learning is buy direct from seller and become a realtor and be general contractor save on realtor fees and wholesale fees and contractor fees

Hey man, flipper in PA here. Everywhere here it's slow lately. Spoke with many agents and my agent says she is getting the same feedback. Maybe people are on vacation and adjusting with kids getting out of school. It will pick up!

We did our first plip full gut we ended up spending $52 per sf and we did the demo and all from the inside … it is a lot of hard work and a lot of 4 hr trips I will rather pay someone to do the work … but now we know …. I wonder if we can get a DsCR loan with high DTI to rehab a property we own in West Texas …
