    As an Irish man living in Lanzarote I can tell you it is not only this part of the world where people can’t afford homes, Ireland has had the problem for years.

      I was in Dublin in February, the price of everything is shocking. How are young people expected to get on the property ladder? I don't know how they're expected to eat, let alone pay the rent

      It's because our politicians can benefit from an influx of immigrants. Their friends running businesses get lower salaries and they get higher dividends from any investments, the politicians have homes that they can rent for higher and higher rents as supply dwindles, it boosts the economy through extra spending and they can say higher unemployment for PR and makes them look better in their elitist social circles that they took in immigrants. They do this because there's no consequences for their class, only benefits. Their kids go to private schools, they use private healthcare, they think they're "better than public transport" so they're not arsed about improving any of it for the increased capacity. Any consequences to the nation that accepts significant amounts of immigrants coming in they do not see. They live in a bubble and have no compassion or empathy for the struggles of the people they are elected to represent.
      Personal greed, corruption, incompetence and virtue signalling has brought us to this point. It's about time we change it forcibly.

    There are many areas of The UK that have suffered the same effects as Tenerife, Barcelona etc.😮
    For more than 40 years there have been "natives" unable to afford local housing. Devon being just one example. However, just about everyone is a tourist unless they never go on holiday or take a day out.

      It is amazing this young people can't afford homes ,I lived in Aberdeen in the 80,s and there was an oil boom on ,as a carpenter I could not afford a home so lived in a mobile home. Had a holiday in Devon and realised I could afford and there was work so I MOVED. Areas that are expensive for a reason .But in the uk if you were on minimum wage and you could get a mortgage 5 times income that's 100 thousand, most of the uk you could not buy a house for this money ,so you expect 30 million homes to take a massive hit so the few can buy .In the UK the biggest problem is the tories messed up the whole council home system ,affordable rent for low paid .who never drempt of home ownership.

      ​@@michaelbenton2518 Michael you might know this already but there has been a fall in property prices in Aberdeen and the shire. Folk around me are hoping the fall in prices has levelled off because a lot of them now have mortgages on houses that are worth a lot less than they paid. So you never know, you might come back to the north east! However it hasn't got any warmer.

    The people of Tenerife may be missing the pandemic days of 2020 when only 1.86 million tourists visited and 2.68 million in 2021. 5.82 million visited in 2022 though this was still less than the 5.93 million of 2017. Claims of a surge in tourism are not supported by the official data. Other than during Covid, there has been little change since 2015. Source: Statista. However the number of "digital nomads" has more than doubled from 10,000 to 23,000 since 2020. The vast majority of these are EU citizens who are perfectly entitled to live and work on Tenerife for as long as they wish. The so-called "locals" have no more right to live on Tenerife than any of the other 400+ million EU citizens. It's all part of the EU.

      Although they seem distracted by the tourism itself, they don't seem to realize they're actually wanting to protest costs and monetary policies and such. If they could still afford their costs of living they probably wouldn't be targeting tourism itself for protests. They would likely be feeling those effects even without tourism.

      I also wonder how many of the "Locals" actually are locals? If you go back 50 years the Canary Islands were sparsely populated and very poor. My brother in law has lived there for over 40 years but originally came from mainland Spain.

    Are they sure it is foreign tourists? We have our boat in a marina in a small Spanish town just inside Catalonia and a local told me that Spanish people that are able to work from home since Covid are taking advantage, thinking they may as well work from home in a nice place and have moved in to the town, so the locals are struggling to find rental properties. This place is not a holiday resort for English or other foreigners, it’s a very Spanish town

    The problem are Short Term Rentals (Airbnb et al) causing otherwise long term rentals being converted to what is essentially ghost hotel space. In North America, including Toronto, the city I live in, cities have finally clued into the massive, out of control disruption caused to the rental stock availability, strict rules significantly limiting the length of stay have been enacted, along with required registration by the property owner to rightfully enable the city to tax that otherwise hidden income. Crack down on the madness of Short Term Rentals and watch the vacancy rate in long term rentals climb, and the hotel industry will also add to the economy by expanding.

      Airbnb’s have contributed to the housing shortage in the UK, particularly in coastal towns. The effect is that many long term rental homes are now off the market and are used for Airbnb’s. Our government are completely ignoring the effects that this is having on the housing situation, also, no one considers the residents living near or next to these properties, who have no control over who rents them, so they can be disturbed by rowdy parties and nothing can be done

    Be good to stop the money laundering.I wish our Britsh Government did things like Spain.
    Plenty of greedy developers,big business,
    media owners and property developers here in Britain, whilst we have increasing foodbank usage amongst the ordinary population.

    If they go on hunger strike, it won’t bother the restaurants….. only tourists can afford to eat out 😂😂. I only eat in restaurants the locals eat in, as the food is much better & I always speak in Spanish. Speaking Spanish throws a few locals, but they tend to appreciate the money coming in!

You can still find a few family run restaurants that cater for locals here & there on the islands… not many & you need to be able to speak a fair bit of Spanish. I live in “real Spain” not a city & they only speak a murciano & Valenciano mix! one day when you can have a fairly descent “Broken Spanish” conversation with locals the younger ones start speaking English to you, to practice so they can leave & find better paid work! There’s no tourists here, only the influx of Foreigners buying their houses. Soon all of Spain will be multi cultural & the Younger Spanish will only use the rural properties for weekends & holidays

    This has happened in every tourist destination. Tourists force homes out of reach for local people. They feel abandoned by there own councils.

    Very strange that the islanders are complaining that tourism, which provides most of their employment, is stopping them from getting housing.
    Catch 22 situation with bans on tourism causing loss of employment along with lack of wages ending up with islanders having to leave the island on which they can't afford to rent or buy......

    I have seen articles where it is claimed that the biggest avenue for money laundering is the real estate industry. This particular article was centred on Australia and its focus was generally the push against cash .Some of the measures were claimed to be anti money laundering rules which is where the claim that the biggest source of money laundering is the real etate market.Possibly true in more places than just Spain and Australia

    Just to keep things real, currently on Idealista site, there are over 400 flats/houses for rent in Tenerife for under 1200 euros.
    Over 2000 places offered for sale under 200K.

      In other places in Spain you may find a similar flat/home under 500 a month to let or under 50k to buy. At minimum wage expect around 500 euros a month in practice and with work availability...

    No water shortage in the UK. Its rained most days since November 2023.
    Everyone welcome to stay in the UK without paperwork. Removal is extremely rare.
    Regarding canary Islands tourism. Lanzarote building new hotels 😂. CANARY ISLANDS GOVERNMENT WANTS MORE DIGITAL NOMADS DESPITE THE "HOUSING CRISIS". 😂

      Government haven’t employed enough civil servants to process the paperwork. Now they’re going to reduce the civil service by about 70k more. It’s what the brexiteers voted for after all because now the U.K. is out of the eu we can’t send the immigrants back to France anymore. They also want to be farm fruit and veggie pickers because we don’t let seasonal workers in now either.

    It is impossible to price someone out of their home. If you are renting, that's not your home. A renter is no different than a tourist or a digital nomad. And the homes are not even that expensive compared to mainland Europe, what is needed here, is social housing. No one is going to rent out their property with no rights for a pittance. Might as well put it on the market at that point and call it a day, that again, does not help the poorer locals one bit, they are not able to put together the money to buy these homes or get a loan from the bank.

      In Alicante, as the airbnb/apart hotel tourism moves ever more north of the historic tourist centre, locals, are forced out. Airbnb's can take in more in a week than a local paid for a months rent, blocks are bought, rents hiked & locals evicted. The independent small stores that served these locals close. There are now once busy barrios becoming "dead zones" of low value (to the city & citizens) tourism, I've watched it happen in 7 years

    I like Tenerife and go every couple of years. We never stay at hotels always at a privately owned apartments. This is more likely the reason for locals not being able to afford property as so many have bought multiple properties in the past to rent out. I went to 1 this year and the owner a Spanish woman owned 6 apartments in the same block.

    You can still buy water via a tanker, it’s just filling from the tap that is restricted in some areas. The town next to us is in restrictions, 200 litres per day per person on the Padron. A 15 minute shower is 150 litres and a washing machine cycle is 50 litres

      Southern Spain seems to be in complete denial of the water problem which isn't going to go away as the demand for water increases faster than nature can provide it. By now you would think that all pools close to the coast would be salt water pools. I know some are but many obviously aren't otherwise this wouldn't be a topic for conversation.

    Good take on the Tenerife tourist situation Stu. Apparently a national law was introduced in 2013 with the aim of limiting holiday occupation in tourist areas. However this law hasn't been enacted in the Canaries which I believe has led to more and more landlords renting out their properties for holiday lets to the detriment of local people.
    A solution to the problem could be to build more affordable housing, starting with the government buying up the many half-built abandoned apartment blocks around the island. I guess that's too easy though

    Planning consent is not being enforced, Air BnB is a business activity being carried out in residential properties. The same problems are all over Europe, not just the EU.

    Rather than blame greed, how about mentioning the almost complete absence of social housing for rent in Spain? The government could build affordable housing for locals if it wanted....

    This is interesting. They are complaining about tourism but what would they do without it? I’m going on a limp and I will say it’s a problem for the wealthy Spanish and they’re making it seem like it’s a problem for the entire people.

    They should have just made tax residence and actually having to reside in Spain as conditions of the golden visa. That would have resolved a lot of the concerns around money laundering and such.

    Remember it isn’t one property per Golden Visa, necessarily …it’s 500K worth of property per Visa, so it could easily be multiple properties and crowd out complete a building and blocks, especially if pooled with other Golden visas, buying blocks even. An SF couple couple easily slide in with 1M (high income earners) and take what would have been affordable few flats in choice iconic cities.

    Good report, thank you. We are planning to come to Spain in a couple of months, in our campervan, using recognised campsites. I hope we won't get stoned driving along the roads because we are tourists. If things get dodgy, i will drive to Greece instead or some other place.

    Basically, if you had the money for a Golden Visa then you have the money for a Non lucrative visa . . . Albeit that the process is more convoluted.

      Pity we can't pipe some water to your reservoirs free from Ireland. We never had so much of it. Golf courses most of times closed and farming extremely difficult since early autumn.

    The issues created by mass tourism, including the cost-of-living crisis, are bringing some islands to a tipping point. Some protesters in the Canary Islands have been protesting against brits living on the islands. Activists are calling on the government to curb tourism and stop the sales of homes to brits and others.

      It can't just be Brits. How many EU citizens have houses on the island? They have a right to do so as well. I was in Lanzarote a couple of years ago and it was a very mixed EU/British bag. Unfortunately, the islanders can't have it both ways.

    I wish these tourists would give country's like Spain a heads up, a mass organised boycott that would sort out the house prices, there's be no work for the locals to buy the cheap housing, but hey.

    Planning on visiting Tenerife this year, only second time abroad in my lifetime. I feel bad for the locals unhappy with elements of tourism (I am myself from a tourism dependent area), but c'est la vie. Capitalism always wins, for better or worse.

      Metered at the edge of your property, in our town hall they also remotely meter and send a man to investigate if you have a leak.

    Swimingpools do not need to be filled ever, the water circulates and is disinfected. A very very small amount evaporates. So this news doesn't make sense. Except ofcourse the homes and hotels that empty their swimingpool over winter, which is not so good for the pool. Greed is natural and will never diminish. The rules need to be changed with new laws so that all residents benefit from tourism.

    Golden visas get short term capital into one country, the visa owner is then able to migrate anywhere in the EU without benefit to their final destination country.

    Great show Stu. I couldn’t agree with you more when it comes to GREED. The Spanish people should be able work and live in their own country. They wait on investors/tourists and can’t enjoy their lives due to skyrocketing prices. Hasta la bye-bye to the Golden Visa. Often developers, big corporations and the wealthy feel they have a divine right to buy up other people’s land only to turn around and price them out of the market. This is not exclusive to Spain. Money is power.

    What exactly are the new water restrictions for private pools? Are you forbidden to top up a pool? Or is it that you can no longer empty and re-fill a pool? The facts are blurred by press hysteria.

      @craphead9842 Are you originally from an eu country? If you are, it is a different type or residency. Also, as far as I know, you can't vote on general elections.
      I've lived in Spain too for 19 years, since I was 2 years old, the type of residence I had being russian it is not the same as someone from an European country.
      These people aren't european originally. Therefore, their residency is different than yours. They won't be able to choose who will be the next president. Do you? Or are you only allowed to choose the mayor of your city or village?

      It makes no sense at all unless you are resented since the Lepanto Battle or refer to the poultry which indeed some times has a lot of water. Turkey still has a poor water management and cannot permit itself that in these times of growing agriculture, and drought there too.

    It's easy to understand why they don't want more tourism, it's Spain failing to diversify the income of the country, and nobody wants to go places where we're not welcome, it's never been a good idea to rely on mostly one kind of income, also, when going on holiday, or even moving to a new country, i don't want to go to some emigrant country, when in Spain, i want to see Spanish culture and Spanish people, if i can't, i don't come back, the weather is far from enough to make me come back, the world are really big, and there's plenty of places where we are welcome, until the Instagram pictures start spreading, and they get overrun, and can't afford to live where they were born.

    Politicians there have learned too well from the greedy politicians in the States. They like immigrants because they are cheap employees that don’t complain and they provide votes the politicians need to stay in power. They run up housing prices, make fairly paid jobs nonexistent and create overcrowding. Wealthy companies and politicians win, we all lose. Oh, in Las Canarias they make their money from tourists. You think there’s greed. I think there’s a poor fabric of laws to protect people. It’s not an accident. Here in the States it’s always the Marxists that complain about greed. I think that concern is totally misplaced.

    I would be careful with using the word "greed". It is usually in the eye of the beholder and has been used as a term to incite jealousy and revolution, as in the French and the Bolshevik.

    UK Tourists have vowed to "boycott" Spain after holidays were thrown into doubt by a new £97 rule.
    Spain now requires holidaymakers to prove they have enough money during their stay in the mainland, or Canary Islands and Balearics.
    The new rule means holidaymakers have to have €113.40 (£97) on hand every day if they visit Spain.
    But responding to the new rule and regulation for holidaymakers a boycott of Spain would lose Spain the income from 17 million visitors which is a lot of money to the Spanish economy.
