- I hate cold calling for investment properties so I am determined to build my real estate investment portfolio through networking. To grow my real estate investment portfolio Im going to start with house flipping.

My goal is to start out with some house flips to build up my cash to get some long term buy and hold properties and grow my real estate investment business from the ground up!

I'm a beginner fix'n flipper like you, and my biggest issue is finding properties; I'm having real problems finding a local wholesaler, so I'm slowly building relationships with local Banks for REO properties, looking for pre-foreclosures, etc.

I going to start this business and really your videos are awesome, but I have a question if you can help me with, what is the difference between the hard money loan and the personal one, I got some offers for 4% interest for a personal loan while the hard money is 12% and they fund 75% only !!
