    I love it! Would probably do some low voltage (security and fire) pre-wiring when I go this route to keep the walls and ceilings intact rather than have to fish wiring through

    Nice! Can you give us an update on how it is now? Any defects or problems show up? What options you wished you have gotten? Like outlet placements, rough-ins, etc. Thanks!

      Dino G hey thanks for your comment. The builder has corrected any poor craftsmanship or defects that I’ve pointed out to date. For options, I’d say don’t do the rough ins for security cameras - big waste of money. I would’ve liked to upgrade parts of the roof to metal roofing because it looks really sharp. I chose the right number of rough ins for ceiling fans which I’m happy with. Also, I’d recommend adding floodlights or rough ins for them in the back, both sides, and by the garage (I didn’t do this but wish I did - I only got the backyard one, which I converted to a Ring floodlight camera).

    Home looks nice! We are currently in the beginning stages of our Hudson build, due to be done in March. This is the type of video I’ve been looking for! I have a couple questions. On your front porch, there is a wire sticking out of the siding, is that low voltage for security ? Also since moving in, or during the building process, did you encounter any problems with the quality of work ( such as drywall finishing, unsquare walls, poor caulk jobs)?

      Rafael Sanchez hi thanks for your comment! The wire sticking out is for the security cameras. Prior to closing, I noticed some small things that they addressed before closing. After move in, I noticed a few things that they corrected during the one month meeting with project manager. Once I reach the one year mark, I’ll be sure to have an extensive list so that they can correct as part of the 1 yr fix it period.

      @@dmoneyownz Do you have a leaking roof yet? Man I was hella hype to go with Ryan's Home's in 3 years but after reading hella bad reviews on them about using cheap material and everyone house is breaking down already when it's not even 10+ years old I'ma have to pass. For the price they want I need my stuff to last at least 10 years before I have to start fixing anything. But it looks hella nice though!

      Karen Szeto I’d say not very negotiable at all. They may throw in a few upgrades but they probably will not budge on price. They need to keep the prices high and in alignment with other comp houses in the community.

    Hey man, we’re thinking about purchasing the same model in Newark. Was wondering if the quality of the house so far has held up to standards, any major defects?

      Winston so far so good, I have no major complaints. Anything minor, they addressed within the first month. You’re buying in the area next to Holy Family church? I was considering there, but they start 50k more for the same house there vs Middletown.

    How is your home after a year? Did you have leaks or other problems? If so, did you receive adequate feedback from the construction company?

      The only leaks I’ve had so far was in my garage after a tornado hit our area. They repaired the flashing behind some siding above the garage and replaced the drywall in the garage and all is well. Other than that no problem. They’ve been very responsive and addressed all issues so far.

      Al3x3s I just called the office and I made appointment with her next Saturday. She said the prices depends on the area and the model you choose. The area that we are looking for is a house with three bedrooms and two bathrooms runs for 189k or something like that, thanks.

      Thanks for your response. I'm having a house built. I went by yesterday to check progress and my brick on front porch looks a mess. It wasn't neat at all. I'm supposed to close in 45 days.

      So far almost 5 years in and no real big issues. Had a minor leak in garage that was corrected under warranty. You’ll have settling happening too but can get nail pops corrected once you hit one year fixer upper by Ryan homes.

      @@okaqj1554 you’ll be ok, just be on top of maintaining your home and getting things addressed as they happen. Bad reviews can happen with any builder, even the top notch ones. I wouldn’t be worried if I were you! Enjoy your home!

    Middletown DE is very nice place to live. Lots of amenities, but it's slowly getting way too expensive. Nice home by the way, what do you do for a living to be able to afford such a dream house?

      RG the price keeps going up but it’s good for current homeowners and the value of their houses in the community. Thanks for the compliment. I work in pharmaceuticals as a principal investigator of clinical and nonclinical studies.

      dmoneyownz Yeah do you make a good point there! It does benefit alot of people. Also your job sounds like it's interesting and not easy work too, you work hard and enjoy everything you've git, that nice Range Rover too! Hope you enjoy your new place man!

    I’ve got a Ryan home built in 99, yes it was a while ago, but when doing remodels I am able to open things up and see how poorly the construction and craftsman ship is/was. From what I’ve seen and heard, things have not changed through the years. The problem is these are all cookie cutter homes bid to the lowest bidder when it comes to contractors. The faster they build the homes, the faster checks get cut. Because of this, craftsmanship gets over looked. Also, these along with most new homes are built at minimum code which saves on money to pass inspection, but years down the line, it will cost the homeowner.
    Do your research, search Previous jobs by the builder, go to the community, and knock on doors, talk to the homeowners, get their feedback.
    Don’t get fooled by the shiny things in the house, look past it and you will start to see all the shortcuts that are made. Then ask yourself, if I can see the mistakes on the surface level, what’s behind the walls, what’s under the floors, and what’s under the slab? This is your future and these days a crap ton of money.

      @BrianaLoveW Sim, a velocidade é muito assustadora e preocupante. É impossível construir rápido demais e com qualidade. Os operários têm que trabalhar muitas horas de forma opressiva e isso vai se refletir no resultado final. Além disso, soube que a qualidade dos materiais é normalmente inferior. Juntando tudo isso com adequações a um código mínimo, bem...É muito preocupante mesmo. E no caso de regiões com tornados acho um crime os governantes permitirem construção de casas que podem simplesmente voar. Deveria ser obrigatório nessas regiões casas de tijolos e cimento/concreto como é aqui no Brasil

      @Ashley Staley he won't say dear no one really says the defects if they love their house I've noticed that's why when we sat down went through process saw how we was treated and the process we went back and ended up with a lennar home prices where better and what you see in the model is what they give you yes it's very cookie cutter but amazing that I got everything from base boards to lighting and wall outlets but so did 50 other customers.

    I have seen the Hudson model and the first floor layout is not impressive. The living room/dining room combo is not spacious at all.
