    The house looks nice however one of your comps at Alford street is under contract for 185k
    And you have a new listing in the same neighborhood way under price of your listing.
    There’s a few things I noted that can be considered for your next project..
    The front yard can use some curb appeal flower bed
    In front to cover exposed drain pipes plumbing and give it a more welcoming view..
    a nice driveway or gravel driveway..
    Back yard should have a nice deck not small stairs..
    This will utilize the space more well..
    The house needs more lighting, recessed is the way to go especially in smaller rooms , the couch shouldn’t be stage so close to the stove not a good idea .
    And maybe too much white .. have to break up the white more black trim would make it pop out like the bathroom.. other than that it looks great.. but nowadays price a little below will attract buyers especially in Baytown.. if your familiar with Baytown it’s a blue collar area especially in that neighborhood.
    I have a rental on Carnegie behind the railroad tracks.
    It’s best to be very familiar with your target market because things can get very competitive , luckily there’s no new builds in that area that you have to go against.. Bol on your venture.

      BINGO, my eyes IMMEDIATELY went to the plumbing pipes upon first glance! How did the lady not bring that up? In my opinion houses on bricks should ALWAYS have skirting, even if it's just the cheap painted lattice makes a world of difference!

    If you plan on using the same color schemes for all flips going forward should just buy a furniture set that will match it and stage them yourself. If you plan on doing this for years to come it will save tens of thousands if not more.

    Looks better but still looks like a quick flip. The driveway, the lack of skirting around the house and the gaps by the microwave are some things that look like cut corners.

    Those kitchen cabinets would be nicer with some black knobs for sure !!! Nice house through!!!

    I actively flip. one strategy i use is price it a little lower than i want to .(example your house i would've list at 184,900) still make numbers work. Get more buyer pool in. and get multiple offer and see where you at that point. you will get the lower buyer pool try to make it work and the other pool. basically target more people

    I would also invest in some landscaping such as mulch beds and some small plants as well to give it some better curb appeal.

    Hey Jackson, you should add a photo of the second bathroom to the listing that has the shower door. Let the potential buyer see all that they can get just by looking at the listing.

    Thats awesome Jackson, you got lucky finding all them appliances, and smart you bought them in bulk. I feel you and your wife should invest in all your staging furniture. It would save you money in the long run. The buyer would actually be able to see and touch the furniture during showings. You guys are flipping more then one house at a time. So your staging furniture will never be in storage, it will always be making you money. Digital staging is cool but the buyer dont get to see that during the showings.

    Whenever I saw your last video on this house, I thought the unpainted porch didn't look nice. It looks so much better painted! The only thing missing on this property is a good pressure washing to the driveway and fixing the front and back yard grass. Keep up the good work!👍

      yeah totally agree pressure wash the driveway and make sure all wall plates are installed before taking pictures.

    Your landscaping needs work. Flower boxes, bushes blocking out those cinder block foundation and grass, porch swing. That will welcome them before they open the front door.

    Appreciate the content you share. Nice rehab, my comment is from my angle of flips in market I’m in. I’d definitely have fridge stove and microwave (sometimes I buy light used or scratch and dent massive savings)hardware for cabinets etc. A lot of new buyers want as much little bells and whistles. Temp blinds, shower curtains. Many just want to move in not want to have to spend. I agree stage kitchen washroom living area is crucial!! Another small comment the porch looks nicer now, I’d add some lattice on the bottom so you don’t see underneath, same with that crawl space looking area. I’m not familiar with Texas maybe have to leave it open

    Just checked out the photos on Zillow. Really need to add some trim boards to fill the gaps beside the microwave, just doesn’t look right with those huge spaces on both sides. Just some constructive criticism, good luck with the sale!
    Also keep at it with this channel the subscribers will pick up with you keeping it real like this!

    Looking at the house the thing that stands out to me is the ceiling fans I know it sounds minuscule but it you can take a look at a side by side of M.bedroom and living room you can clearly see the difference it like putting old dirty shoe strings in a pair of new all white shoes it stands out. Being that it’s the living room that’s the first thing that people see. I’d change them out to match the M.bedroom and address the curb appeal by doing some finishing work cover the gap under the house and porch area even maybe asphalting the driveway. Psychologically when you look at a area in the house you naturally drawn to floors then fixtures

    I am going to be a real friend and be completely honest it’s the front porch it’s awkwardly long and it’s an eye sore get rid of it!!! It doesn’t need paint! Put a small over hang a nice lantern light by the door a welcome sign and a mat it will sell and maybe a potted plant!

    6 weeks is insane! Is that the standard going time for permit pulling in Baytown or did they kind of put you on the back burner for not pulling them from the start? Also I've heard that new construction permits take longer than remodel permits so maybe that addon addition in the back played a major role in it?

    To me some of the digital staging looks kind of cursed. It best to use cheap staging furniture unless maybe you are selling a cheaper house like these houses. If you are selling high end or even 400k+, go with the real thing.

    I think the exterior looks awful, looks like a floating house. Also, the landscape is crappy
