I don't think the concrete is visually unappealing at all. By the time the residents put out some chairs and some flowers, you won't even notice it.
I was thinking a Shade Clothe Awning all away around to the Edge of the Concrete. And then have their Chairs and Table and Plants in pots.
It will blend in in time its better to have a lot of concreat and no damp nice job guys
My thoughts exactly. Property owner could put some fence dividers up and turn it into a patio area for the tenants.
Silver reflecting tape, around the top of the Ballard's, would be a nice touch. Especially at night

I don't see a "Sea of Concrete", I see a patio addition for each unit. It does not look ugly.

@@markschultz1606 Yes, a few potted plants will soften up the overall affect, as well. Also, I noticed the roofs for all the buildings look brand new. The new owner's investing a lot into these apartment buildings.
I love how you didn’t back away from this challenge, but instead kept at it until you had it solved. It was a huge problem that 90% of people would have walked away from. So very well done!
As someone in a wheelchair. Concrete is my friend.
Tough jobs like this some contractors will avoid. However, I feel like you learn a lot going through the process of solving a difficult problem and in the end there is value to be gained from putting in the work that others won’t. Great job.

@@GCFD I seen where you took that green grate and used your pocket knife to cut a drain hole but you were still worried about leaves getting snagged. A few seconds with a dremel you could smooth that opening that might help 🤷♂️ I have zero construction experience but just a thought.
@@GCFD here in the uk their are gulleys under every rain water pipe from your roof which goes underground to your main sewer that's where our rain water goes

Awesome job Shawn. You almost need a flap at the end that gets thrown up and drops down when no rain, water, but not an easy problem to solve. I think the concrete looks fine, I bet those renters love their new patio. Lots of grass vs concrete.
Yes the renters are thrilled to have a landlord who cares and to have their flooding problems solved.
@@GCFD I agree I think a flap would help but I’ve never done that I would leave that to the pros (that’s you lol)
Something like a check valve. Maybe a piece of inner tube cut into an oval shape to match the discharge outfall
A "pop up" - type of discharge (sideways). I'm VERY sure you'll come up with something- IF necessary!

I agree a flap valve is the solution. But you still need to prevent people putting there foot in the hole and twisting their ankle. A flat grating level with the top of the pipe downstream of a flap valve maybe could have been a solution here. Then you could lift the grating to get to the valve if it gets clogged with twigs and the concrete could be profiled so there was less chance of a trip or ankle twisting hazard.
The cement looks fine; much better than asphalt. This highlights how important it is to account for drainage in new construction. That is an area you could consult and construct solutions. And you have to be there during the pour to assure your plan is 100% followed. A laser level might help in bigger projects.

A bit of flowing concrete is far nicer than thick, water logged mud. Great work.
I’ve learnt so much from watching your channel. I’m in the UK on clay soil and am applying some of the principles you’ve taught us to drain water away from our building. In the UK we’re not allowed to have rainwater flow over our neighbours property. We either have to hook into the main storm water drains or have a soak-a-way buried under our garden. We are also lucky in that we can collect the water in rainwater harvesting systems to use for washing clothes, flushing toilets and watering the garden in summer.

Shawn, I’ve actually seen a few outfalls here in wisconsin that have “hinged” covers on them. Prevents rodents from going in when it’s not flowing, and when it is, it pops open to clear out any debris. Again, still needs maintenance and may not be the best for every situation, but it is an idea!

Looks good. I would recommend using straw mats or hydro seed for those hill sides. Also if you use seed and straw put down a 12,12,12 fertilizer, it will help get the grass to grow and stabilize the hill side faster.
Great advice Rob. I don't use fertilizer too much but see the positive reasons. The grass came in well here, luckily.
I think those tenets are going to love that corner area. That is like a bonus patio. Concrete is way better than the mess of bushes they had before. Another bonus is getting rid of that ground cover means less critters and bugs right next to their windows and doors.

Yeah, Grandpa's here today! I love seeing him at the job site. As he gets older I hope they still bring him and a comfortable seat for him. Maybe we (you) could let the viewers know that your viewers would like to buy him a motorized, big tire wheelchair built for some what ruff terrain. I am pledging $100 USD towards this goal. It makes my heart happy to see him there!
BRAVO my dude.. Bravo. Solution for lack of maintenance is PERFECT here. So much damaging water, now no longer going into the homes. Also, I personally dont mind that sea of concrete, the people renting that place can put BBQ back there and outdoor seating and stuff.

Maybe the biggest and toughest job on the channel and worth the four part series! Great work Shawn and there isn't anything wrong with the aesthetic of the concrete, especially while considering the functional nature of it. Considering the hassle it caused the landlord in the first place, it would pay them to keep right on top all the maintenance checks of the system. Spend a little time and organisation to save a lot of money and stress.

Congratulations Shawn! There might be a formula for the quality of the concrete work. In the couple of years I've been following you, the concrete jobs have been on the small side and bang on. This has to be one of the most extensive concrete jobs.. so all day, multi day. When people get tired, quality can fall. The laser eyeballs that can precision sculpt a 6 foot run, might by shortsighted on the 60 foot pour. Thankfully your laser eye is always full bubble! What about a hinged cover on the outflow for easy cleanout? Get into custom metal fabricated outflow covers!
As a landlord myself, I love what you did here. Concrete is a lifesaver. There is nothing worse than having water issues at a property. Great job!
Take the grate off and leave it off! Also I don’t think the ‘sea of concrete’ looks bad at all. Looks normal and actually areas for renters to put out flower pots and chairs.

This was a great project. Of course I don’t know if you made this recommendation but I would highly encourage all those trees on the backside of the building to be trimmed back to the property line or taken down if they are owned by the same person. That will help tremendously with the debris

You are admired for solving the issues at hand and facing them head-on, as a challenge. You are the only one I have seen that goes back on a rainy day to verify the success of the job under adverse conditions. Great ethics. The "sea of concrete" will be very popular with the renters. It makes the outdoor area very much usable compared to grass/soggy dirt.

That's a huge amount of work my friend. It turned out to be a win win for all parties involved. And its not a IF it gets clogged, its WHEN it gets clogged. Some gutter covers would help a little, but yeah...
Loved this series! 👍 The concrete offers residents an outdoor area to enjoy. They could install a pergola and plant grape vines if they want. I had a similar muddy issue and tiled the area and now we not only have better water management but another outdoor area to enjoy.

Pro tip: IIf you want to compact dirt with the mini Bobcat, fill the bucket with dirt. More weight, more compaction. :)
@@jeepinass You can see in the timelapse video that it indeed does compaction. Sure tracked vehicles spread the weight over a wider area, but there still is weight.
@@jeepinass I am watching this farming channel. Mate has tracked hardware to reduce compaction on his fields, sill get's compaction.

Hey Sean, I for one appreciate the trouble you go through to put these videos out for us to watch. Even though most of us aren't in your service area, we know what to look for if we hire someone or take a project on ourselves.
I'm not a big fan of the sea of concrete, but I'd do the same thing. You said there is a new property owner so maybe he'll have someone build some planters that stick out from the building 90 degrees to break it up. He could charge a little more rent for the patios.
My thought on the newest outlet in the sea, it needs to be covered somehow so someone doesn't step in it and twist an ankle. None of us want to use our liability insurance. Having said that, it also needs to be open to get rid of the crap that gets in it. I like that you opened up the bottom of the screen. Maybe the landlord could have his lawn mowing people or property manager check it regularly and clean it out as needed.

This was a long process but looks great now and hopefully no more flooding inside. You made it so the residence can actually sit out and use their backyards which is better than what they had with the lawn.

Great job Shawn, you have done what you were asked to do and get the water away from the property, and using all the concrete has done the job and working well, i want to say the concrete guys have it easy when you have truck drivers like that and getting in so close to the job makes it so easy for them, looks really good and finished off tidy

When you show the shadow of your drone, it reminds me of a frog on drugs.
