    From personal experience with Dan ryan builders, AKA DRB, I have some suggestions to those considering a house purchase from them. #1 Document EVERYTHING. #2 Have your purchase inspected at every stage of construction. #3 Do not close until EVERYTHING has been closely inspected and any issues resolved. DRB's claims of a 3rd party inspection is a scam. Just remember, you're not doing yourself any favors by ignoring this post.

    Pebbles is 100% correct with EVERYTHING she listed about Dan Ryan! The cracks in the driveway (for me) and (her) garage, the trash left by the super friendly construction crew, the design center not giving you all of the available upgrades (I'm about to paint my all white garage door), the slowly-draining soil with sod (our next door neighbor has this issue), etc. She's spot on. The only difference I had was that the sales representative was extremely professional in NC, as was the project manager once construction commenced. Communication was outstanding between me, my husband, our realtor, and the sales representative from start to finish. She even sent us pictures of the build as it progressed! We had to get two large "rectangles" replaced in our driveway 3 months after closing because it cracked all the way down to the soil. It was visible before closing so we reminded them of it every other week until they came. You do need to stay on top of the construction team because they may leave items out that you paid for, so check on your build as often as you can. For example, we paid for a double sink in the upstairs hall bathroom. They only roughed in piping for one. Once it was brought to their attention, they fixed the problem (weeks before the sinks arrived) but forgot to install wiring for the lights that would be mounted above the sink! They tried to center one set of lights over two sinks when our blueprints CLEARLY showed that each sink was to have a light feature above it. I really love our finished product, but if I was not paying attention during construction, we would have had a lot of headaches to deal with after closing.

    I love your attitude 😂 “you going to do it now or I’m not closing”. ME AF. Y’all not about to play around with me! My house is about to be built soon and I will have my foot on everybody necks because if you don’t they will try to play you.

    Omg I love this video! Thank you for posting! I totally feel you on the sales rep!! Prior to signing our contract, we specifically asked if a certain elevation would give us more room in the backyard and our rep told us YES! She went above and beyond to give us approved plot plans of the different elevations of our model as proof and we even visited lots that were already building. She said that she understood how important a bigger backyard was to us so she's going to do what she can to ensure we are good on it. We completely trusted her. We paid for the highest priced elevation to gain 5 ft in the backyard (additional $5k). When we finally received our approved plot plan, it did not give us any additional backyard space so we asked if they would credit us in design credits for that mistake. Our rep refused to acknowledge that she said anything to us. Her manager told us that we were just trying to get out of the contract which is so BS. I even sent them the plot plans they gave us and I texted our rep that it was completely unacceptable to they felt the need to upsell us on that. Anyway, they never gave us the design credit and told us we can back out but they aren't sure if we would get our earnst deposit back. I was so livid. One because we STILL want the house. Two because they refuse (even if it was an honest mistake) to acknowledge their mistake. Our rep had the nerve to call me recently and tell me that if I needed ANYTHING, I could always reach out to her. I definitely made sure she knew how I felt about her. Why would I trust her for anything when she can't even be fucking honest. What a joke. Sorry for the rant. Your video just hit a cord with me. If anyone is reading this, $5k to a builder is nothing but $5k out of our pocket is a lot of money. We ended having to pay the design center 11k extra for upgrades because we were over our allowed limit. Had they given us that $5k credit for their mistake, we would have only paid $6k.

    Great information! I just bought a home and I dealt with a few of the same things you mentioned in the video with the builder of my home. I wish this video was posted before my walk through cause I definitely closed with pending repairs to be done(they got taken care of with me having to be very firm). You are ABSOLUTELY right about the struggles of being a single black woman buying a home without a man there. The good thing is I can tell you are your best advocate. I look forward to watching more of your home content!

      That's bad. You may be able to trust some builders to produce what you asked for. The best policy to follow with DRB is "Do not close until your build is thoroughly inspected by qualified inspectors. Ignore the 3rd party inspection scam.

    It’s June 2024 and I’m watching this review video b/c I’m in the process of getting a home built I’m researching DRB homes as well as a few other builders as well ~ Ms.Pebbles my warrior sis 💐🙏🏿🦋thanks so much 🙏🏿🦋🤲🏿your review in this video truly helped me to better understand a lot of new built homes and the process and what to be aware of truly a blessing ~ may GOD♥️🙏🏿🦋bless you and your family abundantly🙏🏿

    I'm a subcontractor for Dan Ryan and everything she said is a problem is multiplied behind closed doors. Unprofessional is an understatement

    I can soo relate with your experiences. I recently move into my first new home, new build, and Im a single female. I learned real quick they will not let you know about options, unless you ask, and also they will take it upon themselves to make decisions for you, that you should made for yourself. Im currently dealing with a garage work area sink I cannot used appropriately, because they decided to attach a sum-pump to it, to push the water up 1.5 feet as the attached the sink drainage pipe to the laundry sink pipe 2 feet high up. Anyways, its been such a challenge, and like you, I have had to stand up for my self and put my foot down a few times. Thx for the share

    Hi Pebbles, thanks for sharing your experience, we are purchasing our first home with DRB Homes in VA. We are not closed yet, but after reading all the bad reviews online about this builder, I am a bit hesitant. Just wondering if you are still living in the same house and how is your experience after a few years have passed?

    We are also in SC and have been in our Dan Ryan home for 10 months. It’s interesting hearing your experience vs ours. Our sales rep was fantastic, our design center experience was great, and our project manager was seriously amazing! He called us almost every day and would call or text about any issue we saw or that was going on. After we broke ground, we really didn’t talk to our sales rep anymore we only dealt with our project manager. We gave all 10s (or whatever the best was) on our survey! Our neighborhood also has DR Horton in it and everyone ALWAYS has issues. It makes me so glad that we paid more and went with DRB instead! I hope you still enjoy your home!

    I feel like our sale rep was extremely honest with us. I came to him without a realtor because I know all the ins and out of new construction, was so close to signing on one last year. I told him I was willing to buy instantly if I liked it so I knew he had extra motivation. I asked him about upgrades, and he told me they already pre upgrade the place which I'm completely fine with because honestly at the price compared to the surrounding homes, I could care less what upgrades I get lol. We saw the home and loved it so we went ahead with the contract. I told him I would be having an inspector come in just so he knows I'm not playing. I don't want any big surprises by the time I move in. Getting a great inspector is key especially for phase 1 and 2 of the home building process.

    Did you take advantage of all the optional features or skip on some? I'm building with them soon and can't decide between the basement for extra space or if bonus would give me more based on their floor plan I'm leaning towards going downstairs vs up

      I wish I would’ve added the extra bonus room upstairs. The only optional feature I added was the shower & tub combination in my owners bath. How many bedrooms & baths do you have so far?

      @@pebblesgrayson330 I am looking at the cooper 3 plan 3brm2br +1bdrm but adding the options of turning bedrm3 to a study/office, the extra 4 inch garage ext, fireplace, majority of the opt windows for natural light. I'm stuck right now on the different options for adding just a bedroom in the bonus room vs basement options. I too will be moving out on my own, doing this by myself so I will also have to put my foot down and settle for certain things but your videos gave so much perspective!

      That’s my floor plan. Don’t convert the bedroom to a office. You’ll only have 2 bedrooms since the bonus room upstairs isn’t technically a bedroom. Add on the extra bedroom & bathroom upstairs that way you can make that your office and you’ll have 2 bathroom for your guests so they won’t have to go into your bedroom. Get the fireplace. I wish I would’ve gotten it for the ambience & decorating the mantle for holidays and stuff. Get the garage door if it’s not too expensive. I wish I would’ve expanded my patio in the backyard. Since I didn’t get the fireplace, I have 3 windows in my great room so I plenty of natural light coming in. I wish i would’ve gotten the gourmet kitchen with the extra ovens. I’m so excited for you!!

    smh, i can't believe that ppl get such bad customer service and garbage sales ppl when we're talking about a major purchase like a home. if a salesperson cant even make you aware of ALL options available to you they should be fired. i watched another video with just alot of obvious bad workmanship and also somebody left black fingerprints all over the walls upstairs everywhere a couple days from closing, im like so if nobody said anything they would left the house looking like that? wow

    I have had mine 2 years 3 months and I have a pipe leaking in the wall and they told me the warranty is 2 years maybe the house insurance will cover it, ac is messed up 63 nail pops a crack in the other side of the ceiling, carpet has pulled away from the bib and my kitchen floor is coming unglued, they Suck I wish I had the money to suit them 🤬

Just found your channel because I'm considering a DRB home and looking for info online. (I assume you're talking about DRB, not Ryan homes.). Very helpful info especially the design center foreknowledge.

    I am considering Dan Ryan in Millbridge, Waxhaw, NC…. And it started off the exact same way … let’s just say a less than friendly sales rep over the phone 📞 because the office is closed on location! My agent has called all day today for an appointment to no avail!

    We closed on our house in Berkeley County, WV about a year ago. Definitely ran into similar things with the design center. We didn't end up doing any upgrades to the exterior, but there were certainly add-ons that weren't mentioned to us.
    Hearing you talk about your sales agent, same thing happened to us with our warranty(work order) person. Kept trying to get in touch with them for about 3 months after closing and kept getting nowhere. We were missing a dishwasher at closing, so they ended-up giving us a plain white loaner, which we got to keep, so that was pretty nice. Closing during pandemic, definitely understand them having trouble sourcing appliances.
    If I had to pick the worst part of working with Dan Ryan Builders, it's the communication. These people simply refuse to talk to each other. A painter will come-on and paint over the outlet covers that were installed the day before. Then a plumber will install a sink and damage the drywall. A drywall person will come in and mess up the tile. This is just a neverending loop and the PM doesn't seem to be able to fix this. On top of that, our sales person kept giving us arbitrary completion dates and it wasn't until we got in touch with the PM that we learned that any timelines we have been given were way off (by about a month). At this point, we are coming up on the year in the house and still dealing with communication issues between contractors and everyone else, while they are performing warranty repairs.

    I have worked as a Sales Agent in new home Builder Sales for the last 17 years. These are all typical issues, the minor cracks in the slab is not an issue. The cracks would have to be a certain width and meet certain criteria for it to be remediated. The construction workers can be pigs leaving their trash from lunch, water bottles, etc around the house. The builder does not pay for someone to clean the house everyday. That cost would be passed on to the buyer, so you really don't want that extra expense. You will see this in homes that cost 200k and homes that cost 3M. Some building superintendents are more strict with their subcontractors than others. This is normal with the majority of the builders. I will say my last builder was the best at keeping the homes clean while under construction. I have also worked in a design center. I know too well that designers will forget to offer items. In my designer center, we had a sheet that we would mark off as we offered upgrades and you declined. I very seldom forgot to offer everything associated with a home right down to the adult height toilets. Now, If I knew some had reached their budget, I would still run down a list of options at the end before they signed off on the options just to cover my butt. I also made them sign the checkoff sheet so they couldn't come back later and say I didn't offer them something. I hope you are still enjoying your home. I found your video as I have been researching builders for my next job.

      Well, you probably work for the builder. We have been in our home a little over five months & it is FALLING APART!! See lawsuits filed against this builder!

    I had 2 homes built by Dan Ryan in the panhandle of wv my were built nicely. I also went every week to see the work and anything that was not right I would let them know

    I see DRB (or Dan Ryan Builders) is the same as Ryans Home. Nothing has change. My first home was a new build from Ryans Home and all the material is the lowest acceptable grade and the workmanship is horrible. Countless problems. I have spent so much money on this little townhouse that I would have done better buying another home years ago. Constant cracking of drywall, countless outdoor bugs (crickets, etc.) the first 1 year was coming thru the foundation. Wrong thickness of drywall used on one side of the townhome. Firewall on one side between myself and another neighbor is missing. When the neighbor takes a shower I can feel the moisture in my room. I can hear the neighbor's tea kettle whistle and when they turn their alarm system on or off. It is very bad because this neighbor is not a good neighbor. Poor design overall. I had to reconfigure my kitchen because they had kitchen cabinets at awkward angles. One cabinet was so long that you could put your whole arm in and still never reach the back of the cabinet. I would not advise anyone to buy from DRB or Ryan Homes or D.R. Horton. They are throwing these homes together at great speed with little to no customer service. I brought another home (that I regret not keeping) and they gave the BEST customer service from beginning to end and their construction were outstanding. That was Bozzuto.

    Never buy a Ryan home. Everyone I know who purchased one regretted it. So many issues to name ? They build homes with lots of square footage and features but the materials are cheap. Ive seen homes that were 5 years old but looked like they were 30 year old homes. Ive been trying to warn people for years not to buy from them. Your home will not hold up trust me. Ryan will never take responsibility either. ALWAYS ask who your builder is before you buy a home then research that builder. Stay away from Ryan, please, bad investment

      No. Don't buy a DR Horton house unless you want big structural problems.

    It seems that Dan Ryan is a horrible builder and should be avoided at all costs. One year later and my floors sound as those this is an old house. Soil at the side of my house keeps eroding every time rain falls. They failed to connect the gas line to my fireplace which almost took my whole family out when I turned the gas on and it filled up the basement, and the list goes on . I really regret buying from them and I hope people see your review and these comments before buying from them.
