    We built our forever home, the Versailles by Ryan Homes! In this video I’ll be sharing my overall experience with Ryan Homes and an overview of the new construction home journey. We started this process in November, and closed in May. It was an overwhelming, but exciting process. In this video I share my thoughts and impressions with Ryan Homes at each phase of the new construction process.

    Hello, thank you for sharing your journey I’ve learned a lot from your videos. I’m currently building in Maryland with Lennar, and we are in week 9. The process seems to be moving extremely fast! We were provided with an estimated delivery date of September 30th but with the house completely framed at this point I can’t see it taking another 3 1/2 months until completion. I can see August but not September. You mentioned that your home was delivered early, May I ask how early? Oh any by the way I loved the Corsica model with Ryan Homes too.

      Sandy, I would like to ask how has been the process with Lennar. I have heard bad stories/ reviews about them and I am currently looking into different builders. Of course I want my dream home, but also want the home to be built extremely well and would prefer a smooth building/ buying process. I appreciate your response.

      I live in Maryland as well and will be with Lennar. My open is that they are better than Ryan Homes far as the material. Would you agree, how’s your house holding up today!?

    I'm in the process of getting our Ryan Home built in Ohio right now. Waiting for the mortgage to get the approval to start. Very excited

    When I worked with a construction company we didn't allow the people on the property either. Mainly because of safety concerns and my old foreman told me the home owners liked to mess with stuff so eventually he just quit letting people see the houses

    Hey Nika! I’ve really been enjoying following your journey. We’re currently building our starter home with Ryan Homes over in Henrico. Ever since the pre-drywall meeting, I’ve been visiting about twice a week and my wife acts like I’m obsessed. 😂 glad to know I’m in good company.

      Appreciate the review. We are looking to purchase a home and read several bad reviews of poor workmanship. Is there any issues with windows, floors or leaks/ hvac?

      ​@@NancysKitchen526 get inspector before you close and get the keys to the home. Few weeks before closing is best So they have time to fix issues. Not all Ryan homes are bad. Drb is another company that built my bf house and yes he had issues. But just got them fixed. People love to complain. Just always be aware and catch things. Get your own private home inspector . It'll be worth it in the end!

    Just started watching your videos because I am a newbie home buyer. Just signed my contract with Ryan Homes. I look forward to watching for tips, as I am completely naive to the process. I am building in another state 6hrs away from me so it will be a good travel back and forth but I am committed. Won't be able to go very often which sucks but I'll definitely follow up.

    I am so glad she brought up the loan officer and how they make you feel some type away because I just got pre approved for my house and she made me doubt myself and feel broke😂

    Great video! Thank you for sharing. I love those pendants over your island. Are those Ryan Home pendants or did you replace them? The Versailles is a gorgeous floorplan. I am also in VA and thinking about a Ryan home. Sadly, the Versailles is not offered in their current communities.

    I appreciate this review so much, especially the part where you talk about your ability to check in on the progress of your home. You are investing 100s of thousands of dollars and likely 1/5 to a 1/3 of your life in payments (for standard loan lengths) ... it's pretty responsible to want to check that status of a project like that.

    I'm building my first home with DRH. I think one of the biggest things is not acting confused and making sure you get a 3rd party inspector for all three phases. Almost bought a home with Lennar last year but price was really high so decided not to go along. This home were getting now is only 385 so for the area and bedroom I think It's a great deal. I look at Redfin everyday so I know what type of price I should be paying and honestly, it's a steal. Being only 26 I'm excited/Scared lol to be in a home 🤣🤣 good scared though.

      After! You can’t make any changes until after closing and you’re officially the homeowner

    Congrats on the house! I wondered and you might have mentioned this somewhere, but did you use your own realtor for a new build? Is it recommended?

      Thank you! Absolutely you need a realtor!! I’m a realtor myself and each time I built, I used an agent. You need an advocate! Their sales rep doesn’t have your best interest

    Hello I’m in VA and plan on building with Ryan homes in wva. Did you use a realtor? Reason why I’m asking is I’ve been told they will help you with the legalities of the contract. I’ve read reviews where people used Ryan homes and they’re home never got built and they never got their deposit back. Thanks.

      Oh yes! You should absolutely use a Realtor!! You need someone to advocate for you, at their expense!! Also, Realtors can negotiate upgrades, etc!

    for pre-approval did you have all your down payment money in cash already?
    I know for new constructions you pay an early deposit at time of purchase contract, and down payment as per usual at closing.. but will the lender expect you to have the downpayment in cash very early on?

      Yes we had to have proof of the downpayment in cash. We had to pay 1% of the purchase price at the time of signing the contract and a minimum of 3% had to be paid before they broke ground. Every community does things different, but I had to pay everything before construction began. And then you have to bring closing costs to the closing table

      Hey!! That’s a personal decision. They are both great floorplans, but it will ultimately depend on what you’re looking for in a home 😊

    How long did it take for you to get your pre approval? How much did you have to put down? I called them today and they said $35000. I was wondering if that was typical.

      It took about 48 hours. I had to put down 3% of the sales price. That’s typical for new construction
